HomeMy WebLinkAboutNotice for Pre-Application Neighborhood Meeting §Aft6tWW.RftM AUG 10 2015 MVIM CAUFORNIA NOTICE FOR PRE-APPLICATION NEIGHBORHOOD MEETING A pre-application neighborhood meeting will be held on Tuesday, Auigust 18, 2015, at 6:30 p.m. at 216 Centennial Avenue, (see attached map) regarding the following project- Avila Estates Vesting Tentative Subdivisi[on @MIS 15-031216 Centennial Avenue,APN 018-010-135-000. A request to subdivide a 7,13 acre parcel into 17 lots for development of single-family homes, creating a density of 2.4 dweHing units per acre. The site is located on the west side of Manzanita Avenue on land currently outside the City limits. The site is Prezoned Low Density Residential (2.1 to 7 units per acre) and in the R1-10 (Low Density Residential 10,000 square foot minirrium lot size) zoning district. Proposed lot sizes range from 10,011 to 24,477 square feet with: an average lot size of 12,788 square feet. The project will require annexation into the City. Access to the proposed subdivision would be from a single location along Manzanita Avenue with additional emergency vehicle and bicycle access available via an existing and improved 14-foot wide easement to Centennial Avenue. The project proposes to improve localized area flooding by diverting storm water runoff from an approximate 108-acre watershed east of Manzanita Avenue through a proposed bioswale and underground system along Manzanita Avenue to an existing outfall structure constructed as part of the City's Manzanita Corridor Widening project. Onsite storm drainage will be treated for water quality and the subdivision storm water runoff rates Will be limited to pre-development rates. This project will require processing an initial study and mitigated negative declaration for environmental review, A pre-application neighborhood meeting is required for ail discretionary land use entitlements that m6ll need City of Chico Planning Commission or City COUncil approval. This meeting is intended to provide an opportunity for neighbors to meet with the project proponents to review and comment on the site plan and clarify the proposal in advance of any formal hearing.
