AN ORDINANCE ZONING A PORTION Ok' THE COUNTY OF BUTTE
AS AN "R-2" (DUPLEX RESII~ENTIAD).DISTRICT. i
1 The Board of Supervisors of the County of Buttes State of California
2 under and pursuant to Ordinance No, 475 of said County, being the Zoning
3 Enabling Ordinance as amended, DOES ORDAIN as follows:
4 SECTION 1. The hereinbelaw described area situate in the County of
~ Butte, State of California, shall be and it is hereby zoned as an "R-2°
g (Duplex Residential) District, and such area shall be subject to the
7 restrictions, restricted uses and regulations hereinafter specified and provided.
g The area so zoned (hereinafter referred to as district) is described as follows:
g T,ocated in Paradise,California and being a portion of Section 22,
T22N R3E MDB & M more particularly described as:

Beginning at the Southwest corner of Lot 3 of the "Subdivision of
1l Section 22, T22N R3E, MdB & M," recorded in Map Book B on page 33;
thence North 241 uS6 feet to the Northwest corner of said Lot 3;
12 thence S 59-52-41 E along the North line of saa.d Lot 3 and Trot 2
of said "Subdivision of Section 22," 499 feet; thence S 0=1~~E to
13 the centerline of Honey Run road, said centerline also being the
Southerly line of said Lots 2 & 3; thence Westerly along the
14 Southerly line of said Lots 2 & 3 to the point of beginning.
15 Containing 1,7 acres, more or less.
1g SECTION 2. The following regulations sha11 apply in an °R 2"
1 ~ (Duplex Residential) District; .
1$ 2.1 USES PERMITTED:
19 a. All those u5e5 permitted in "R-1" (Single Family Residential}
20 Districts.
21 b. Duplex (two family) dwelling units.
22 c. Accessory buildings pertinent to the permitted uses.
2g d. Household pets (but not including livestock, poultry or poisonous
24 reptiles,)
2g 2.2 LOT AREA REQUIRED: Minir~urn lot area shall be eight thousand one
2g hundred twenty-five (8,125) square feet, except that where sewers are provided

1 a minimum of six thousand five hundred ( 6, 500) square feet tna.y be allowed. On
2 corner lots, the minimum area with sewer shall be seven thousand five hundred
3. (7,500) square feet.
4 2.3 LOT WIDTH REQUIRED:
5 a. Minimum lot width shall be sixty-five (65} feet.
g b. Minimum lot width shall be seventy five (75) feet .where septic
7 tanks and wells are located on the same parcel.
$ 2.4 FRONT YARD REQUIRED:
g a. Minimum front yard shall be fifty {5O) feet from the centerline
lp of the road; except
11 b. Where the road is classified by the County as a Federal Aid
12 Secondary Road, the minimum building setback requirement shall
lg be fifty-five {55) feet from the centerline.
14 2.5 SIDE YARI}S REQUIRED: Minimum side yard shall not be less than
15 five (5) feet.

17 a. Golf courses and country clubs.
~g b. Public and quasi-public uses including churches, firehouses,
lg hospitals, parks, p~.aygrounds, schools and public utility
20 buildings.
2Z SECTION 3. All uses of land within the district not specifically
22 authorized and permitted in Section 2 are prohibited,
23 SECTION ~.. In compliance with the provisions of Ordinance No. 475,
24 being the Zoning Enabling Ordinance, the same is hereby amended by adding this

26 SECTION 5. The penalties for the violation of the zoning hereby

imposed within the district shall be as provided in the Zoning Enabling
Ordinance. In compliance with the provisions of the Zoning Enabling Ordinance,
this Ordinance shall from and after its effective date become a supplement to
and part of the Zoning Enabling Ordinance.
SECTION b. This Ordinance shall be and it is hereby declared to be in
full farce and affect from and after thirty {30} days after the date of its
passage; and before the expiration of fifteen {~.~) days after its passage this
Ordinance shall be published once with the members of the Bvard voting for and
agaa..nst it in the Paradises Posh _ _~ a newspaper published in the
County of Butte, State of California.
