Frame new wall on the new stem wall to enclose the garage( the new purposed family room). Plan to frame new windows where garage door was. Make all framing and plumbing and electrical up to code. Then insulate walls and ceiling. Hang drywall and tape and texture for a finished family room. Then along the perimeter, of carport cut back concrete enough • to pour hew stem wall to frame new exterior walls on. Which will create a seal so no water. will seep into building. We plan to keep all roof structure in place just frame walls up to the headers that are'there now to provide an enclosed garage area. The plan is to , sheet the exterior of walls with osb sheeting then moisture barrier then stucco walls to match.existing house stucco. On the inside of garage we plan to run new electrical to code and install insulation and drywall. Then tape and texture and paint for a finished garage. t New garage door will be installed with automatic opener. • Garage door opener shall be in accordance with u.1.325 c.r.c. section 309.4 + • Carbon monoxide alarms and smoke alarms shall be installed per c.r.c. section - R314.3 and R315.3 • Stucco , 1.
