Z~0 , AN ORDINANCE ZONING A PORTION OF THE COUNTY OF BUTTE, STATE OF CALIFORNIA, PURSUANT TO ORDINANCE N05. 475., 522 and 676 OF SAID COUNTX The Hoard of Supervisors of the County of Butte, State of Cali- fornia, under and pursuant to Ordinance No. 475 of said County as amended by Ordinance. Nos. 522 and 676, DO ORDAIN as follows: SECTION 1. 7'he hereinafter described area situate in the County of Butte, State of California, shall be and is hereby zoned as a "C-2" (General Commercial) District as hereinafter described and subject to a.ll of the restricted uses applicable to the uses of a "C-2" District, said area so zoned being located in the unincor- porated-area of Butte County, north of the City of Chico, described as follows: As shown by Map 2 &' Exhibst;,.'A`; attached and shown by Butte County naps in the office of the Butte County Planning Commission. SECTION 2. The following regulations shall apply,_in a "C-2" (General Commercial) District: 2.1 USES PERMITTED:. a. Dwellings and dwelling groups, st:bject to the building site area, .lot width and yard requirements specified for residential districts. b. All uses permitted in °C-1" (Light Commercial} Districts. c. General commercial-uses including art shops,. aviaries, bar and cocktail lounges, billiard parlors and pool halls, bowling alleys; building material (retail), cleaning and pressing estab- iishments, dance halls, interior decorating shops, employment agen- cies, governmental legislative buildings, gymnasiums, public com- mercial or physical cultural studios, hospitals, hotels and motels, laboratories and x-ray facilities, massage parlors and reducing salons, equipment rentals, pet shops,, used car lots, repair garages, auto car washes, plumbing shops, cabinet shops and other retail establishments when interpreted as similar. d. Accessory uses and buildings pertinent to a permitted use. 2.2 LOT WIDTH REQUIRED: Minimum lot width shall not be less than. twenty-five (25) feet. The lot width requirements for residential dwellings shall confarn to the requirements for any residential zone. ', 2.3 FRONT YARD REQUIRED: None, except buildings and structures shall be fifty (50) feet from the centerline of the road, except. where the .road is classified as a Federal Aid 5econd~.z~- and then ', the minimum setback shall be fifty-f~.ve (55) feet from the centerlir, of said road. 2.4 SIDE YARD REQUIREMENTS: None, except were the side of a loth abuts upon the side of a lot in an "R" District, in which case the abuting side yard shall not be less than five (5) feet; and except ~ where the side yard on the street side of a corner lot abuts on an ', "R" District, in which case the side yard on the street side shall be one-half the front yard required in such "R" Districts. The side yard requirements for residential dwellings shall con- form to the Yequirements for-any residential zone. 2.5 REAR YARD REQUIREN~NTS: Twelve (12) feet, or five (5) feet ~! adjacent to an alley. I~ 2.6 THE FOLLOWING USES SUBJECT TO SECURING A USE PERMIT IN EACH ', CASE : ~ ~ a. Welding shops. \ b. Manufacturing of cl thing, handicraft products, printing, lithographing and other l~~t manufacturing or industrial uses of similar character. c. Public or quasi-public uses including churches. d. '~~ SECTION 3. The penalties for violation of the zoning hereby im- posed upon said District shall be as provided in the said Zoning Enabling Ordinance .SECTION 4. In compliance with the .provisions of said Zoning Enabling Ordinance No. X75, the same is amended by adding to Sectio: 5 thereof, this Ordinance in full. SECTION 5. This Ordinance shall be and it is hereby declared to be in full force and effect from and after thirty (30) days after . the date of its passage; and before the expiration of fifteen (15) days after its passage this Ordinance shall be published once with the names of the members of the Board of Supervisors voting for and against it in the Chico Enterprise a newspaper published in the County of Butte, State of Calzfornia.'
