AIv ORDINANCE ZONING A PORTION OF THE COUD7TY
OF BUTTE, STATE OF CALIFORNIA, PURSUANT TO
ORDINT~~ICE NOS. 475, 522 and 676 OF SAID COUNTY
The Board of Supervisors of the County of Butte, State of Cali-
fornia, under and pursuant to Ordinance No. 475 of said County as
amended by Ordinance Nos. 522 and 676, DOES ORDAIN as follows:
SECTION 1. The hereinafter described area situate in the County
of Butte, State of California, shall be and is hereby zoned as a
"C-2" (General Commercial) District as hereinafter described and
subject to all of the restricted uses applicable to the uses of a
"C-2" District, said area so zoned being located in the unincor-
porated area of Butte County, east of the City of Oroville, de-
scribed as follows:
Being a portion of Lots 148, 149, 150 & 158, "Oroville Wyan-
dotte Fruitlands, Unit No. 5" per map recorded in the office of the
Recorder, County of Butte, .State of California, in Map Book 8 on
page 37A; also a portion of Section 18, T. 19, North, Range 5E,
M.D.B.&b1., commencing at engineer's centerline Station 268+01.01,
District III, BUT 759 (Olive Highway), from which point the north-
west corner of said "Oroville Wyandotte Fruitlands, Unit No. 5"
,bears north 00 10' east a distance of 308.06'; thence north 770 11'
',west along said engineer's centerline to Station 253+93 to the true
jpoint of beginning of a parcel of land 350 feet wide lying north of
'the following described centerline: south 770 11' east along said
engineer's centerline 125 feet; thence continuing said parcel of
land 350 feet north and 350 south of said engineer's centerline
south .770 ll' east, a distance of 1795.77 feet {engineer's center-
line stat~,fln;.273+13.77 to the beginning of a curve, concave to the
northwest, having a radius of 1400 feet through a central angle of
330 40', an arc length of 822.63 feet (engineer's centerline
station 281+36.40).
SECTION 2. The following regulations shall apply in a "C=2"
(General Commercial) District:
2.1 USES PERMITTED:
a. Dwellings and dwelling groups, subject to the building
site area, lot width and yard requirements specified for residential
districts.
b. All uses permitted in "C-1" (Light Commercial) Districts.
c. General commercial uses including art shops, aviaries,
bar and cocktail lounges, billiard parlors and pool halls, bowling
alleys, building material (retail}, cleaning and pressing estab-
lishments, dance halls, interior decorating shops, employment agen-
cies, governmental legislative buildings, gymnasiums, public com-
mercial or physical cultural studios, hospitals, hotels and motels,
laboratories and x-ray facilities, massage .parlors ,.and reducing
salons, equipment rentals, pet shops, used car lots, repair garages,
auto car washes, plumbing shops, cabinet shops and other retail
establishments when interpreted as similar.
d. Accessory uses and buildings pertinent to a permitted use
2.2 LOT WIDTH REQUIRED: a'~iinimum lot width shall not be less than
29 twenty-five (25) feet.
The lot width requirements for residential dwellings shall
30 conform to the requirements for any residential zone.
31 2.3 FROidT YARD REQUIRED: None, excevt.b~~ildings and structures
shall be fifty (50) feet from=the centerl~:ne-~of"the:raad;.:except
32 here the road is classified as a Federal Aid Secondary and then
the minimum setback shall be fifty-five (55) feet from the center-
. line of said road.

2.4 SIDE YARD REQUIREMENTS: None, except where the side of clot
abuts upon the side of a lot in an "R" District, in which case the
abating side .yard shall not be less than five {5) feet; and except
where-the side yard an the street side of a corner lot abuts on an
"R" District, in which case the side yard on the street side shat l
be one-half the front yard required in such "R" Districts.
The side yard requirements for residential dwellings shall
nonfarm to the requirements for any residential zone.
2.5 REAR YARD REQUIREMENTS: Twelve (12) feet, or five (5) feet
adjacent to an alley.
2.6 THE FOLLOWING USES SUBJECT TO SECURING A USE PERMIT IN
EACH CASE:
a. Welding shops.
b. Manufacturing of clothing, handicraft projects, print-
ing, lithographing and other light manufacturing or industrial uses.

a. Public or quasi-public uses, including churches.
d. Service stations, drive-in restaurants, kennels and
small animal hospitals and mortuaries.
SECTION 3. The penalties far violation of the zoning hereby im-
posed upon said District shall be as provided. in the said Zoning
Enabling Ordinance.
SECTION 4. In compliance with the provisions of said Zoning
Enabling Ordinance No. 475, the same is amended by adding to
Section 5 thereof, this Ordinance in full.
SECTION 5. This Ordinance..shall be and it is hereby declared to
be in full force and effect from ands-after thirty (30):days- after`
the date of its passage.; and. before the expiration of fifteen(i5)
days after its passage. this Ordinance shall be published anne with
the names. of the members of the Board of Supervisors voting for and
against it in the Orovi,lle Mercurx , a newspaper pub-
lished in the County of Butte, State of California.
PASSED and ADOPTED by the Board of Supervisors of the County of
Butte, State of California, this lst day of April 1969,
by the fallowing vote:
