HomeMy WebLinkAbout1118ORDINANCE NO. 1118 AN INTERIM ORDINANCE AMENDING COUNTY ORDINAi~7CE 925, CONSOLIDATING "R-1" (SINGLE-FAMILY RESIDENTIAL) 1, The Board of Supervisors of the County of Butte, State of 2' California under and pursuant to Ordinance No. 475, as amended, 3 and declaring an emergency, DOES ORDAIN as follows: ~ SECTION 1. The iereinafter described area situate in the 5 County of Butte, State of California, shall be and it is hereby 6 zoned as an "R-1" (Single-Family Residential) District, and such 7 area shall be subject to the restrictions and restricted uses and 8 regulations Hereinafter specified and provided. Said area so zoned 9 being located in Paradise, California. 10 Being a portion of the North half of Section o, T22N R4E, MOB&M, more particularly described as lI follows: 12 Beginning at the center of Section 6, 722hE R4E, f~DB&M; thence west along the East-West centerline 13 of said Section 6, 1298 feet; thence northerly at right angles to said East-[Jest centerline, a dis- i9: tance of 243.4 feet; thence westerly parallel with said East-West centerline, 945 feet; thence northerly 15 at right angles to said East-West centerline, 107.7 feet; thence westerly parallel with said East-West 16 centerline, 404.48 feet to west line of said Section 6; thence northerly along the west line of said 17 Section 6, 500 feet; thence easterly and parallel with said East-West centerline of Section 6, 18 1339.0 feet; thence southerly and at right angles to said East-4^Jest centerline, 233.0 feet; thence' 19 easterly and parallel with said East-'vJest center- line of Section 6, 825.0 feet to the P.I.D. boundary; 20 thence southeasterly along the P.I.D. boundary to the center of Section 6, also being the point of 21 beginning. 22 SECTION 2, The following regulations shall apply in an 23 'R-1" (Single-Family Residential) District: 24 2.1 USES PERMITTED: 2°5 a. Single-family dwellings, not including tents or 26 trailers. 27 b. Accessory buildings pertinent to the permitted uses. 28 c. Household pets (but not including livestock, poultry 29 or poisonous reptiles.) 30 2.2 LOT AREA: !31 a. Pdinimum required area of a lot per dwelling unit shall 32 be no less than eigHt thousand, one hundred twenty- five (8,125) square feet. 1 1! 2.3 LOT F7TDTT.-l: 2 a. Minimum lot width shall not be less than sixty-five 3; (65) feet. ~ 2.4 FRONT YARD: 5 a. Minimum front yard shall be fifty (50) feet from the 6: centerline of the road, except where the road is 7 classified by the County as a Federal Aid Secondary 8 Road the minimum building setback requirement shall 9 be fifty--five (55) feet from tl~e centerline of said 10 road. 11 2.5 SIDE YARDS: 12 a. Minimum side yard shall not be less than five (5) 13 feet. 14 2.6 The following uses subject to securing a use permit 15 in each case: 16 a. Golf courses and country clubs. 17 b. Public and quasi-public uses including churches, 18 firehouses, hospitals, parks, playgrounds, schools 19 and public utility buildings: 20 SECTION 3. All uses of land within the district not specif- 21 ically authorized and permitted in Section 2 are prohibited. 22 SECTION 4. In compliance with the provisions of said 2.3 Zoning Enabling Ordinance, the same is hereby amended by adding '2~ this Ordinance in full. 25 SECTION 5. The penalties for the violation of the zoning 26 hereby imposed within the district shall be as provided in the 27 Zoning Enabling Ordinance. In compliance with the provisions of 2$ the Zoning Enabling Ordinance, this Ordinance shall from and after 29 its effective date become a supplement to and part of the Zoning 30 Enabling Ordinance. 3;1 SECTION 6. This emergency ordinance shall take effect im- 32 mediately ,upon its passage, and before the expiration of fifteen -2- ~. (15) days after its passage shall be published once with the names 2~1 of all members voting for and against the same in the 3 Paradise Post , a newspaper in general circulation ,4' in the County of Butte, State of California.
