HomeMy WebLinkAbout1041 3 4' b e 7 8 9 10 11 12 13 14 15 18 17 18 19 20 21 22 23 24 25 28 27 28 29 30 31 32 ORDINANCE N0. 1041 AN ORDINANCE OF THE COUNTY flF BUTTE, STATE OF CALIFORNIA, ZONiNO A PORTION OF SAID COUNTY PURSUANT TO ORDINANCE NUMBERS 475, 522 AND 676 OF SAID COUNTY The Board of Supervisors of the County of Butte, State of Calif- ornia, DO ORDAIN as follows: SECTION 1. The hereinafter described area situate in the County of Butte, State of California, shall be and it is hereby zoned as an "R-1 A&C" (Minimum-Density Single-Family Dwelling, Arts & Crafts and Professional Classification)-District, and such area shall be subject to the restrictions and restricted uses and regulations hereinafter Specified and provided. Said area so zoned being located in the un incorporated area of Butte County, Paradise, California, particularly described as follows: A portion of "Central Park Subdivision" per map recorded in Map Book 14 on page 35 in the office of-the Recorder, County of Butte, State of California; Lots 1 through and including Lot 42, all in said "Central Park Subdivision." SECTION 2. Regulations for "R-1 A&C" District: The following regulations shall apply in an "R-1 A&C" District: 2.1 USES PERMITTED: a. Single-family dwellings, not including tents or trailers, b. Accessory buildings pertinent to the permitted usas. c. The following uses are considered to be accessary uses and are permitted in R-1 A&C zone only when conducted on the premises with a residence occupied and used as a residence by the proprietor of such use, and no dis- play or display window visible from a street shall be permitted: 1. Domestic arts and crafts, including, but not limited to the following: a. ceramics, b. needlework, c. dressmaking, d. art studio, including photography, e. lapidarist; and 2. Professional services shall conform to the following conditions a. Not more than one {1) employee or assistant is engaged for work or service on the premises in connection with such uses. b. One {1) single-faced, unlighted sign shall not exceed three (3) square-feet in area used exclusively to advertise products made, services rendered or business conducted on the premises,ar such signs shall not be locoted in any re- qui red yard. c. Not to exceed two (2) parking spaces in addition to those required for dwelling, provided such parking spaces shall not be located in any re- quired yard of open space. d 1 2 3 4 s 6 9 8 9 10 11 12 13 14 15 16 17 18 19 20 21 22 23 24 25 26 2'7 28~ 29 30 31 32 2.2 MINIMUM LOT AREA: Minimum rewired area of a lot per dwelling unit shall. be not less than eight thousand, one hundred twenty-five {8,125} square feet. 2.3 .MINIMUM LOT WIDTH: Minimum lot width shall nat be less than sixty-five (65) feet. 2.4 MINIMUM FRONT YARD: Minimum front yard shall be fifty (50) feet from the centerline of the road, except where the road is classified by the County as a Federal Aid Secondary Raad, the minimum building setback re- quired shall be fifty five (55) feet from the centerline of said road. 2.5 MINIMUM SIDE YARp: Minimum side yards shall not be less than five (5) feet. SECTIOht 3. All uses of land within ttie district not specifically authorized and permitted in Section 2 are prghibited. SECTION 4. In compliance with the provisions of the Zoning Enabling Ordin- ance the same is hereby amended by adding to Section 5 thereof, this ordinance in full. SECTION 5. The penalties for the violation of the zoning hereby imposed within the district shall be as provided in the Zoning Enabling Ordinance. In compliance with the provisions of the Zoning Enabling Ordinance this ordinance shall be from and after its ef- fective date become a supplement to and part of the Zoning Enabling Ordinance. SECTION 6. This ordinance shall be and it is hereby declared to be in full force from and after thirty (30) days after the date of its pas- sage, anal before the expiration of fifteen (15) days after its passage this ordinance Shall be published once with the names of the members of the Board voting far and against it in the Paradise Post, a newspaper published in the County of Butte, State of Calif- ornia. PASSED AND ADOPTED by the Board of supervisors of the County of Butte, State of California this sth day of July, 1969, by the following vote: AYES: Supervisors Dunaway Howsden Maxon, Reynolds and Chairman McKillop NOES: None ABSENT: None NOT VOTING: None r J J.
