AN ORDINANCE OF THE COUNTY OF BUTTE, STATE OF
CALIFORNIA, ZONING A PORTION OF SAID COUNTY
PURSUANT TO ORDINANCE NOS. 475, 522 and 676 OF SAID
COUNTY, AND AMENDING A-R ORDINANCE NO. 619

PURPOSE OF CLASSIFICATION: The principal objective and purpose
to be served by this classification and its application is to treat
a living environment to the highest standards for single-dwellings
by means of the standards and requirements set forth herein and re-
~,gard too minimum lot area., yards and open spaces required to be
maintained, but to permit a form of domestic economy involving.a
combination of a single-family dwelling and premises. A related
consideration is to make it.possib-le to more efficiently and. eco-
nomically design,-.install• and maintain all physical public service
facilities in terms of size_and capacity to 'adequately and perma-
nently meet needs resulting from a defined intensity of land use.
Now, therefore, the Board of Supervisors of the County of Butte.
State of California, da ordain as follows:
SECTION 1i The~hereir~after described area situate in .the County
of Butte, State of California shall be and it`~.s hereby .zoned as an
"R-1 A&C" {Minimum-Density Single-Family Dwelling, Arts & Crafts an
Professional Classification) District, and such area shall be sub-
ject to the restrictions and restrictee~ uses. and regulations here-
inafter specified and provided. Said area so zoned being located
in the unincorporated area of Butte County, Paradise, California,
particularly described as follows:
As shown on map attached and as shown on Butte
County Map No. 6A in the Office of the Butte.
County Planning Commission and in the Off~.ce:
of the Butte County Clerk.
SECTION 2. Regulations for °R-1 A&C" District: The following
regulations shall apply in an "R--1 A&C District:
2.1 USES PERMITTED:
a. Single-family dwellings, not including tents or
trailers.
b. Accessory buildings pertinent to the permitted uses.
c. The following uses are considered to be accessory
uses and are permitted in an R-1 A&C zone only when conducted on
the premises with a residence occupied and used as a residence by
the proprietor of such use, and no disp~.ay or display window
visible from a street shall be permitted:
1. Domestic arts and crafts, including, but not
limited to the following:
a. ceramics,
b. needlework,.
c. dressmaking,
d. art studio, including photography,,
e. lapidarist; and
2. Professional services shall conform to the

c, Not to. exceed two {2)' parking spaces in
addition to those required for dwelling,
provided such parking spaces shall not be

2.2 MZNI~f,~M LOT AREA:
Minimum required area of a lot per dwelling unit shall
snot less than eight thousand, one hundred twenty--f~.ve {8,125)
(square feet.
2.3 MINIMUM LOT WIDTH;
Minimum lot width shall not be less than sixty-five

2.4 MINIMUM FRONT YARD;
Minimum front yard shall be fifty (5U) feet from the
centerline of the road, except where the road is classified by the
County as a Federal Aid Secondary Road, the minimum building set-
back required shall be fifty-five (55) feet from the centerline of
said road.
2.S MINIMUM SIDE YARDS:
.Minimum side yards shall not be less than five (S) feet.
SECTION 3,
All uses of land within the district not specifically author-
ized and permitted in Section 2 are prohibited.
SECTION 4.
In compliance yith the provisions of the Zoning Enabling Ordinance
the same is hereby amended by adding to Section 5 thereof,-this
ordinance in full.
SECTION 5.
The penalties for the violation of the zoning hereby imposed
within the district shall be as provided in the Zoning Enabling
Ordinance. In compliance with the provisions of the Zoning Enablinc_
Ordinance this ordinance shall be from and after its effective date
become a supplement to and part of the Zoning Enabling Ordinance.
SECTION 6.
This Ordinance sh X11 be and it is hereby declared to be in full
force from and after thirty {30) days after the date of its passage,
and before the expiration of fifteen {15) days after tis passage
this ordinance shah. be published once with the names of the member:
of the Board voting for and against it in the Paradise Post
a newspaper published in the County of Butte, State of Cala.fornxa.
