ORDINANCE N0. 1136 (b)
AN ORDINANCE ZONING A PORTION OF TFIE COUNTY OF BUTTE,
STATE OF CALIFORNIA, AN "S-2" (MEDIUM-DENSITY SUBURBAN
RESIDENTIAL) DISTRICT, PURSUANT TO ORDINANCE NO. 475
OF SAID COUNTY, AS AMENDED.

2 The Board of Supervisors of the County of Butte, State of
3 California, under and pursuant to Ordinance No. 475 of said County,
4'being the Zoning Enabling Ordinance, as amended, DOES ORDAIN as
5 follows:
B' SECTION 1. The hereinafter described area situate in the
7 County of Butte, State of California, shall be and it is hereby
8 zoned as an "5-2" (Medium-Density Suburban Residential} District
9'and such area shall be subject to the restrictions and restricted
10'uses and regulations hereinafter specified and provided. Said area
11 so coned being located in the unincorporated area of Butte County
12'near Chico, California, and more particularly described as follows.:
13 A]1 that property lying within 660 feet easterly of
the cen.ter1ine of Bay Avenue and 3,7Y5.8 feet northerly
14. of Shasta Avenue; also Lot 7 of Bay Tract No. 1 per
map recorded in t~1ap Book 1 on page 18, and Lot 4 of
15 ': Bay Tract No. 2 per map recorded in Map Book 1 on page
42; maps recorded in the Office of the Recorder, County
16 of Butte, State of California.
17; SECTION 2. REGULATIONS FOR AN "S-2" DISTRICT: The follow-
Zg ing regulations shall apply in an "S-2" District:
19 2.1 USES PERMITTED:
20' a. Single-family dwellings, not including tents or Mobile
21? Homes.
22' b. Accessory buildings pertinent to the permitted uses.
23I 2.2 Agricultural uses, except livestock, subject to the
24 following requirements:
Zg' a. For each horse or head of cattle over one year of age,
2g eight thousand one hundred twenty-five (8,125) square
27 feet.
28 b. For each head of swine over ten (10) weeks of age,
2g; eight thousand one hundred twenty-five (8,125) square
30 feet.
31 c. For each head of sheep or goats, two thousand (2,000)
32 square feet.

1 2.3 LOT AREA: Minimum required area of a lot per dwelling
2 unit shall be nat less than one (1} acre.
3 2.4 LOT WIDTH: Minimum lot width shall be not less than '
~ one hundred thirty (130) feet.
6 2.5 FRONT YARD: Minimum front yard shall be fifty (50)
6 feet from the centerline of the road except where the road is
7 classified by the County as a Federal Aid Secondary Road, the
g' minimum building setback requirement shall be fifty-five (55) feet
g from the centerline of said road.
lp 2.6 SIDE YARD: Minimum side yard shall be not less than
11 ten (10) feet.
12 SECTION 3. The following uses subject to securing a Ilse
lg' Permit in eacYc case:
14 a. Public and quasi--public uses including churches.
15 b. Hospitals, parks and playgrounds, schools and public
16 utility buildings.
17 SECTION 4. All uses of land within the district not
lg specifically authorized and permitted in Sections 2 and 3 are pro-
19 hibited.
2~' SECTION 5. In compliance with the provisions of said
21 Zoning Enabling Ordinance, the same is hereby amended by adding
22` this Ordinance in full.
23 SECTION 6. The penalties for the violation of the zoning
24 hereby imposed within the district shall be as provided in the
2g Zoning Enabling Ordinance. In compliance with the provisions of
26 the Zoning Enabling Ordinance, this Ordinance shall from and after
27 its effective date become a supplement to and part of the Zoning
28 Enabling Ordinance.
29 SECTION 7. This Ordinance shall be and it is hereby de-
30 dared to be in full force and effect from and after thirty (30}
31 days after the date of its passage; and before the expiration of
32 fifteen (15) days after its passage this Ordinance shall be pub-

dished once with the names of the members of the Board voting for
'and against it in the Chico Enterrorise-Record a
newspaper published in the County of Butte, State of California.
PASSED AND ADOPTED by the Board of Supervisors of the
County of Butte, State of California, on tine 15thc,ay of
December , 1970, by the following vote:
AYES: Supervisors Howsden, Maxon, r9cRillop, Reynolds, and
Chairman Dunaway
NOES: Nane
