The hereinafter described area situate in the County of Butte, State of California, shall be and it is hereby zoned as an "R--1" (Single-Family Residential} District, and such area shall be subject to the restrictions and restricted uses and regulations hereinafter specified and provided. Said area so zoned being Zocated in Paradise, California, more particularly II described as follows ; Lots 4,5,6 and 7 of "?'irland Acres`°, per map re- corded in Map Book 16 on Pages 34 and 35 , in the office of the Recorder, County of Butte, State of California, containing 59.2 acres. SECTION 2. The following regulations shall apply in an "R-1" (Single-Family Residential) District.- - 2. ~. USES PERMITTED a. Single_family dwellings, not including tents or trailers. b. Accessory buildings pertinent to the permitted uses. c. Household pets {but not including livesto ck, poultry or poisonous reptiles. 2.2 LOT AREA o a. Minimum required axea of a lot per dwelling unit shall be no Less than eight thousand ape hundred twenty--five (8,225) square feet. 1 2 , 3 LOT ;aIDTH 2 a. ?~inimum lot width shall not be less than sixt~I-five ~ (55) feet. '4: 2.4 FRONT YARD ; 5 a. Minimum front yard shall be fifty (54} feet from the' 6 centerline o f the road , except where the road is `7 classified by the County as a Federal Aid Secondary 8 Road the minimum building setback requirement shall 9 be fifty-five (55} feet from the centerline of said 10 ro ad . 11 2.5 SIDE YARDS: 12 a. Minimum side yard shall not be less than five (5} 13 feet. 14 2.~ The following uses ushject to securing a use permit 15 in each case 16 a. Golf courses and country clubs. 17~ b. Public and quasi-public uses including churches, 18 firehouses, hospitals, parks, playgrounds, schools 19 and public utility buildings. 20 SECTION 3. All uses of land caithin the district not 2~ specificall_y authorized and permitted in Section 2 are prohibited. 22 SECTION 4. Tn compliance cn~ith the provisions of sand 23 Zoning Enabling Ordinance, the same is hereby amended. by adding 24 this Ordinance in full. 25 SECTION 5. The benalties for the violatit~n o~ the zoning 26 hereby imposed within the district shall. be as provided in the Zoning Enabling Ordinance. SBCTTON 6. This emergency o rdin ance shall take effect imrlediately upon its passage, and before the expiration of fifteen (15} days after its passage shall be published once ~,rith the 'names of all members voting for and against the same in the Paradise Po_st_ __ ~, a newspaper in general circulation in tine County of Butte, State of California.
