AN ORDINANCE ZONING A PORTION OF THE COUNTY OF BUTTE,
STATE OF CALIFORNIA, AN "R-1 A&C" (MINIMUM-_DENSiTY,
SIP7GLE-FAMILY DWELLINGS, ARTS & CRAFTS AND PROFESSIONAL
CLASSIFICATION) AISTRICT, PURSUANT TO ORDINANCE NO. 475

3' The Board of Supervisors of the County of Butte, State
4 of California, under and pursuant to Ordinance No. 475 of said
5; County, being the Zoning Enabling Ordinance, as amended, DOES
6 ORDAIN as follows:
'7' SECTION 1.
8 The hereinafter described area situate in the County of
9 Butte, State of California shall be and it is hereby zoned as an
10: "R-1 A&C" (Minimum-Density Single-Family Dwellings, Arts & Crafts
11 and Professional Classification) District, and such area shall be
12 subject to the restrictions and restricted uses and regulations '~
13 hereinafter specified and provided. Said area so zoned being lo-
14 cated in the unincorporated area of Butte County, Paradise, Cal-
15 ifornia, particulazly described as follows:
16 Being all of "Sylvan Acres" per map recorded in
Map Book l6 on pages 36 & 37, in the Office of
17 the Recorder, County of Butte, State of California.,
and;

Also, that part of the north half of Section 14,
19 T22N R3E, X106&M, located south of Bi11e Road,
east of Bowles Blvd., west of Lot 3, and north
20 of Lot 10, said "Sylvan Acres".
21 SECTION 2.
22 Regulations for "R-1 A&C" District: The following
23 regulations shall apply in an "R-1 A&C" District:
2~ 2.1 USES PERMITTED:
25 a. Single-family dwellings, not including tents or
26 trailers.
27 b. Accessory buildings pertinent to the permitted uses.
28 c. The following uses are considered to be accessory
29 uses and are permitted in an "R-1 A&C" zone onlX when conducted on
30 the premises w~.th a residence occupied and used as a residence by
33. the proprietor of such use, and no display or display window
32 visible from a street shall be permitted:

1, 1. Domestic arts and crafts, including, but not
2 limited to the following:
3' a. ceramics,
4 b. needlework,
5 c. dressmaking,
6 d. art studio, including photography,
7 e. Iapidarist, and
8 2. Professional services shall conform to the follow-
9 ing conditions:
Z0 a. Not more than one (1) employee or assistant is
11 engaged for work or service on the premises in connection with such
12 uses.
13 b. one E1) single-faced, unlighted sign shall not
14 exceed three (3) square feet in area, used exclusively to advertise
15 products made, services rendered or business conducted on the
16 premises, and such signs shall not be located in any required yard.
17 c. Not to exceed two (2) parking spaces in addition
18 to those required far dwelling, provided such parking spaces shall
19 not be located in any required yard ar open space.
20 2.2 MINIMUM LOT AREA:
21 Minimum Iot area required. of a Iot per dwelling unit
22 shall be not less than eight thousand, one hundred twenty-five
23 (8,125) square feet.
24 2.3 MINIMUM LOT WIDTH:
2B Minimum lot width shall not be less than sixty-five (65)
26 feet.
27 2.4 MINIMUM FRONT YARD:
28 Minimum front yard shall be fifty.{50) feet from the
29 centerline o£ the road, except where the road is classified by the
30 County as a Federal Aid Secondary Road, the minimum building set-
31 back required shall be fifty-five (55) £eet from the centerline
32 of said road.

1. 2.5 MINIMUM SIDE YARD:
2 Minimum side yards shall not be less than five (5} feet.
3 SECTION 3.
4 All uses of land within the district not specifically
5 authorized and permitted in Section 2 are prohibited.
SECTION 4.
7 In compliance with the provisions of the Zoning Enabling
8 Ordinance, the same is hereby amended by adding this ordinance in
9 full.
10 SECTION 5. .
11 The penalties for the violation of the zoning hereby
12 imposed within the district shall be as provided in the Zoning
13 Enabling Ordinance. In compliance with the provisions of the
14 Zoning Enabling Ordinance, this ordinance shall be from and after
15 its effective date become a supplement to and part of the Zoning
1B Enabling Ordinance.
17 SECTION 6.
lg This ordinance shall be and it is hereby declared to be
19 in full force from and after thirty (30) days after the date of
20 its passage; and before the expiration of fifteen (15) days after
21 its passage this ordinance shall be published once with the names
22 of the members of the Board voting for and against it in the
23 PARADISE POST , a newspaper in general
24 circulation in the County of Butte, State of California.
25 PASSED AND ADOPTED by the Board of Supervisors of the
gg County of Butte, State of California, on the 21st day of
27 Anril 19 74 by the following vote:
