AN ORDINANCE ZONING A PORTION OF THE COU~lTY OF BUTTE
' AS Atl~"R-2" (DUPLEX RESIDLPITIAL} DISTRICT.
The Board of Supervise*s a~f the County.of Butte, State of
California, under and pursuant to Ordinance F,o. 475 of said Cc+unt,i,
(being the Zoning Enabling Ordinance as amended, D~?ES OP,DAI~ as

SECTION}.. The hereinbelow described area situate in the !
Cou-ntv of Butte, State of California, shall be and it is '~eretiy

zoned as an "R--2" {Duplex Residential } .District, and such area
shall be subject to the restrictions, restricted uses and reclula-
tions hereinafter specified and provided. The area so zoned

Lots 2O, ?l, 22, 23, 53, 54, 55, 56, 57,
all in "butte Creek Estates Sub Unit Flo. I" per moo

in the office of the Recorder, County of Butte, Mate
of California. .
Containinc3 I4 acres, more or less.
SECTION 2. The following regulations shall ar~cly in an .
"R-2" (Duplex Residential} District:
2.I USES PERMITTED:
a. All those uses permitted in "R-1" (Single .gamily ~
Residential) Districts.
b. Duplex (two family} dwelling units.
C. Accessory buildings pertinent to the permitted uses.

2.2 LOT AREA REQUIRED: Minimum lot area shall be eig!Zt I
thousand one hundred twenty-five (3,125} square feet, ex~e^t that
where :public sewers are provided a mini~~um of six thousand five
hundred {F,500) square feet may be allowed. +~n corner cats, the
minimum area with sewer shall be seven thousand five hundred {7,5~?L)
square feet.

setback requirement shad be fifty-five {55}-feet
from the centerline.
2.5 SIDE YARDS PEQUIRED: t~lir~imur~ side yard shall not be

2.6 The following uses subject to securing a use Hermit
in each case:

I SECTION 3. 1111 uses of land within the district not
specifically authorized and permitted in Section 2 are aro~iitited,
5ECTIQN 4, In compliance with the provisions of Elydinance i
No. 475, being the Zoning Enabling Ordinance, the same is hereby j

l amended by adding this Ordinance in full. ~ I
~ SECTION 5. The penalties far the violation of the zoning
hereby unposed within the district shall be as provided in the
Zoning Enabling Ordinance. In compliance with the provisions of

the Zoning Enabling Ordinance, this Ordinance shall frar~E and after '
;its effective date become a supplement to and :part of the Zoning
i Enabling Ordinance.
~ SECTION 6. This Ordinance shall be and it is herebv de-
? Glared to be in ful~] force and effect from and after thirty X30}
days after the date of its passage; and before the expiration of
fifteen (15) days after its passage this Ordinance shall be pub-
lisped once with the members-of the Board voting for and against
it in the _ _Chico Enterprise ~~ a newspaper published
in the County of Butte, State of California, !.
