ORDINANCE NO. ~~73 / 0~3 ~i AN ORDINANCE ZONING A PORTION OF THE COUNTY OF BUTTE, STATE OF CALIFORNIA, AN "RT-1" (MINIMUM-DENSITY RESIDENTIAL- TRAILER) DISTRICT, PURSUANT TO ORDINANCE 475; OF SAID COUNTY 1 AS AMENDED 2 The Board of Supervisors of the County of Butte, State 3. of California, under and pursuant to Ordinance No. 475 of said 4 County, being the Zoning Enabling Ordinance, as amended, DOES S ORDAIN as follows: 6 SECTION 1. 7 The hereinbelow described. area,:situated in the County 8 of Butte, State of California, shall be and it is hereby zoned 9 an "RT-1" (Minimum-Density Residential-Trailer) District, and 10 such area shall be subject to the restrictions and restricted lI uses and regulations hereinafter specified and provided, said i2 area being located in the unincorporated area of Butte County 13 near Oroville, California, and particularly described as follows: 14 Being located near Oroville, California, and being a portion of the Southeast one-quarter of Section 15 1, and of the Northeast one-quarter of Section 12, Township 19 North, Range 4 East, Mt. (SECTION 2. The following regulations shall apply in an "RT-1" (Minimum-Density Residential-Trailer) District: 2.1 USES PERMITTED: a. Single-Family dwellings. b. Mobile xornes to house one family, when such Mobile xome is the only housing facility looated on the premises; provided the following conditions are conformed to: 1. The floor area within the Mobile Home shall not be less than 500 square feet. 2. All sanitary facilities shall conform to State Statutes and regulations and to local requirements of the Health Department; and 3. All electrical installations shall conform to State Statutes and regulations. c. Household pets, but not including livestock, poultry or poisonous reptiles. L.2 LOT AREA REQUIRED: Minimum lot area of a lot per dwelling unit or a Mobile Home unit shall be no less than eight thousand, one hundred and twenty-five E8,125) square feet excepting where public sewage disposal service is provided, a minimum of six thousand, five hundred (5,500) square feet may be allowed for inside lots with a minimum of seven thousand, five hundred (7,500), square feet for corner lots. 2.3 LOT WIDTH REQUIRED: MiniFnum lot width shall not be less than sixty-five (65) feet. 2.4 FRQNT YARD REQUIRED: Minimum front yard shall be fifty (50) feet from the centerline of the road, except uzhere the road is classified by the County as a Federal Aid Secondary Road the minimum building setback requirement shall be fifty-five (55) feet from centerline of said road. 2.5 SIDE YARD REQUIREMENT: Minimum side yard shall not be less than five (5) feet. 2.6 THE FOLLOWING USES SUBJECT TO SECURING A USE PERMIT IN EACH CA5E: a. Golf courses and country clubs. b. Public and quasi-public uses including churches, firehouses, hospitals, parks and playgrounds, schools and public utility buildings. SECTION 3. In compliance with the provisions of said Enabling Ordinance, the same is hereby amended by adding to Section 5 thereof this Ordinance in full. SECTION 5. The penalties for the violation of the zoning hereby imposed within the district shall be as provided in the Zoning Enabling Ordinance. In compliance with the provisions of the Zoning Enabling Ordinance, this Ordinance shall from and after its effective date become a supplement to and part of the Zoning Enabling Ordinance. SECTION 6. This Ordinance shall be and it is hereby declared to be in full force and effect from and after thirty {30) days after the date of its passage; and before the expiration of fifteen (15) days after the date of its passage this Ordinance shall be published once with the names of the members of the Board of Supervisors voting for and against it in the Oroville Mercury Register, a newspaper published in the County of Butte, State of California.
