ORDINANCE NO. l~~
AN INTERIM ORDINANCE ZONING A PORTION OF THE COUNTY OF BUTTE,
STATE OF CALIFORNIA, AN "R-1 A&C" (MINIMUM-DENSITY
SINGLE-FAMILY DWELLING, ARTS & CRAFTS AND PROFESSIONAL)
DISTRICT, AND ESTABLISI-IING REGULATIONS FOR TIIE USE OF
LAND AND THE CONSTRUCTION OF BUILDINGS.
The Board of Supervisors of the County of Butte, State of
California, under and pursuant to Ordinance No. 475, as amended,
and declaring an emergency DOES ORDAIN as follows:
SECTION 1. The hereinafter described area situate in the
County of Butte, State of California, shall be and it is hereby
zoned as an "R-1 A&C" {Minimum--Density Single-Family Dwellings,
Arts & Crafts and Professional) District, and such area shall be
subject to the restrictions and restricted uses and regulations
hereinafter specified and provided. Said area so zoned being
located in the unincorporated area of Butte County.
Beginning at the center of Section l0, T22N R3E MDB&M;
thence North 64"43' east along the Paradise Irrigation
District boundary to the section line common to Sections
10 & 11, T22N R3E MDB&M; thence south along said common
line 130 feet m/1 to the northwest corner of a parcel
recorded 7537 or 310, in the Office of the Recorder,
County of Butte, State of California; thence easterly
along said parcel 209 feet, to the northeast corner of
said parcel, thence southerly 318 feet, thence N85"16'50"E,
435 feet; thence north 723.85 feet; thence N 67"22` E,
225.35 feet; thence N 81"33' E, 430.28 feet; thence
N 56°05 E, 364.56 feet; thence N 75"56' E, 471.37 feet;
thence N 60"48' E, 157.50 feet; thence N 27°ll' E, a
distance of 175 feet m/1 to a point, said point being
the intersection of the northerly prolongation of
"Paragalia Way" centerline; thence southerly along
said centerline to the East-West centerline of Section
11, T22N R3E, MDB&M; thence wester]y along the East-
West centerline of Section 11 & Section 10 to the center
of Section 10, being the point of beginning.
SECTION 2. The following regulations shall apply in an
"R-1 A&C" District:
2.1 USES PERMITTED.:
a. Single-family dwellings, not including tents or
'.trailers.
b. Accessory buildings pertinent to the permitted uses.
C. The following uses are considered to be accessory
uses and are permitted in an "R-1 A&C" zone only when conducted on
the premises with a residence occupied and used as a residence by
the proprietor, of such use, and no display or display window

visible from a street shall be permitted:
1. Domestic arts and crafts, including, but not limited to
the following:
a. ceramics,
b, needlework,
c. dressmaking,
d. art studio, including photography,
e. lapidarist, and
2. Professional services shall conform to the following
conditions:
a. Not mare than one (1) employee or assistant is en-
gaged for work or service on the premises in connection with such
uses.
b. One (1) single-faced, unlighted sign shall not exceed
three (3) square feet in area, used exclusively to advertise pro-
ducts made, services rendered or business conducted on the premises
and such signs shall not be located in any required yard.
c. Not to exceed two (2) parking spaces in addition to
those required for dwelling, provided such parking spaces shall not
be located in any required yard or open space.
2.2 MINIMUM LOT AREA:
Minimum lot area required of a lot per dwelling unit shall
be not less than eight thousand, one hundred twenty-five (8,125)
square feet.
2.3 MINIMUM LOT WIDTH:
Minimum lot width shall not be less than sixty-five ('65)
feet.
2.4 MINIMUM FRpNT YARD:
Minimum front yard shall be fifty (50) feet from the center
line of the road, except where the road is classified by the County
as a Federal Aid Secondary Road, the minimum building setback re-
quired shall be fifty-five (55) feet from the centerline of said
road.

1 2.5 MINIMUM SIDE XARD:
2 Minimum side yards shall not be less than five (5) feet.
3` SECTION 3. All uses of land within the district not
¢ specifically authorized and permitted in Section 2 are prohibited.
5 SECTION 4. In compliance with the provisions pf said
g Zoning Enabling Ordinance, the same is hereby amended by adding
ry this Ordinance in full.
g SECTION 5. The penalties for the violation of the zoning
g hereby imposed within the district shall be as provided in the
10 Zoning Enabling Ordinance. In compliance with the provisions of
11 the Zoning Enabling Ordinance, this Ordinance shall from and after
12 its effective date become a supplement to and part of the Zoning
13 Enabling Ordinance.
1¢! SECTION 6. This emergency ordinance shall take effect im-
ld mediately upon its passage, and before the expiration of fifteen
16 (15) days after its passage shall be published once with the names
17 of all members voting for and against the same in the :~?AISE

19 of Butte, State of California.
20 PASSED AND ADOPTED by the Board of Supervisors of the
21 County of Butte, State of California, on the ~~h day of
