Our solution is to convert the north living room wall (22') to be a shear panel per detail attached; relocate electrical sub panel; Relocate kitchen sink to new island cabinet; convert existing 3068 door to a 3040 window; convert 5040 window to 6068 French door set; Add new high efficiency luminaries in accordance with Table 150.OA. 2016 Cal Energy code, section 150.0(k); new kitchen cabinets, countertops and tile flooring; patch stucco around new window and door with foam and single coat stucco; add (3) 2040 skylights in kitchen (glass domes to be laminated over tempered) ! i r Ili z©l Basic Code Requirements (ICRC, CPC, CMC, CEC, CalGreen; Title 24 Energy) ❑ At least two 20 -amp small -appliance branch circuits are required and can only serve the required countertop, wall outlets, and the refrigerator. (CEC Arts 210.11(C)(1), 210- 52(6)(3)) Note: The circuits are not required to be upgraded if the sheetrock is not removed. ❑ Provide separate and dedicated circuits for dishwasher, garbage disposal, built-in microwave, and trash compactor. (CEC Art 210.11) ❑ Garbage disposal and dishwasher; plug connected with listed flexible cords (18 -in to 36 -in long for disposal; 36 -in to 48 -in long for dishwasher). Receptacles must be accessible - not behind the appliance. (CEC Arts 422-16(B)(1), (2)) ❑ GFCI protection required at these locations: (CEC Arts 210.8(A)(6), (7)) o For all receptacles serving kitchen countertop surfaces. o Receptacles within 6 -ft of a wet bar sink edge. (CMC 504.5) ❑ At least half the installed wattage of luminaires shall be high efficacy. Lighting inside a cabinet may not be included in the wattage calculation. (Energy Standards §150(k)3, §150(k)8, §150.2(b)I) The general lighting shall be controlled and switched separately from any other decorative low efficacy lighting such as screw-in incandescent recessed downlights, reflector lamps, etc. Screw -based lights are not considered energy efficient regardless if they are CFL's or not.
