ORDNANCE N0. 1022
AN ORDINANCE OF TIME COUNTY OF BUTTE, STATE OF
CALIFORNIA, ZONING A PORTION OF SAID COUNTY
PURSUANT TO ORDINANCE N05. 475, 522 and 676
OF SAI17 COUNTY
The Board of Supervisors of the County of Butte, State of Cali-
fornia, under and pursuant to Ordinance No. 475 of said County,
being the Zoning Enabling Ordinance as amended by Ordinance Nos. 52:
and 676, bOES ORDAIN as follows:
SECTION 1. The hereinafter described area situate in the County
of Butte, State of California, shall be and it is hereby zoned as ar,
"R-3" (Medium-Density Residential) District and such area shall be
subject to the restrictions and restricted uses and regulations
hereinafter specified and provided. Said area so zoned being
located in the. unincorporated area of Bute County, Chico, Cali-
fornia, and particularly described as follows:
Being a portion of Lot 13, Hobart Subdivision per map recordec
in the office of the .Recorder, County of Butte, State of California,
in Map Book 4 on page 24; Beginning at the west corner of said Lat
13; thence southeasterly along the westerly line of said Lot 13, a
distance of 235 feet; thence easterly and parallel with the north-
westerly line of said Lot 13, a distance of 215 feet; thence south-
easterly and parallel with the westerly line of said Lot 13, a dis-
tance of 110 feet; thence northeasterly and parallel with the
southeasterly line of said Lot 13, a distance of 115 feet; thence
northwesterly and parallel with the westerly line of said Lot 13, a
distance of 15 feet; thence northeasterly and parallel with the
southeasterly line of said Lot 13, a distance of 330 feet?~to':the
easterly line of said Lot 13; thence northwesterly along the easter-
ly line of said Lot 13 to the north corner of said Lot 13; thence
southwesterly along the northwesterly line of said Lot 13 to west
corner of said Lot 13, also being the point of beginning.
SECTION 2. REGULATIONS FOR AN "R-3" DISTRICT:
The following regulations shall apply in an "R-3" District:
2.1 USES. PERMITTED:
a. One-family dwellings, two-family dwellings and multi-
family dwellings, not including tents o~ trailers.
b. Accessory buildings pertinent to the per~itted uses.
c. Household pets (but not including livestock, poultry or
poisonous reptiles).
2.2 LOT AREA REQUIRED:
a. Minimum required area of a lot shall not be less than
eight thousand, one hundred twenty-five (8,125) square feet.
2.3 LOT WID~`Ii REQUIRED:
a. Minimum lot width shall not be less than sixty-five
(65) feet.
2.4 FR_ ONT YARD REQUII',ED:
a. Minimum front yard shall ;:dot be less than fifty (50)
feet from the centerline of the road, except where the road is
classified by the County as a Federal Aid Secondary Road the mini-
mum building setback requirement shall be fifty-five (55) feet from
,the centerline of said road.

2.5 SIDE YARDS REQUIREMENT:
a. Minimum side yards shall not be less than five (5} feet.
2.6 OFI~-STREET PARKING:
a. Off-street parking shall be provided on the basis of
{1) parking space for each dwelling unit.
2.7 The following uses subject to the securing of a use permit
in each case:
a. Golf courses at~d country clubs.
b. Public and quasi-public uses including churches, f~re-
houses, hospitals, parks and playgrounds, schools and public utili
buildings.
SECTION 3. Ali uses of land within the Aistrict not specifi
authorized and permitted in Section 2 are prohibited.
SECTION 4. In compliance with the provisions of said Enabling
.Ordinance, the same is hereby amended by and adding to Section 5
thereof,•this Ordinance in full.
SECTION 5. -The penalties for the violation of the zoning hereby
imposed within the bistrict shall be as provided in the Zoning En-
abling Ordiiaa.nce. In compliance with tine provisions of the Zoning
.Enabling Ordinance, this Ordinance shall from and after its effect-
ive date become a supplement to and part of the Zoning Enabling
!,Ordinance.
SECTION 6. This Ordinance-shall be and it is hereby declared to
be in full force and effect from and after thirty (30) days after
the date of its passage; and before the expiration of fifteen (15)
days after i•ts passage, this Ordinance shall be published once with
the names of the members of the Board of Supervisors voting for and
against it in the ~~~~ H±Y,tArnr3 Ge , a newspaper pub-
lished in the County o~ Butte, State of California.
