AN ORDINANCE ZONING A PORTION OF THE COUNTY OF BUTTE,
STATE OF CALIFORNIA, A1V "R-1 A&C" (~~INit~UM-DENSITY
1 SINGLE--FAMILY DtilELLINGS, ARTS & CRAFTS AND PROFESSIONAL
CLASSIFICATION} DISTRICT, PURSUANT TO ORDINANCE NO. 475
2 OF SKID COUNTY, A5 AP~IENDED.

The Board of Supervisors of the County of Butte, State of
~ California, uhder and pursuant to Ordinance No. 475 of said County,
5 being the Z oning Enabling Ordinance, as amended, DO ORDAity as
6
follows:
SECTION 1. The hereinafter described area situate in the
County of Butte, State of California shall be and it is hereby
9
zoned as an "R-1 A&C" (Minimum-Density Single-Family Dwellings,
10 Arts & Crafts and Professional Classification} District, and such
~l area shall be subject to the restrictions and restricted uses and
12 regulations hereinafter specified and provided. Said area so zoned
13 being located near Chico, California, particularly described as
I~ follows:
~'~ 6eing a portion of Lot 20 of "Bidwell 15th Sub.", per map
16 recorded in Map Gook 6 on page 48 i~n the office of Butte
County Recorder, more particularly described as the westerly
370 ft. of the southerly 292,42 ft. of Lot 2O of said
17 "Bidwell 15th Sub."
~'~ Containing 2.48 acres more or less.
19 SECTION 2. Regulations for an "R-1 A & C" District: The
20 following regulations sha77 apply in an "R-7 A&C" District:
2Z 2.1 USES PERMITTED:
22 a. Single-family dwellings, not including tents or trailer;
23 b. Accessory buildings pertinent to the permitted uses.
24 c. The following uses are considered to be accessory uses
25 and are permitted in an "R-1 A&C" Zone only when con-
26 ducted on the premises with a residence occupied and
used as a residence by the proprietor of such use, and
~, no display or display window visible from a street
2 shall be permitted:
3 1. Domestic arts and crafts, including, but oat
4 limited to the fallowing:
~ a. ceramics,
~ b, needlework,
7 c. dressmaking,
$ d. art studio, including photography,
~ e. 1 api Bari st, and
~~ 2. Professional services shall conform to the
x~ following conditions:
~~ a. Not more than one {1) employee ar assistant
13 is engaged for work or service on the pre--
14 miser in connection with such uses.
15 b. One (l} single_faced, unlighted sign shall
16 not exceed three {8) square feet in area,
~7 used exclusively to advertise products made
18 services rendered or business conducted an
~~ the premises, and such signs shall not be
20 located in any required yard,
2I c. Not to exceed two (2} parking spaces in
22 addition to those required for dwelling,
23 provided such parking spaces shall not be
24 located in any required yard ar open space.
2g 2,2 MINIMUM L.O1' AREA: Minimum lot area required of a lot
26 er dwelling unit shall be not less than eight thousand, one hundred
wenty-five {8,125) square feet.

3 2.4 MINIMUM FRONT YARD: Minimum front yard sha11 be fifty
4 (50) feet from the centerline of the road, except where the road is
~ classified by the County as a Federal Aid Secondary Road, the mini-
um building setback required shall be fifty-five (55) feet from
~ he centerl i ne of sal d road.
$ 2.5 MINIMUM SIDE YARD: Minimum side yards shall not be
9 ess than five (5) feet.
SECTION 3. Ali uses of land within the district not

11 pecifically authorized and permitted in Section 2 are prohibited.
12 SECTION 4. In compliance with the provisions of the Zoning
13 nabling Ordinance, the same is hereby amended by adding this ordi-
ance in full.

SECTION 5, The penalties for the violation of the zoning
15
ereby imposed within the district shall be as provided in the
16
oning Enabling Ordinance. In compliance with the provisions of the
17
oning Enabling Ordinance, this ordinance shall be from and after
18
is effective date become a supplement to and part of the Zoning
19
nabling Ordinance.

SECTION 6. This ordinance shall be and it is hereby dec1are~

o be in full force and effect from and after thirty (30) days after
22
he date of its passage, and before the expiration of fifteen (15}
23
ays after its passage this ordinance shall be published once ~rrith
24
he names of the members of the aoard voting for and against it in
