AN ORDINANCE ZONING A PORTION OF THE COUNTX OF BUTTE,
STATE OF CALIFORNIA AN "S-2" {SUBURBAN-RESIDENTIAL)
DISTRICT
The Board of Supervisors of the County of Butte, State of
California, under and pursuant to Ordinance No. 475 of said
County, being the Zoning Enabling Ordinance as amended, DOES
RDAIN AS FOLLOWS:
SECTION 1. The hereinafter described area situate in the
unty of Butte, State of California, shall be and it is hereby
ned as an "S-2" (Suburban-Residential) District and such area
all be subject to the restrictions and restricted uses and
gulations hereinafter specified and provided.
Said area so zoned being located in Paradise, an unincor-
rated area of Butte County, California, and described as:
The east half of the northeast quarter of
Section 26, T22N R3E, MDB&M; all that part of the
west half of the northwest quarter of Section 25,
T22N R3E located south of Roe Rd.; and all that
part of the west half of the northwest quarter
lying west of the following described line: Be-
ginning at the west 1/16 corner said Section 25;
thence N36°10'E, 770 ft.; thence N68°36'W, 496.82
ft. Containing 125 acres, more or less.
SECTION 2. Regulations for an "S-2" District. The follow -
g regulations shall apply in an "S-2" District:
2.1 USES PERMITTED:
a. Single-family dwellings, not including tents or
mobile homes.
b. Accessory buildings pertinent to the permitted uses.
2.2 Agricultural uses, except livestock, subject to the
following requirements:
1 a. For each horse or head of cattle over one year of
2 sage, eight thousand one hundred twenty-five (8,125) square feet.
3 b. For each head of swine over ten (10) weeks of age,
¢ eight thousand one hundred twenty-five (8,125) square feet.
6 c. For each head of sheep or goats, two thousand (2,000)
g 'square feet.
q 2.3 LOT AREA: Minimum required area of a lot per dwelling
g unit shall be not less than one (1) acre.
g 2.4 LOT WIDTH: Minimum lot width shall be. not less than
10 one hundred thirty (130} feet.
lI 2.5 FRONT YARD: Minimum front yard shall be fifty (50)
12 feet from the centerline of the road except where the road is
13 classified by the County as a Federal Aid Secondary Road, the
1¢ minimum building setback requirement shall be fifty-five (55) feet
15 from the centerline of said road.
16 2.6 SIDE YARD: Minimum side yard shall be not less than
19 ten {10) feet.
18 SECTION 3. The following uses subject to securing a Use
19 Permit in each case
20 ~a. Publzc and quasi-public uses,.including churches.
21 b. Hospitals, parks and playgrounds, schools and public
22 utility buildings.
23 SECTION 4. A11 uses of land within the district not
2¢ specifically authorized and permitted in Sections 2 and 3 are
2g prohibited.

SECTION 5. Tn compliance with the provisions of said
Zoning Enabling Ordinance, the same is hereby amended by adding this
Ordinance in full.
SECTION 6. The penalties for the violation of the zoning
hereby imposed within the district shall be as provided in the
Zoning Enabling Ordinance. In compliance with the provisions of
the Zoning Enabling Ordinance, this Ordinance shall from and after
its effective date become a supplement to and part of the Zoning
Enabling Ordinance.
SECTION 7. This Ordinance shall be and it is hereby declares
to be in full force and effect from and after thirty (30) days
after the date of its passage; and before the expiration of fifteen
(15) days after its passage this Ordinance shall be published once
,with the names of the members of the Board voting for and against
it in the Oroville Mercury a newspaper
published in the County of Butte, State of California.
PASSED AND ADOPTED by the Board of Supervisors of the
County of Butte, State of California, this 15tho day of February
1972, by the following vote:
AYES: Supervisors Maxon, McKillop and Reynolds and Chairman Gilman
NOES: None
ABSENT: Supervisor Madigan
