1~N ORDINANCE ZONING A PORTION OF THE COUNTY OF
BUTTE, STATE OF CALIFORNIA, AN "A--R" (AGRTC[TLTURAL
RESIDENTIAL) DISTRICT, AND E5TABLiSHING REGULATIONS
FOR THE USE OF LAND AND THE CONSTRUCT~O~F OF BUILDINGS.
The Board of Supervisors of the County of Butte, State
of California, under the pursuant to Ordinance No. 475, as amended,
and declaring an emergency DOES ORDAIN as follows:
SECTION 1. The hereinafter described area situate in
the County of Butte, State of California, shall be and it is hereby
:zoned as an "A-R" (Agricultural-Residential) District and such area
shall be subject to the restrictions a~ restricted uses an d regu-
lations hereinafter specified and provided. Said area so zoned
being located in the unincorporated area of Butte County known
as Paradise, California, more particularly described as follows ;
Beginning at the quarter corner ~aavmon to
Sections 22 and 23 of T22N R3E; hence westerly
along the half section line to i~~ intersection
with the centerline of Southern P~ific Rail-
road right-~of-way; thence southwesterly along
the centerline of said right-of-way to the
intersection with north~sauth centerline of
Section 29, T22N R3E; thence southerly along
said north-south centerline to a paint lcacated
1452 ft. north of the south line of said.Section
29; thence east parallel with the south Line
of said Section 29, 1379.98 ft.; thence south
parallel with the north-southcenterline of~':
said Section 29 , 1.452 ft. to the south line `~
of said Section 29; thence east along the south
line of Section 29, Section 28-and Sectian~~:27
to the southwest carnet of the southeast quarter
of the southeast quarter of said Section 27;
thence north to the northwest corner of the
south half of the north half of the southeast
quarter of the southeast quarter; thence east
parallel with the south line of said Section 27
to the east line of said Section 27;thence north
along the east line of Section 27 and Section 22
to the point of beginning. Containing 1956 acres
more or less.
EXCEPTING-THEREFROM the following,previously zoned
areas:

A. All that land having frontage on Neai Raad and within
five hundred {500) ft. north and south of the
intersections of Roe Rd. and Wayland Rd., the
depth nat to exceed three hundred and fifty
(350} ft. on each side of the centerline of said
Neal Rd. {Existing "C-l" Ordinance No. 995).
Containing 32 acres mare or less.
B. All of "Skyway Pines Tract No. 1", per map
recorded in Map Book J9 on pages ZO & 11; all
of °Skyway Pines Tract Unit No. 2", per map
recorded in Map Book 19 on page 33; all of
"Skyway Orchard Sub" per map recorded in Map
Book 19 on page 36; all of "Raley's Orchard
Sub" per map recorded in Map Book 19 on pages
34 and 35; also a portion of the west half of
Section 21, T22N R3E, described as beginning
at the southeast corner of Lot 6 of said "Ra1ey's
Orchard Sub"; thence N3~ 46' E, 117.8$ ft. to
the northeast corner of said Lot 6, thence
S58°02'30"E, 9x.18 ft. to the southeast corner
of Lot 7, said "Ra1ey's Orchard Sub" ; thence
S31° 46'W, 13.7.62 ft. ; thence N58°02' 30"W, 90
ft. to the point of beginning. Containing 22

the northwest corner said "Scott Park: thence
south to the south-west corner of said "Scott
Park"; thence continuing south parallel with .
Foster Road, 232.02 ft.; thence west at right
angles to Foster Road, 300 ft.; thence south
parallel with Foster Road, 320 ft.; thence east
at right angles to Foster Road, 270 ft.; thence
south parallel with Foster Road, 312.38 ft.; thence

in the Office of the Recorder of the County of
Butte, State of California, April 24, 3.924, in
Book 9 of Maps, at page 33, and described as

Commencing at the Northeast corner of Lot 30, as shown
an said Map, sand point being located in the
centerline of the Sutter Road Reservation; thence
S89 ll'W along the centerline of the Sutter Road,
being along the northerly line of said Lots 30

a distance of 351.78 ft, to the true point of
beginning of the land herein described; thence

SECTION 2. REGULATIONS FOR AN "A-R" DISTRICT:
The following regulations shall apply in an "A-R" Distric
2T1 USES PERMITTED
a,. Single--family dwellings, not including tents or
trailers.
b. Accessory buildings pertinent to the permitted uses.
c. Agricultural uses.
d. Livestock, subject to requirements as follows:
1} P7inimum lot area to be devoted to residential
use sha11 be not less than eight thousand one
hundred twenty--five ( 8 ,125 ) square feet .

2.4 LOT WIDTH REQUIRED:
less than sixty five (65} feet.
2.5 FRONT YARD REQUIRED:
Minimum lot width shall not be
Minimum front yard sha11 be
fifty (50} feet from the centerline of the road, except where the
road is classified by the county as a Federal Aid Secondary Road,
the n3inimum building setback requirement shall be fifty--.five (S5)
feet from the centerline of road. ,
2.6 SIDE YARD REQUTREMENTc I~Iinimum side yard shall no_t
be less than five (5) feet.
SECTIOP: 3. All uses of land within the district not s~eci--
~fically authorized and permitted in Section 2 are prohibited.
SECTION 4. In compliance with the provisions of the
Zoning Enabling Ordinance the same is hereby amended by adding
this ordinance in full.
~_:.... `:SECTION 5. The penalties far the violation of the zoning
hereby imposed within the district shall be as provided in the
Zoning Enabling Ordinance. In compliance with the provisions of
the Zoning Enabling Ordinance this ordinance shall be from and
rafter its effective date become a supplement to and part of the
zoning Enabling Ordinance.
SECTION 6. This ordinance shall be and it is hereby declar
to be in full force from and after thirt~r (30) days after the date
of its passage;- and before the expiration of fifteen (l5) days afte
its passage this ordinance shall be published once with the names
of the members of the Board voting for and against it in the
Paradise Post, a newspar~er published in the County of Dutte;

f. Nurseries and plant gardens.
2.3 LOT AREA FEQUII?EDe ~ldinimum required area of a lot per
dwelling unit shall not be less than eight thousand one hundred
twenty--five {8,125} square feat.
