AN ORDINANCE ZONING A PORTION OF THE COUNTY OF
BUTTE, STATE OF CALIFORNIA, AN "RT-1" (MINIi~1UNl-.
DENSITY RESIDENTIAL-TRAILER} DISTRICT, AND ESTAB-
LISHING REGULATIONS FOR THE USE OF LAND AND THE
CONSTRUCTION OF BUILDINGS.
The Board of Supervisors of the County of Butte, State of
California, under and pursuant to Ordinance No. 475 of said County,
being the Zoning Enabling Ordinance, as amended, DO ORDAIN as
follows:
SECTION 1.. The hereinbelow described area, situated in
the County of Butte, State of California, shall be and i-t is hereby
zoned an "RT-1" (Minimum-Density Residential-Trailer) District, and
such area shall be subject to the restrictions and restricted uses
and regulations hereinafter specified and provided, said area being
located in the unincorporated area of Butte County near Oroville,
California, and particularly described as follows:
A portion of the South-east quarter of Section 1 , -~ ~.. .
and the East hal f of ``Section ,.12, T19N R4E, .~~4DB&M, and a
portion ~of_ t'he Southwest quarter; of:'Seetion.-fi,~ ands the. Test
half of Section 7, T19N RSE, NiDB&m, Butte County, Galifarni~
more particularly described as follows:
Beginning at the point designated as AC-651 on the Easterly
line of the parcel shown in that certain Record of Survey
recorded February 9, 1970, in Book 33 of Maps, at page 72,
Butte County Official Records; thence Southerly along said
Easterly line to the point designated as ORO-131 on said
Record of Survey; thence leaving said Easterly line S89°
~4`O1"W, 373.85 ft. to the West line of the Northwest quart
of the above said Section 7; thence SO°45`59"E, along said
line 775.39 ft. to the nest quarter corner of said Section
7; thence S1°01`04"E, along the West line of the Southwest
quarter of said Section 7, for 199.23 ft. to the southerly
line of the above said Record of Survey; thence N71°10'28"W
along said line, 89.75 ft.; thence leaving said line,
N18°46`45"E, 129.36 ft,; thence N26°45'58"W., 637.32 ft.;
thence N11°27'09"W, 182.94 ft.; thence S85°38'33"W, 260.00
ft. to the Easterly line of that certain parcel of land
described as Parcel One (Ridge Road) in the &rant of
Easements to the State of Galifornia, recorded September 2,
1950, under serial number 99350, Butte County Official
Records; .thence along said Easterly line, Northerly along

the arc of a nvn-tangent 950.00 ft. radius curve (radial
line to said curve at this paint bears S55°38'33"W), concave
to the East, through a central angle of 22°26'20", for
372.05 ft.; thence Northerly along-the arc of a tangent
2850.00 ft. radius curve, concave to the Vest, through a
central angle of 23°35'45", for 1173.70 ft.; thence leaving
said Easterly line, N$1°17'52"E, 311.50 ft.; thence N73°44'
23"E, 100.00 ft.; thence N38°18'26"E, 279.09 ft.; thence
N22°53'26"E, 97.69 ft.; thence S74°15'34"E, 259.09 ft.;
thence 566°47'38"E, 225.40 ft, to the point of beginning.
Containing 46.57 acres, more or less.
SECTION 2. The following regulations shall apply in an
"RT--1" (Minimum-Density Residential-Trailer) District:
2.1 l1SES PERMITTED:.
a. Single-Family dwellings.
b, Mobile Homes to house one family, when such Mobile
Home is the only housing facility located on the
premises, provided the following conditions are con-
formed to:
1. The floor area within the Mobile Home shalt not be
less than 500 square feet.
2. Ali sanitary facilities shall conform to the
State Statutes and regulations and to local requir{
meats of the Health Department; and
3. All electrical installations shall conform to Stan
Statutes and regulations.
c. Accessory buildings pertinent to the permitted uses.
d. Household pets, but not including livestock, poultry
or poisonous reptiles.
2.2 I.OT AREA REQUIRED: Minimum lot area of a lot per
dwelling unit or a Mobile Home unit shall be no less than eight

thousand, one hundred and twenty-five (8,125} square feet excepting
where public sewage disposal service is provided, a minimum of six
thousand, five hundred {6500} square feet may be allowed for inside:
lots with a minimum of seven thousand, five hundred {7,500} square
feet far corner lots.
2.3 LOT WIDTH REQUIRED: Minimum lot width shall nat be les:
than sixty-five {65) feet.
2.4 FRONT YRRD REQUIRED: Minimum front yard shall be
fifty (50} feet from the centerline of the road, except where the
road is classified by the County as a Federal Aid Secondary Road
the minimum building setback requirement shall be fifty-five {55)
feet from the centerline of said road.
2.5 SIDE YARD REQUIREMENT: Minimum side yard shall not
be less than five {5) feet.
2.6 THE FOLLOWING USES SUBJECT TO SECURING A USE PERMIT
IN EACH CASE:
a. Golf courses and country clubs.
b. Public and quasi-public uses including churches, fire=
~, houses, hospitals, parks and playgrounds, schools and
public utility buildings.
SECTION 3. All uses of land within the District not
specifically authorized and permitted in Section 2, are prohibited.
SECTION 4~. In compliance with the provisions of said
Enabling Ordinance,'rthe same is hereby amended by adding this
(Ordinance in full.
SECTION 5. Butte County Ordinance No. 1073 is hereby
,repealed.

SECTION 6. The penalties for the violation of the z,aning
hereby imposed within the district shall be as provided in the
Zoning Enabling Ordinance. In compliance with the provisions of the
Zaning Enabling Ordinance, this Ordinance shall from and after its
effective date become a supplement to and part of the Zoning
Enabling 4rdinanee.
SECTION 7. This Ordinance shall be and it is hereby
declared to be in full force and effect from and after thirty X30}
days after the date of its passage; and before the expiration of
fifteen (l5) days after the date of its passage this Ordinance
shall be published once with the names of the members off' the Board
of Supervisors voting for and against it in the Oro~~il.le M~mcury_
a newspaper published in the County of Butte, State of California.
PASSED AND ADOPTED by the Board of Supervisors of the
County of Butte, State of California, on the 16:th day of M~y_ __
1972 by the following vote:
