The permit documents have been reviewed and comments are listed below. Please respond in writing to each comment. Complete and clear responses will expedite the re -check and approval of this project. Please provide two revised plan sets with your response. ARCHITECTURAL COMMENTS: 1. Amend the plans to clearly show how the enclosed attic and enclosed rafter spaces formed where ceilings are applied directly to the underside of roof rafters will be provided with the required cross attic ventilation. C.R.0 Section R806.1. Provide calculations on the plans to show amount of cross ventilation is required for each separate enclosed attic area or enclosed rafter space. Also clearly show with details, etc. how the cross ventilation is being provided. Indicate required quantity of vents and specify type, net size and location of the vents being installed. C.R.C. Section 806.2. A. Minimum total net free area shall not be less than 1/150 of the area of the space being ventilated. (at the eave) B. The area in item A; may be reduced to 1/300 if at least 40 percent and not more that 50 percent of the required ventilating area is provided by ventilators located in the upper portion of the attic or rafter space. Upper ventilators shall be located no more than 3 feet below the ridge or highest point of the space. with the balance of the required ventilation provided by the eave or cornice vents. 2. Amend the plans to show that all 125 -volt, single-phase, 15 & 20 -ampere receptacles in the shop shall have (GFCI) ground -fault circuit -interrupter protection for personnel. C.E.C. Article 210.8(A). STRUCTURAL COMMENTS: 1. Please specify wall stud size and spacing. 2. Specify roof overhang dimensions and specify the eave framing size, spacing, and attachment. Detail 1/S-1 indicates per plan but the eave framing is not specified on the plans. 3. Please clarify attachment of the 2x6 outlookers to the BCI rafters on detail 2/S-1. 4. Please specify shear and uplift connections in shear transfer details 1/S-1 and 2/S-1. Is wall sheathing required to be continuous across the top of the top plates? If so, please indicate. Otherwise please specify connection of rafters and/or blocking to the top plates. 5. Please specify nailing required at top plate splices. 6. Please clarify header size required for the 6040 upper windows. Should these be 12" deep members per note 6-21 on sheet S-1? FLOOD ZONE COMMENTS: 1. Please reference the flood elevation certificate on the plans and show all requirements including adjacent grade elevations and required finished floor elevations, etc. Please.revise the footing details to show the slab constructed at the required elevation above grade. 2. How was the finish floor elevation of 103.0' that is shown on the foundation plan established? A note indicates "per flood elevation certificate" but this elevation is not indicated on the flood elevation certificate: 3. Please indicate in a prominent location on the plans that a building under construction flood elevation certificate is required prior to the frame inspection and a finished construction flood elevation certificate is required prior to final approval of the structure.
