PURPOSE OF CLASSIFICATION, The principal objective and pur• pose to be served by this classification and its application is to make available areas in their natural state for residential outdoor living and recreation, and to provide far the controlled exploita- tion of native materials, all conducted in such a manner as tivill tend to preserve, for continuing use, the original natural charac- teristics of the area. NOR, THEREFORE, The Board of Supervisors of the County of Butte, State of California DO ORDAIN as folioa~s: SECTION 1. The hereinbeiow described area situate in the County of Sutte, State of California, shall be and is hereby zoned as an "M-R" (Mountain or Recreation Subdivision-Residential} District, and such area shall be subject to the restrictions and uses and regulations hereinafter specified and provided, said areas so zoned being located in the unincorporated area of Butte County, State of California, east of Oraville, particularly described as (follows: All that portion of the west half of the southwest quarter of Sec. 15T19N, RSE, MDB&M, lying south of Farbestown Road. Excepting therefrom all that portion of the above described parcel located Uri thin 350 ft. of the centerline of Forbes- town Road. Containing 31.5 acres, more ar less. SECTION 2. The following regulations shall apply in an "M~-R" District: 2.1 USES PERMITTED: a. Agricultural and Forestry experimental areas; 1, b. Arboretums; 2; c. Harvesting of wild crops, timber ar such as marsh hay, 3` ferns, moss and berries; 4 d. Mining; ~ e. Pedestrian and equestrian trails; 6 f. Single family dwellings; 7 g. One r~abile home containing not less than 500 sq. ft. 8 of living area on an individual lot or site; g 2.2 E1SES PERMITTED St}BJECT TO SECURING A i~SE PERMIT IN l0 EACH CASE: ~~ a. Golf Coursss, country clubs, together with accessory 12 uses such as driving range, pro shop, cocktail lounge, 13 restaurant; ~~ b. Public and quase-public uses; ~~ c. Campgrounds, such as Cloy Scout, Girl Scout, Church, lg Y.M.C.A., or similar, non-profit enterprises, when 17 located on sites of not less than five (5) acres; 'lg d, bunting and fishing camps and gun clubs when located 19 on sites of not less than ~(5}.acres; 20 e. Logging, and the practice of forestry; 21 f. Riding academies when located on sites not less than 22 five (5} acres, (public stable-Twould be commercial) 23 2.3 MINIMUM LOT AREA: One half acre, 24 2.4 MINIMElM FRONT YARD REQUIRED: ,Minimum front yard shall 25 be fifty (5O} feet from the centerline of the road, except where 26 the road is classified by the County as a Federal Aid Secondary Road ii 1: 2' 3 4 5 6 7 8 9 la 11 12 13 i 14 15 16' 17 18 19 20 21 22 23 24 25 26 the minimum building setback requirement shall be fifty-five (55) feet from the centerline of said road. 2.5 MINIMUM LOT WIDTH REQUIRED: Minimum tat width shall not be less than one hundred (100} feet as measured at a point midway in the depth of the lot. 2.6 REQUIRED OPEN SPACE: No building or structure or use shall be located closer than ten (l0) feet to any property line other than the front property line; and na building or structure or use shall be closer to the front property line than the distance required by Section 2, Paragraph 4. SECTION 3. All uses of land within the District not ;specifically authorized and permitted, are prohibited. SECTION 4. Penalties for any violation of the Zoning hereby imposed shall be as provided in the Zoning Enabling Ordinance. Pursuant to the provisions of the Zoning Enabling Ordinance, this ordinance shall, from and after its effective date, become a supplement to and part of said Zoning Enabling Ordinance. SECTION 5. This ordinance shall be and is hereby declared to be in full force and effect from and after thirty (30) days after the date of its passage, and before the expiration of fifteen (15) days after its passage this Ordinance shall be published once with the names of the members voting for and against in Oroville Mercury a newspaper published in the County of Butte, State of Caiifornia.
