ORDINANCE NO. 1254
AN ORDINANCE ZONING A PORTION OF THE COUNTY OF BUTTE,
STATE OE CALTFORNIA, AN "A-2 LIMITED" DISTRICT,
PURSUANT TO ORDINANCE N0. 475, AS R~ENDED.
The Board of Supervisors of the County of Butte, State of
California, under and pursuant to Ordinance No. 475, being the
Zoning Enabling Ordinance of said County, as amended, DOES ORDAIPl,
as follows:
SECTION 1. The hereinafter described area situate in the
County of Butte, State of California, shall be and it is hereby
'zoned as an "A-2 Limited" District and subject to all of the re-
Istricted uses applicable to the uses of an "A-2 Limited" District,
said area so zoned being located in the unincorporated area of
Butte County in Paradise, California, more particularly described
las follows:
The easterly 330 ft. of the south half of the south
half of the southeast quarter of the southeast quarter
of Section 27, T22N R3E, PgDBR~M.
Containing 2.5 acres.
SECTION 2. REGULATIONS FOR AN "A-2 LIMITED" DISTRICT:
2.1 The provisions of this classification shall apply
to property as described in Section 1.
2.2 USES PERP+~ITTED:
The following uses are permitted within al.l parts of the
I District:
a. Lawful uses of land nor established.
b. Single-family dvrellings and accessory buildings.
c. Agricultural uses and buildings.
1 2.3 USE PERMITS REQUIRED: No new multiple-family dwel-~.
2 lings, new commercial buildings, industrial uses of land or build-
3 ings, public or quasi-public uses including schools, churches,
4 public utility buildings will be allowed without first securing
5 a use permit approved by the Planning Commission.
6 2.4 MINIMUM SETBACK REQUIRED: Fifty (50) feet from the
7 centerline of the road, except where the road is classified as a
$ Federal Aid Secondary road, then the minimum setback shall be fifty
9 five (55) feet from the centerline of said road.
10 2.5 BUILDING SITE AREA REQUIREMENT; Each single-family
11 residence shall be located on a site not less than eight thousand,
12 one hundred and twenty-five {8,125} square feet.
13 2.b SIDE YARD REQUIREF~ENTS: The minimum side yard shall
14 not be less than five (5) feet.
15 2.7 REAR YARD REQUIREMENTS: The minimum rear yard shall
16 not be less than five {5} feet.
17 2.8 OFF-STREET PARKING REQUIREMENT:
18 3.. Residential uses
~.9 a. Single family dwellings; two (2) spaces per
2d dwelling.
21 b. Multiple family dwellings; two {2) spaces per
22 dwelling unit.
23 c. Boarding houses; ane (1) space per guest room.
24 d. Motels; one (1} space per sleeping unit or
2~ dwelling unit.
26 e. Hotels; one {1} space per bedroom.

f. fraternities, sororities and dormitories devoted
to housing students; to be determined by the
Planning Department based on the circumstances
of each case; however, in na case shall there be
less than ane and one-half (1%) spaces per each
100 square feet of sleeping area. Where the
total required area i ncl-odes a fraction, the
next highest whole unit shall be provided.

3. Other Uses:
a. Public or private permitted uses incorporating
indoor or outdoor assembly or spectator areas,
such asp.churches, mortuaries, lodge buildings,
clubhouses, auditoriums, theatres, stadiums,
arenas; one (1) space per each four fixed seats

2 space per each eight (8} feet of fixed bench
3 length in the assembly or spectator area, plus ~,
4 one (I) space for each twenty-eight (28) square
feet of assembly or spectator area i~n which no
g fixed seats or benches are maintained.

~p l'he definition of "parking space", as it appears in para-
11 graph 25, nr Ordinance No. 1002, shall apply to this section, pro-
12 vided that, in the case of any of the uses described in 3, above,
~~ the required parking space may be located off the use site and
14 within a walking distance of three hundred X300) feet therefrom.
15 Any proposed use which falls into more than one of the
~g above categories shall be subject to the greater of the applicable
~17 off-street parking requirements. In addition, the Planning Commis-
~g Sion may require additional off-street parking for any such use,
19 the total amount so required not to exceed the combined total of
20 each separately applicable requirement.
21 2,9 TRUCK LOADING AND UNLOADING SPACE: Private off-
22 street laadi.ng space for the handling of all goods, materials and
2~ equipment shall be provided, Such space shall be of sufficient
24 area and of such design as to permit the parking and unloading of
2g vehicles without extending into any existing street beyond the
26 curb line.

SECTION 3. All u5e5 of land within the District not
specifically authorized and permitted under Section 2 are prohibited
SECTION 4. Penalties for any. violation of the zoning here-~
by imposed within the District shall be as provided in the Zoning
Enabling Ordinance, and in compliance with the provisions of the
Zoning Enabling Ordinance this Ordinance shall from and after its
effective date become a supplement to and part of the Zoning
Enabling Ordinance.
SECTION 5. In compliance with the provisions of said
Zoning Enabling Ordinance, the same is hereby amended by adding
this ordinance in full.
SECTION 6. This ordinance shall be and is hereby declared
to be in full farce and effect from and after thirty X30) days
after the date of its passage, and before the expiration of fifteen
(15} days after its passage this Ordinance shall be published once
with the names of the members of the Board of Supervisors voting
far and against it in the Paradise Posi; a newspape
published in the County of Butte, State of California.
PASSED AND ADOPTED by the board of Supervisors of the
County of Butte, State of California, this 21std day of
March 1912, by the following vote:
