AND ESTABLISHING REGULATIONS FOR THE USE OF LAND AND THE CONSTRUCTION AND USES OF BUILDINGS IN S-1 DISTRICTS The Board of Supervisors of the County of Butte, State of California, under and pursuant to Ordinance No. 475, as amended, and declaring an emergency DOES ORDAIN as follows: SECTION 1. The hereinafter described area situate in the County of 10 lI 12 13 14 15 16 17 18 19 20 21 22 23 24 2S 26 27' 28 29 30 31 32 II Butte, State of California, shall be and it is hereby ;zoned as an "S-1" (Medium-Density Suburban Residential) District and such area shall be subject to the restrictions and restricted uses and regulations hereinafter specified and provided. Said area so zone being located in the unincorporated area of Butte County. SECTION 2, REGULATIONS FOR AN "S-1" DISTRICT. The following regulations shall apply in an "S-1" District: 2.1 USES PERMITTED: a. Single-family dwellings, not including tents or trailers. 4. 1 b. Accessory buildings pertinent to the permitted ~ uses. 3 2.2 Agricultural uses, escept livestock, subject to the 4 following requirements: 5 a. For each horse or head of cattle over one year 6 of age, one'(1} acre. ~ b. For each head of swine over ten weeks of age, $ one (1) acre. 9 c. For each head of sheep or goats, one (1) acre 10 for the first head and one half (1/2) acre for I1 each head thereafter. 12 2.3 LOT AREA: 13 Minimum required area of a lot per dwelling unit 1~ shall not be less than eight thousand, one hundred 15 twenty-five (8,125) square feet. 16 2.4 LOT WIDTH: 17 Minimum lot width shall not be less than sixty-five 18 (fi5) feet. 19 2.5 FRONT YARD: 20 Minimum front yard shall be fifty (50) feet from 21 the centerline of the road, except where the road 28 is Classified by the County as a Federal Aid Secondary 23 Road, the minimum building setback requirement shall 24 be fifty-five (55) feet from the centerline of said 25 road. 26 SECTION 3. 27 THE FOLLOWING USES SUB,7ECT TO SECURING A USE PERMIT IN 28 EACH CASE 29 a. Public and quasi-public uses, including churches. 30 b,. Hospitals, parks and playgrounds, schools and public 31 utility buildings. 32 f i i i 5. 1 SECTION 4 2 All uses of land within the district not specifically 3 authorized and permitted in Section 2 are prohibited. 4 SECTION 5. 5 In compliance with the provisions of said Zoning Enabling 6 Ordinance, the same is hereby amended by and adding to Section 7 6 thereof this Ordinance in full. 8 SECT TON 6. 9 The penalties for the violation of the zoning hereby 10 imposed within the district shall be as provided in the Zoning 11 Enabling Crdinance.
