HomeMy WebLinkAbout1106ORDINANCE NO. ~in~ AN INTERIM ORDINANCE AMENDING COUNTY ORDINANCE 925, CONSOLIDATING "R-1" (SINGLE-FAMILY RESIDENTIAL) 1 2 3 4 5' 6 7 8 9 10 ll 12 13 14 15 I 16 1'7 18 19 20 21 22 23 24 25 26 27 28 29 30 31 32 The Board of Supervisors of the County of Butte, State of California under and pursuant to Ordinance No. 975, as amended, and declaring an emergency, DOES ORDAIN as follows: SECTION 1. The hereinafter described area situate in the ~ounty of Butte, State of California, shall be and it is hereby zoned as an "R-1" (Single-Family Residential) District, and such area shall be subject to the restrictions and restricted uses and regulations hereinafter specified and provided. Said area so zoned being located in Paradise, California. Being a portion of the North half of Section 6, TZ2N R4E, MDB&M, more particularly described as follows: Beginning at the center of Section 6, T2ZN 124E, MllB&M; thence west along the East-West centerline of said Section 6, 1298 feet; thence northerly at right angles to said East-West centerline, a dis- tance of 243.4 feet; thence westerly parallels with said East-West centerline, 945 .feet; thence northerly at right angles. to said East-West center=i:: tine f.07.7 feet; thence westerly parallel with said East-West centerline 404.48 feet tp West line of said Section 6; thence northerly along the West line of said Section 6, 600 feet; thence easterly and parallel with said East-West centerline of Section 6, 818.84 feet; thence northerly at right angles to said East-West centerline, 216.5 feet; thence easterly and parallel with said East-West centerline, 520.16 feet; thence southerly and at right angles to said East-West centerline, 2;13.0 feet; thence easterly and parallel with said East- West centerline of Section 6, 825.0 feet to the P.I.D. Boundary; thence southeasterly aipng the P.I.D. Boundary to the center of Section 6, also being the point of beginning. SECTION 2. The following regulations shall apply in an °R-1" (Single-Family Residential) District: 2.1 USES PEP.MITTED: a. Single-family dwellings, not including tents or trailers. b. Accessory buildings pertinent to the permitted uses. c. Household pets (but not including livestock, poultry or poisonous reptiles.) 2.2 LOT AREA: a. Minimum required area of a lot per dwelling unit sha i 1 be no less than eight thousand, one hundred twenty- 2 five (8,125) square feet. 3 2.3 LOT WIDTH: 4 a. Minimum lot width, shall not be less than sixty-five 6 2.4 FRONT YARD: 7 a. Minimum front yard shall be fifty (50) feet from the 8' centerline of the road, except where the road is g classified by the County as a Federal Aid Secondary lp Road the minimum building setback requirement shall 11 be fifty-five (55) feet from the centerline of said 12 ' road. 13 2.5 SIDE YARDS: 14 a. Minimum side yard shall not be less than five (5) 15 feet. 16 2.6 The following uses subject to securing a use permit in 17 each case: lg a. Golf courses and country clubs. lg b. Public and quasi-public uses including churches, 20 firehouses; hospitals, parks, playgrounds, schools 21 and public utility buildings. 22 SECTION 3, All uses of land within the district not specif 23 ically authorized and permitted in Section 2 are prohibited. 24 SECTION 4. In compliance with the provisions of said 25 Zoning Enabling Ordinance, the same is hereby amended by adding 26 this Ordinance in full. $q SECTION 5. The penalties for the violation of the zoning 28 hereby imposed within the district shall be as provided in the 29 Zoning Enabling Ordinance, In compliance with the provisions of 30 the Zoning Enabling Ordinance, this Ordinance shall from and after 31 its effective date become a supplement to and part of the Zoning 32 Enabling Ordinance. -2- 1 SECTION 6.
