PURPOSE OF CLASSIFICATION. The principal objective and pur- pose to be served by this classification and its application is to make available areas in their natural state for residential outdoor living and recreation, and to provide far the controlled exploitation of native materials, all conducted in such a manner as will tend to preserve, for continuing use, the original natural ',characteristics of the area. NOW, THEREFORE, The Board of Supervisors of the County of Butte, State of California, DO ORDAIN as follows: Section 1. THe hereinbelow described area situate in the County of Butte, State of California, shall be and is hereby zoned as an "M-R" (Mountain or Recreation Subdivision-Residential) District, and such area shall be subject to the restrictions and uses and regulations hereinafter specified and provided, said areas so zoned being located in the unincorporated area of Butte County, State of California, particularly described as follows: The east half of the southwest quarter, the south half of the northeast quarter and the southeast quarter of Section 22, T19N R5E, biDB&M; All that portion of Section 23, T19N R5E lying south of the Oroville Forbestown Road excepting therefrom the east half of the northeast quarter; and the north- west quarter of the northwest quarter; and that piece or parcel of land in the southwest quarter of the northeast quarter lyrang between Forbestown Road and Black Bart Raad. The south half of the south half of the southwest quarter of the southwest quarter of Section 24, T19N R5E, and all that portion of east half of the southwest quarter of said Section 24 lying south of "Black Sart Road"; and the southeast quarter of said Section 24; All of Section 25, T19N R5E, MDB&M, excepting therefrom the southeast quarter of the northeast quarter and the northeast quarter of the southeast quarter; All of Section 25, T19N R5E, MDB&M. The east half of west half of Section 27, the east half of Section 27; all in T19N R5E, MDB&M. The northeast quarter of the northeast quarter Section 34 T19N R5E, MDB&M; All of Section 35, T19N R5E, MDB&M excepting therefrom the southwest quarter of the southeast quarter. 1 A11 of Section 36, T19N R5E, MDB&M, excepting therefrom the northeast quarter of the northeast quarter; 2 The southwest quarter of the south east quarter of the 3 northwest quarter of Section 1, ~'~.&~+ R5E, MDB&M; 4 The southeast quarter and the northwest quarter and the east half of the southwest quarter of Section 2, T18N 5:' R5E, MDB&M; 6 A11 of Section 10 and Section 11, T18N R5E, MDB&M. 7 Containing 5,350 acres M/L. 8' Section 2. The following regulations shall apply in an "M-R" District; 9: 2.1 USES PERMITTED: 10 a. Agricultural and Forestry .experimental areas; 11 b. Arboretums; 12 c. Harvesting of wild crops, timber or such as marsh 13 hay, ferns, moss and berries; 14 d. Mining; 15 e. PedestriaSh and equestrian trails; 16 f. Single family dwellings; 17 contaa.ning not less than 500 sq. ft. of living area g. One mobile home /on an individual lot or site; 28 , . . 2.2 USES PERMITTED SUBJECT TO SECURING A USE PERMIT 19 IN EACH CASE: 20 a. Golf Courses, country clubs, together with accessory 21 uses such as driving range, pro shop, cocktail 22 lounge, restaurant; 23 b. Public and quasi-public uses; 24 c. Campgrounds, such as Boy Scout, Girl Scout, Church, 23 Y.M.C.A., or similar, non-profit enterprises, when 28: located on sites of not less than five (5) acres; 27 d. Hunting and fishing camps and gun clubs when 28 located on sites of not less than five (5) acres; 29 e. i,ogging, and the practice of forestry; 30 f. Riding academies when located on sites not less 3 1. than five (5) acres. {public stable-would be 32 commercial) -2- 1 2.3 MINIMUM LOT AREA: One Half Acre. 2 2.4 MINIMUM FRONT YARD REQUIRED: Minimum front yard g' shall be fifty (50) feet from the centerlinE of the road, except where the~~•roadlis classified by the County as a Federal Aid 5 Secondary Road, the minimum building setback requirement shall be g fifty-five (55) feet from the centerline of said road. 7' 2.5 MINIMUM LOT WIDTH REQUIRED: Minimum lot width g; shall not be less than one hundred (100) feet as measured at a g',' point midway in the depth of the lot. 10`. 2.5 REQUIRED OPEN SPACE: No building or structure or 11, use shall be located closer than ten (10} feet to any property 12' line other than the front property line;and no building or 13': structure or use shall be closer to the front property line than 14' the distance required by Section 2, Paragraph 4, 15 Section 3. A11 uses of land within the District not 16' specifically authorized and permitted, are prohibited. 17 Section 4. Penalties for any violation of the Zoning 18 hereby imposed shall be as provided in the Zoning Enabling 19 Ordinance. Pursuant to the provisions of the Zoning Enabling 20 Ordinance, this ordinance shall, from and after its effective 2Z date, become a supplement to and part of said Zoning Enabling 22 Ordinance. 23 Section 5.
