AN ORDINANCE OF TIE COUNTX OF BUTTE, STATE OF
CALIFORNIA, ZONING A PORTION OF SAID COUNTX
PURSUANT TO ORDINANCE NO. 475 OF SAID COUNTX

The Board of Supervisors of the, County of Butte, State

of California, under and pursuant to Ordinance No. 475 of said

'~ County, being the Zoning Enabling Ordinance, as amended do ordain

as follows:

sECTION I.
s
The hereinafter described area situate in the County of
7'
Butte, State of California, shall be and it is hereby coned as
8
an "A-R" (Agricultural-Residential) District and such area shall
9,
be subject to the restrictions and restricted uses and regulations
10
hereinafter specified and provided. Said area so zoned being
11
located in the unincorporated area of Butte County, northwest of
12
the City of Chico, California, and:
13
Being portions of the "Esmeralda Tract" per map re-
14 corded map book 1 on page 33; and all of "Almond Ranch
Subdivision No. 1", per map recorded in map book 20
15 on pages 49 & 50; "Almond Ranch Subdivision No. 2,"
per map recorded in map book 21 on pages 4 & 5;
16 "Almond Ranch Subdivision Na. 3", per map recorded in
map book 22 on pages 3 & 4; "Almond Ranch Subdivision
1T No. 4", per map recorded in map book 23 on pages 23
& 24 and a portion of "Burson Tract" per map retarded
18 in map book 7 on page 14; all maps recorded in the
Office of the Recorded, County of Butte, State of
!19 California; more particularly described as follows:
20 A11 of said "Almond Ranch No. 1"
!21 A11 of said "Almond Ranch No. 2"
22 A11 of said "Almond Ranch No. 3"
23 All of said "Almond Ranch No. 4"
',24 The easterly 369.6 ft. of Lot 2 of said "Esmeralda
Tract", the easterly 369.6 ft. of Lot 3 of said
2S "Esmeralda Tract"; Ali of Lot 6 and Lot 7 of said
"Esmeralda Tract," that portion Lot 9, Lat 10 and Lot
26 11, said "Esmeralda Tract" lying west of state High-
' way 99; the southerly 30 ft. of Shasta Avenue abandon,
27 1904,1 OR 41, lying adjacent to northerly line of
Lot 7 and that portion of Lot 11 said "Esmeralda Tract"
28 lying westerly of State Hwy. 99.
29 All that portion of Lot 3, said "Burson Tract" lying
westerly of State Hwy 99. The easterly 330 feet of Lot
30 S, said "Burson Tract."
31 SECTION 2. REGULATIONS FOR AN "A-R" DISTRICT.
32 The following regulations shall apply in an "A-R" Districts
l 2.1 Uses permitted
2! a. Single family dwellings, not including tents or
3' trailers,
4' b. Accessory buildings pertinent to the permitted
'S uses ,
8! c. Agricultural uses, and
~' d. Livestock, subject to requirements as folbws:
'8 1. Minimum lot area to be devoted to residential
9 use shall be not less than eight thousand one
10 hundred. twenty-five (8,125) square feet;
Il 2. exclusive of the area devoted to the residential
12 use, the following lot or parcel areas shall be
13 required for each animal raised orkept on the
14 premises:
i$ a. For each horse or head of cattle over one
16 (1) year of age - eight thousand ane hundred
17 twenty-five (8,125) square feet,
28 b. For each head of swine over ten (10) weeks
of age - eight thousand one hundred twenty-

2~ five (8,125) square feet,
2I c. For each head of sheep or goats - two
22 thousand (2,000) square feet.
23 2.2 The following uses subject to securing a use permit in
24 each case:
25 a. Duplex dwellings and multiple family dwellings,
26 b. Golf courses, country clubs, if permitted, would
27 permit accessory uses such as driving range, pro
28 shop, cocktail bar, restaurant,
'.29 c. Public and quasi-public uses including churches,
' firehouses, hospitals, parks and playgrounds, school ,

31 and public utility buildings,

1 d. Commercial poultry farming and livestock farming,
2 e. Veterinary clinics, outpatient,
3 f. Nurseries and plant gardens,
,¢ 2.3 Minimum building area required - eight thousand one
~ hundred twenty-five (8,125) square feet.
g': 2.4 Minimum building site width required - sixty-five (65)
q feet.
g 2.5 Minimum front yard required - fifty (50) feet from the
g centerline of the road.
10 2.6 Minimum side yard requirement - five (5) feet.
11' SECTION 3.
12; All uses of land within the district not specifically
lg authorized and permitted in Section 2 are prohibited.
14, SECTION 4.
15 In compliance with the provisions of said Zoning Enabling
16 Ordinance, the same is hereby amended by adding to Section 5
17 thereof this Ordinance in full.
lg SECTION 5.
19 The penalties for the violation of the zoning hereby imposed
20 within the district shall be as provided in the Zoning Enabling
21 Ordinance. In compliance with the Provisions of the Zoning
22 Enabling Ordinance, this Ordinance shall from and after its
23 effective date become a supplement to and part of the Zoning
2~k': Enabling Ordinance.
23' SECTION 6.
2g This Ordinance shall be and it is hereby declared to be in
27, full force and effect from and after thirty (30) days after the
28 date of its passage and before the expiration of fifteen (15)
29 days after its passage, this Ordinance shall be published once
gO with the names of the members of the Board voting for and
3~, against it in the Chico Enterprise-Record, a newspaper published
32 in. the County of Butte, State of California.
