AN ORDINANCE ZONING A PORTION OF THE COUNTY OF BUTTE,
STATE OF CALIFORNIA, AN "R-1 A&C" (MINIMUM-DENSITY
SINGLE-FAMILY DWELLINGS, ARTS & CRAFTS AND PROFESSIONAL
CLASSIFICATION} DISTRICT, PURSUAidT TO ORDINANCE N0. 475
OF SAID COUNTY, AS AMENDED.
The Board of Supervisors of the County of Butte, State
of California, under and pursuant to Ordinance No. 475 of said
County, being the Zoning Enabling Ordinance, as amended, DOES
II ORDAIPf as follows:
SECTION 1. The hereinafter described area situate in the
County of Butte, State of California shall be and it is hereby
zoned as an "R-1 A&C" {i~9inimum-Density Single-Family Dwellings,
Arts & Crafts and Professional Classification) District, and such
area shall be subject to the restrictions and restricted uses and
regulations hereinafter specified and provided. Said area so
zoned being located in the unincorporated area of Butte County,
Paradise, California, particularly described as follows:
Being a portion of the west half of Section 22,
T22N R3E, MDB&M; and
Being all of "Scott Park" per map recorded in Map
Book 2$ on page 44, in the office of Butte County
Recorder; mare particularly described as beginning
at the northeast corner of said "Scott Par]<", said
corner on the west right of way line of Foster Road;
thence N84°01'4!, 635.2 ft. to the northwest corner
said "Scott Park"; thence south to the southwest
corner of said'"Scott Park"; thence continuing south
parallel with Foster Road, 232.02 ft.; thence west
at right angles to Foster Road; 300 ft.; thence south
parallel with Foster Road, 320 ft.; thence east at
right angles to Foster Road, 270 ft.; thence south
parallel with Foster Road, 312.38 ft.; thence west
at right angles to Foster Road, 645 ft. more or
less to the west line of the northeast quarter of
the southwest quarter of said Section 22; thence
south 177.8 ft. to the southwest corner of the north-
east quarter of the southwest quarter; thence east
along the south line of the northeast quarter of
the southwest quarter, 1341 ft. mare or less to the
west right of way of Foster Road.; thence north along
Foster Road, 1350.ft. more.ar less to the point of
beginning. ,
Containing 25.7 acres, more ar less.

SECTION 2. Regulations for an "R-1 A&C" District: The
following regulations shall apply in an "R-1 A&C" District:
2.1 USES PERMITTED:
a. Single-family davellings, not including tents or
trailers.
b. Accessary buildings pertinent to the permitted uses.
c. The following uses are considered to be accessory
uses and are permitted in an "R-1 A&C" Zone only when
conducted on the premises with a residence occupied
and used as a residence by the proprietor of such
use, and no display or display window visible from a
street .s hall be permitted:
1. Domestic arts and crafts, including, but not
limited to the following:
a. ceramics,
b. needlework,
c. dressmaking,
d. art studio, including photography,
e. lapidarist, and
2. Professional services shall conform to the.
following conditions:
a. Not more than one (1) employee or assist-
ant is engaged for work or service on the
premises in connection with such uses.

1 b. One (1) single-faced, unlighted sign shall
2' not exceed three {3) square feet in area,
3' used exclusively to advertise products made,
~; services rendered or business conducted on
6 the premises, and such signs shall not be
g located in any required yard.
q c. Not to exceed two (2) parking spaces in
g addition to those required for dwelling, pro-
g vided such parking spaces shall not be located
10 in any required yard or open space.
li 2.2 MINIMUM LOT AREA: Minimum lot area required of a
12 lot per dwelling unit shall be .not less than eight thousand, one
13 hundred twenty-five (8,125) square feet.
14 2.3 MINIMUM LOT WIDTH: Minimum lot width shal] not. be
15 less than sixty-five (65} feet.
16 2.4 MINIMUM FRONT YARD: Minimum front yard shall be
17 fifty (50) feet from the centerline of the road, except where the,
lg road is classified by the County as a Federal Aid Secondary Road,
19 the minimum building setback required shall be fifty-five (55)
20 feet from the centerline of said road.
21 2.5 MINIMUM SIDE YARD: Minimum side yards shall not be
22 less than five (5) feet.
23 SECTION 3. A71 uses of land within the district not
24 specifically authorized and permitted in Section 2 are prohibited.
fig' SECTION 4. In compliance with the provisions of the
26 Zoning Enabling Ordinance, the same is hereby amended by adding
this ordinance in full.

1, SECTION 5. The penalties far the violation of the zoning
2 hereby imposed within the district shall be as provided in the
3 Zoning Enabling Ordinance. In compliance with the provisions of
4 the Zoning Enabling Ordinance, this ordinance shall be from and
9 after its effective date become a supplement to and part of the
6 Zoning Enabling Ordinance.
7', SECTION b. This ordinance shall be and it is hereby de-
Glared to be in fu11 farce and effect from and after thirty (30)
9 days after the date of its passage; and before the expiration of
l0' fifteen (15) days after its passage this ordinance shall be pub-
11 lisped once with the names of the members of the Board voting for
12 and against it in the Paradise Post
13 a newspaper in general circulation in the County of Butte, State
14 of California.
15 PASSED AND ADOPTED by the Board of Supervisors of the
16 County of Butte, State of California, on the ~~ day of
17' October 1971, by the following vote:
