AN ORDINANCE REPEALING AMID CONSOLIDATING
ORDINANCE NOS. 847, 891, 916, 978 and 985 AIQD
ESTABLISHING REGULATIONS FOR THE USE OF LAND AND
THE CONSTRUCTION AND USES OF BUILDINGS IN "S-1" DISTRICTS
The Board of Supervisors of the County of Butte, State of
California, under and pursuant to Ordinance No, 475 of said County,
(being the Zoning Enabling Ordinance, as amended, DOES ORDAIN as
follows:

SECTION 1.
The hereinafter described area situate in the County of
Butte, State of California, shall be and it is hereby zoned as
an "S-1" (Medium-Density Suburban Residential) District and such
area shall be subject to the restrictions and restricted uses and
regulations hereinafter specified and provided. Said area so
coned being located in the unincorporated area of Butte County.

SECTION 2, REGULP.TIONS FOR AN "S-1" DISTRICT.

The following regulations shall apply in an "S-1" District:

2.1 USES PERMITTED:

a. Single-family dwellings, not including tents or

Mobile Homes.

;1' b. Accessory buildings pertinent to the permitted
2 uses.
3 2.2 Agricultural uses, except livestock, subject to the
4' following requirements:
S! a. For each horse or head of cattle over one year
6 of age, one (1) acre.
'Iii. b. For each head of swine over ten weeks of age,
8 one (1) acre.
9 c. For each head of sheep or goats, one (l) acre
10 for the first head and one half (i/2) acre far
11 each head thereafter.
12 2.3 LOT AREA:
13 Minimum required area of a lot per dwelling unit
14 shall not be less than eight thousand, one hundred
15 twenty five (8,125) square feet.
16 2.4 LOT WIDTH:
17 Minimum lot width shall not be less than sixty°five
18 (65) feet.
19 2.5 FRONT YARD:
20 Minimum front yard shall be fifty (50) feet from
21 the centerline of the road, except where the road
22 is classified by the County as a Federal Aid Secondary
23 Road, the minimum building setback requirement shall
24 be fifty-five (55) feet from the centerline of said
2B road.
26 2.6 SIDE YARD:
27 Minimum side yards shall not be less than five (5}
28 feet.
29 SECTION 3.
30 THE FOLLOWING USES SUBJECT TO SECURING A USE PERMIT IN
31 EACH CASE
32 a. Public and quasi-public uses, including churches.

1! b. Hospitals, parks and playgrounds, schools and
$' public utility buildings.
S SECTION 4.
4 A11 uses of land within the district not specifically
S authorized and permitted in Sections 2 & 3 are prohibited.
6' SECTION 5.
T Butte County Ordinance Nos. 847, 891, 916, 978 and 985
8 are hereby repealed.
9 SECTION 6.
10 In compliance with the provisions of said Zoning Enabling
11 Ordinance, the same is hereby amended by and adding to Section
12 6 thereof this Ordinance in full.
13 SECTION 7.
14 The penalties for the violation of the zoning hereby
15 imposed within the district shall be as provided in the Zoning
16 Enabling Ordinance. In compliance with the provisions of the
17 Zoning Enabling Ordinance, this Ordinance. shall from and after
18 its effective date become a supplement to and part of the
].9 Zoning Enabling Ordinance.
20 SECTION 8.
21 This Ordinance shall take effect thirty days after its
22 passage and prior to the expiration of fifteen days after-the
2S adoption hereof shall be published in the Oroville MercurYa
24 a newspaper published in said County of Butte,
25 State of California.
26 PASSED AND ADOPTED by the Board of Supervisors of the
27 County of Butte, State of California, this 10th day of
