The board of Supervisors of the County of Qutte, State of California, under and pursuant to Ordinance PJo. 475, as amended, and declaring an emergency DOES ORDAIfJ as follows: SECTIOPJ 1. The hereinafter described area situate in the County of Eutte, State of California, shall be and it is hereby zoned as an °A-R" (Agricultural-Residential} District and such area shall be subject to the restrictions and restricted uses and regulations hereinafter specified and provided. Said area so zoned being located in the unincorporated area of Outte County known as Paradise, California, more particularly described as follot~rs: Qeginning at the quarter corner common to Sections 22 and 23 of T22N R3E; thence westerly along' half section line to its intersection frith the centerline of Southern Pacific P,ailroad right of way; thence south~~resterly along centerline of said right of uray to its intersection ~~rith the half section line of Section 29 of said Township and Range; thence southerly along said half section 1i>ie to quarter corner common to Section 32 and Section 5, T21fJ R3E; thence easterly along Township Line to southeast corner of Section 34 T22PJ R3E; thence northerly along Section line to point of beginning. (Existing "S-2" Ordinance g Plo. 1068. } ¢ SECT ION 2. REGULATIONS FOR Ail °A-R" DISTRICT: ~ The following regulations shall apply in an "A-R" District: 6 2.1 USES PERMITTED: 7 a. Single-family dwellings, not including tents or 8 trailers. 9 i b. Accessory buildings pertinent to the permitted uses. 10' c. Agricultural uses. 11 d. Livestock, subject to requirements as follows: 12 1) Minimum lot area to be devoted to residential use 13 shall be not less than eight thousand one hundred 14 twenty-five (8,125) square feet. 15 2) Exclusive of the area devoted to the residential 16 '' use, the follo<<ring lot or parcel area shall be 17 required for each animal raised or kept on the 18 premises: ~9 a) For.each horse or head of cattle over one (1) 20 ~ year of age--eight thousand one hundred 21 twenty-five (8,125) square feet. 22 b) For each head of svrine over ten (10) weeks of age--eight thousand one hundred tvaenty- 23 24 five (8,125) square feet. 5' c) For each head of sheep or goats--ttvo thousand 2 26 (2,000) square feet. -4- 1 2.2 THE FOLL041ING USES SUBJECT TO SECURIPIG A USE PERMIT 2 IN EACfi CASE: g a. Veterinary clinics, autpatient, 12 f. hlurseries and plant gardens. 13 2.3 LOT AREA REQUIRED: Minimum required area of a lot 14 per dwelling unit. shall be not less than eight thousand one hundred 16 t~,venty-five (8,125) square feet. lg 2.Q LOT L~dIDTH REQUIRED: Minimum lot width shall not be 17 less than sixty-five (65) feet. lg; 2.5 FRONT YARD REQUIRED: Minimum front yard shall be 19 fifty (50) feet from the. centerline of the road, except.~uhere the ~p road is classified by the county as a Federal Aid Secondary Road, 21 the minimum building setback requirement shall be fifty-five (55) 22 feet form the centerline of road. 23 2.6 SIDE YARD REQUIREMENT: Minimum side yard shall not 24 be less than five (5) feet. 2g SECTION. 3. The penalties for the violation of the zoning hereby imposed ~~rithin the district shall be as provided in the Zoning Enabling Ordinance. In compliance with the provisions of the Zoning Enabling Ordinance, this Ordinance shall from and after its effective date become a supplement to and part of the Zoning Enabling Ordinance. SECTION 5. For the immediate preservation of the public peace, health and safety of the area hereinabove described, and the residents and inhabitants thereof, it is necessary that this ordinance take effect immediately.- A declaration of the facts constituting the necessity therefore is as follows: The adoption of such Interim Zoning Plan is necessary in the public interest, to maintain the status quo in such district pending the determination of the application for such permanent detail zoning. SECTION 6. This emergency ordinance shall take effect immediately upon its passage, and before the expiration of fifteen (15} days after-its passage shall be published once with the names of all members of the board of Supervisors voting far and against the same in t(ie Paradise Post a newspaper in general circulation in the County of Butte, State of California..
