AN "S-2" (SUBURBAN-RESIDENTIAL} DISTRICT.

The Board of Supervisors of the County of Butte, State of California,
under and pursuant to Ordinance No. 475 of said County being the Zoning
Ordinance as amended, DOES ORDAIN AS FOLLOVT5:
SECTION 1. The hereinafter dESCribed area situate in the County of
Bute, State of California, shall be and it is hereby zoned as an "5-2"
{Suburban-Residential} District and such area shall be subject to the
restrictions and restricted uses and regulations hereinafter specified and
provided.
Said area so zoned being located southwest of Chico, more particularly
described as:
Beginning at the intersection of Chico River Road and North
Graves Avenue; thence southwesterly along North Graves Avenue
to Butte Avenue; thence southeasterly along Butte Avenue-to.°
Mller~:Avenu~; thence northeasterly along Miller Avenue to the
southwest...corner of Lot 1 of "Henry's 3rd a4.ddition,'T per Map
retarded in Map Book 9 on page 28', in the Office of Butte County
Recorder; thence contint3ing northeasterly along the west line
of said Lot 1 a distance of l35 feet; thence 572+30E, 485 feet
to the easterly .line of said Lot l; thEnce 517-30~rT, 135 feet
to the southeast corner of said Lot 1, also being the south line
of said "Henry's 3rd Addition;" thence 572M30E along the
south line of said "Henry's 3rd Addition", 1543.5 feet more or
less to the center line of Little-Chico Creek; thence meandering
northeasterly along the surveyEd centering of Little Chico Creek
to Pomona Avenue; thEnce northwesterly along Pomona Avenue to
Miller Avenue; thence northeasterly along- Miller Avenue to
Chico River Road; thence southwesterly along Chico River Road
to North Graves Avenue, the point of beginning. Containing
53 acres morE or less.
Excepting therefrom any portion within the city of Chico.
SECTION 2. Regulations for an "S-2" District. The Following
regulations shall apply in an "S-2" District:
2.1 USES PERMITTED:
a. Single-family dwellings, not including tents or mobile homes.

b. Accessory buildings pertinent to the permitted uses.
2.2 Agricultural uses, except livestock, subject to the following
requi re~nent s
a. For each horse or head of cattle over one year of age eight
thousand one hundred twenty--#`ive (8,120 square feet.
b. For each head of swine over ten (l0) weeks of age, eight
thousand one hundred twenty-five {8,125) square feet.
c. For each head of sheep or goats, two thousand (2,000) square
feet.
2.3 LOT AREA: NU.na.mu:n. required area. of a lot per dwelling unit
shall be not less than one {1) acre.
2.k LOT'~lT~3TH: Minimum lot width shall be not less than one hundred
thirty (130) feet.
2.5 FRONT YARD: M9.nimum.front yard shall be fifty {50} feet from
the centerline of the raad except where the road is classified by the County
as a Federal Aid Secondary Road, the rni.nimum building setback requirement
shall be fifty-five (55) feet from the centerline of said road.
2.6 SIDE YARD: Minimum side yard shall be not less than ten {lO}
feet,
SECTION 3. The following uses subject~~to securing a Use Permit in
each case:
a. Public and quasi-public uses, including churches.
b. Hospitals, parks and playgrounds, schools and public utility
buildings.
SECTION G.. All uses of land within the district not specifically
authorized and permitted in Sections 2 and 3 are prohibited,

SECTION 5. In compliance with the provisions of said Zoning Enabling
Ordinance, the same is hereby amended by adding this Ordinance in full.
SECTION b. The penalties for the violation of the zoning hereby
imposed within the district shall be as provided in the Zoning Enabling
Ordinance. In compliance with the provisions of the Zoning Enabling Ordinance,
this Ordinance shall from and after its effective date become a supplement
to and part of the Zoning Enabling Ordinance.
SECTION 7. Phis Ordinance shall be and it is hereby declared to be
in ful force and effect from and after thirty (3O) days after the date of its
passage; and before the expiration of fifteen (15) days after its passage
this Ordinance shall be published once with the names of the members of the
Board voting .for and against it in the Chi r_o Er~terns2_se___ - _, a
newspaper published in the County of Butte, State of California.
