ZOyC 1! 2 3 4 5 6 7 8 9 10 11 12' 13 14 15 16 17 18 19 20 21 22 i 23 24 2S 2$ 27 28 29 3,0 31 32 AN ORDINANCE ZONING A PORTION OF TI3E COUNTY OF BUTTE, STATE OF CALIFORNIA, AN "R-1 A&C" {MINIMUM-DENSITY SINGLE-FAMILY DWELLINGS, ARTS & CRAFTS AND PROFESSIONAL CLASSIFICATION) DISTRICT, PURSUANT TO ORDINANCE N0. 475 OF SAID 'COUNTY AS AMENDED. The Board of Supervisors of the County of Butte, State of California, under and pursuant to Ordinance No. 475 of said County, being the Zoning Enabling Ordinance, as amended, DOES ORDAIN as follouis SECTION'l. The hereinafter described area situate in the County of Butte, State of California shall be and it is hereby zoned as an "R-1 A&C" (P4inimum-Density Single-Family Dwellings, Arts & Crafts and Professional Classification) District, and such area shall be subject to the restrictions and restricted uses and regulations hereinafter specified and provided. Said area so zoned being.lo-- cated in the unincorporated area of Butte County, Paradise, Cal- ifornia, particularly described as follows: Beginning at the north rest corner of Section 6, T22P~ l24E, MDS&M; thence south along the west line of said ''Section 6, a distance of 882.4 feet; thence east parallel with the north line of said Section 6, a distance of 558.7 ft.; thence north parallel with the west line of said Section 6, a distance of 97.4 'feet; thence east, parallel with the north line of 's aid Section 6 to the P.I.D. Boundary; thence northwesterly al~Ong said P.I.D. Boundary to the north line of said Section b; thence westerly along the north line of said Section 6 to the point of beginning. SECTION '2. Regulations for "R-1 A&C" District: The following ations shall apply in an "R-1 A&C" District: 2.1 USES PERMITTED: a. Single-family dwellings, not including tents or Iltrailers. b. Accessory buildings pertinent to the permitted uses. c. The following uses are considered to be accessory uses and are permitted in an "R-1 A&C" zone only when conducted on the premises with a residence occupied and used as a residence by /d ~`'L 1 the proprietor of such use, and no display or display window 2 visible from a street shall be permitted: 3! 1. Domestic arts and crafts, including, but not '4I limited to the following: 5 a, ceramics, 6 b. needlework, 7 c. dressmaking, 8, d. art studio, including photography, 9, e•: lapidarist, and 10 2. Professional services shall conform to the fallow- Il ing conditions: 12 a. Not more than one (1) employee ar assistant is 13 engaged for work or service on the premises in connection with 14 such uses. 15' b. One (1) single-faced, unlighted sign shall not 16 exceed three (3) square feet in area, used exclusively to advertise 17 products made, services rendered or business conducted an the 18 premises, and such signs shall not be located in any required yard. lg c. Not to exceed two (2) parking spaces in addition 2p to those required far dwelling, provided such parking spaces shall 21 not be located in any required yard or open space. 22 2.2 MINTMUM LET .AREA: 23 Minimum lot area required of a lot per dwelling unit 24 shall be not less than eight tkzousand, one hundred twenty-five 23 (8,125) square feet. 26 2.3 MINIMUM LOT WIDTH: 27 P9inimum lot width shall not be less than sixty-five (65) 28 feet. 29 2.4 MINIMUM FRONT YARD: 30 Minimum front yard shall be fifty (50) feet from the 31 centerline of the road, except where the road is classified by the 32 County as a Federal Aid Secondary Road, the minimum building set- -2-- 1 2 3'; i 4'. 6 6; 7 8 '9 10 11 12 13 14 15 ;~ 16 17 18 19i 20 21 22 23 24 23 26 27 28 29 30 31 32 back required shall be fifty-five (55) feet from the centerline of said road. 2.5 MINIMUM SIDE YARD: Minimum side yards shall not be less than five (5) feet. SECTION 3. All uses of land within the district not specifically authorized and permitted in Section 2 are prohibited. SECTION 4. In compliance with the provisions of the Zoning Enabling Ordinance, the same is hereby amended by adding this ordinance in (full. SECTION'5. The penalties for the violation of the zoning hereby imposed within the district shall be as provided in the Zoning Enabling Ordinance. Inc ompliance with the provisions of the Zoning Enabling Ordinance, this ordinance shall be from and after its effective date become a supplement to and part of the Zoning Enabling Ordinance. SECTION 6. This ordinance shall be and it is hereby declared to be in full force from and after thirty {30) days after the date of its passage; and before the expiration of fifteen (15) days after its passage this ordinance shall be published once with the names of the members of the Board voting for and against it in the PARADISE POST a newspaper in general circulation in the County of Butte, State of California.
