AN ORDIf'IANCE ZOfdING A PORTIOfd OF THE COUNTY OF DUTTE,
STAT1= dF CALIFORNIA, AN "A-2 LIMITED" DISTRICT,
PURSUANT TO ORDIfdAf'dGE P~f0. 475, AS AMEi~DED.
The [3oard of Supervisors of the County of Butte, State of
'California, under and pursuant to Ordinance No. 475, being the
Zoning Enabling Ordinance of said County, as amended, DOES dP,DAIfa
as follows:
SECTION 1, The hereinafter described area situate in the
County of Butte, State of California, shall be and it is hereby
zoned as an "A-2 Limited" District and subject to all of the
restricted uses applicable to the uses of an "A-2 Limited" District
said area so zoned being located in the unincorporated area of
Butte County, California, in Paradise, more particularly described
las follows:
A11 that .property previously zoned "S-1-1" (Scenic
Highway) District by butte County Ordinance f~1o. 913,
lying on each side and within 350 feet of the center-
1 i ne of Pentz Magal i a Highway , from 1rlags toff Road to
the northerly Paradise Irrigation District Boundary.
SECTIOPd 2, Regulations for an "A-2 Limited" District:
2.1 The provisions of this classification shall apply to
property as described in Section 1.
2.2 USES PERMITTED: The following uses are permitted
writhin all parts of the District:
a. Lawful uses of land now established.
b. Single-.family dwellings and accessory buildings.
c. Agricultural uses and buildings.

new commercial buildings, industrial uses of land or buildings,
~ public or quasi-public uses including schools, churc}yes, public
2 utility buildings will }~e allotved without first securing a use
~ permit approved by the Planning Commission.

5 centerline of the road, except 111~ere the road is classified as a
6 Federal Aid Secondary Road, then the minimum setback shall ire
7 fifty-five (55) feet from the centerline of said road.
8 2.5 6UILDING SITE AREA REQUIREMENT: E=ach single-family
9 residence sha17 be located on a site not less than eight thousand,
Z0 one. hundred and twenty-five (8,125) square feet.

required area includes a fraction, the next
highest whole unit shall be provided.
2. Institutional uses:-

three {3) beds set aside for suci~ care or treat-
ment.
b. frlementary and Junior high Schools; one ,{1)
space for each employee and each faculty member.

students and one {1} space for each faculty
member.
d. Junior Colleges, Colleges and universities; one
{1) space for each ten (10} students and one (1}
space for each faculty member and employee.
3. Other uses
a. Public ar private permitted uses incorporating
indoor or outdoor assembly or spectator areas,
such as churches, mortuaries, lodge buildings,
clubhouses, auditoriums, theatres, stadiums,
arenas; one (1) space per each four fixed seats
in the assembly or spectator area, plus one {1)

space per each eight (8) feet of fixed bench
length in the assembly or spectator area, plus
one (1) space far each twenty-eight (23) square
feet of assembly or spectator area in which no
fixed seats or benches are maintained:
b. Passenger terminals; one (Z) space per each
grosstundred (100) square feet of tivaiting room
area.
The definition of "parking space", as it appears in para-
graph 25, of Ordinance f~~o. 1002, shall apply to this section, pro-
vided that, in the case of any of the uses described in 3, above,
the required parking space Wray be located off the use site and.
within a Talking distance of three hundred (300) feet therefrom.
Ariy proposed use which falls into more than one of the
above categories sha11 be subject to the greater of the applicable
off-street parking requirements. In addition, the Planning Com-
mission may require additional off-street parking for any such use,
the total amount so required not to exceed the combined total of
each separately applicable requirement..
2.9 TRUCK LOADING APJD Uf~~LOADING SPACE:
Private off-street loading space for the handling of all
goods, materials and equipment shall be provided. Such space
shall be of sufficient area and of such design as to permit the
parking and unloading of vehicles without extending into any
existing street beyond the curb line.

SECTION 3. A17 uses of land within the District not
specifically authorized and permitted under. Section 2 are pro
hibited.
SECTION 4. Penalties for any violation of the zoning here-
6y imposed within the District sha11 be as provided in the Zoning
Enabling Ordinance, and in compliance arith the provisions of the
Zoning Enabling Ordinance, this Ordinance shall from and after its
effective date become a supplement to and part of the Zoning
Enabling Ordinance.
SECTIO[d 5. In compliance 4Ji th the pro visions of said
Zoning Enabling Ordinance, the same is hereby amended by adding
this Ordinance in full.
SECTION G. This ordinance shall be and is hereby declared
to be in full force and effect from and afi:er thirty (3O) days
after the date of its passage, and before the expiration of
fifteen (15) days after its passage, this Ordinance sha11 be
published once 4~~ith the names of the members voting for and
against it in the
Paradise Post
a neUrspaper~
published in the County of Butte, State of California.
