ORDINANCE NO. 1279
AN ORDINANCE CONSOLIDATING "A--2 LIMITED" DISTRICTS ,
ORDINANCE NO'S 769, 1038, 105, 1139 AND ESTABLISHING
REGULATIONS FOR THE USE OF LAND AND CONSTRUCTION OF
BUILDINGS IN "A-2 LIMITED" DISTRICTS OF BUTTE COUNTY.
The Board of Supervisors of the County of Butte , State of
California, under and pursuant to Ordinance X75 of said County
being the zoning enabling Ordinance as amended, DO ORDAIN, as

SECTION 1.
The hrereinafter described areas situate in.the County of
Butte, State of California;
In Paradise all properties lying within the
Paradise Irrigation District, excepting there
from all areas that have been detail zoned by
the Board of Supervisors.
In Oroville all of Block 50, Map of "Thermalito"
per wall map No. 4 recorded in the office of the
Recorder, County of Butte, State of California;
also the south 20 feet of Yuba Avenue (Abandoned),
the north 40 feet of Yolo Avenue (Abandoned} and
an unnamed alley 20 feet wide; all located".between
7th and 8th Streets per map of "Thermalito".
Excepting therefrom the southerly 97 feet of the
easterly 100 feet.
Lots 1, 2, and 3 of Block 22 "Vi1la,Verona" per
map recorded as Wall Map #12 in the office of
the Recorder, County of Butte, -State of California,
containing 15 acres.
SECTION 2. REGULATIONS FOR AN "A-2 LIMITED" DISTRICT:
2.1 The provisions of this classification shall apply
Ito property as described in Section 1.
2.2 USES PERMITTED:
The following uses are permitted within all parts of

the District:
a. Lawful uses of land now established,
b. Single-family dwellings and accesso ry buildings.
c. Agricultural uses and buildings.
2.3 USE PERMITS REQUIRED:
No multiple-family dwellings, commercial uses of land
or buildings, industrial uses. of land or buildings, mobile home
parks, recreational vehicle parks, campsites, public or quasi--
public.: uses including schools, churches, public buildings, public
utility buildings will be allowed without first securing a use
permit approved by the Planning Commission.
2.~ MINIMUM SETBACK REQUIRED:
Fifty (50) feet from the centerline of the road,
.except where road is classified as a Federal Aid Secondary, then
the minimum setback shall be fifty-five (55) feet from the center-~
line of said road.
2.5 BUILDING SITE AREA REQUIREMENT:
Each single-family residence shall lac located on a
site not less than eight thousand, one hundred and twenty-five
(8,125) square feet.
2.6 SIDE YARD REQUIREMENTS:
The minimum side yard shah. not be less than five (5)
I feet .
2.7 REAR YARD REQUIRE~2ENTS :
The minimum rear yard shall not be less than five (5)
~ feet.

Two (~) parking spaces for each living unit, or one
(1} parking space for each three {3} employees, or one (1} parking
space for each two thousand {2,000} square feet of gross floor
space, whichever is greater.
2.9 TRUCK LOADING AND UNLOADING SPACE:
Private off-street loading space for the handling of
all goods, materials and equipment shall be provided. Such space
shall be of sufficient area and of such design as to permit the
parking and unloading of vehicles without extending into any
existing street beyond the curb line.
2.10 In cases where compliance with provisions of this
section will result in undue hardship, a variance may be approved
in said manner prescribed in the handling of a use permit.
SECTION 3. All uses of land within the District not
specifically authorized and permitted under Section 2 are
~p rohibited.
SECTION 4. Butte County Ordinance No's 769, 1038, 105, an
1139 are hereby consolidated.
SECTION 5. Penalties for any violation of the zoning he
imposed within the District shall be as provided in the Zoning
Enabling Ordinance, and in compliance with the provisions of the
Zoning Enabling Ordinance this Ordinance shall from and after .its
effective date become a supplement to and part of the Zoning
~ Enabling Ordinance .
SECTION ~. In compliance with the provisions of said
jZoning Enabling Ordinance, the same is hereby amended by adding
this Ordinance in full.

SECTION 7. This Ordinance shall be and i$ hereby declared
to be in full force and effect from and after thirty (30) days
after the date of its passage, and before the expiration of fifteen
(l5) days after its passage this Ordinance shall. be published once
with the names of the members voting .for and against it in the
Chico Enter rise a newspaper published in the
County of Butte, State of California.

of Butte, State of California, this 2'7'th day of June ,
1972, by the following vote:
