AN ORDINANCE ZONING A PORTION OF THE COUNTY OF BUTTE, STATE
OF CALIFORNIA, A "C-C" (CONMUNTTY COMAfERCIAL) DISTRICT, AND
ESTABLISHING REGULATIONS FOR THE USE OF LAND AND THE CONSTRUCTION
OF BUILDINGS
The Board of Supervisions of the County of Butte, State of California,
under and pursuant to Ordinance No. 475, as amended, DO ORDAIN AS FOLL0IJS:
SECTION 1. The hereinafter described area situate in the County of
Butte, State of California, shall be zoned a "C-C" (Community Commercial) Distric
and subject to all of the restricted uses applicable to a "C-C" (Community
Commercial) District, said area so zoned being located in the unincorporated area
of Chico, California, particularly described as:
i A portion of the west half of Lot 10, of the "'t'welfth Subdivision
~~ of John Bidwell Rancho", per map re carded in Map Book 6 on page 11,
in the office of Butte County Recorder;
Beginning at a point in the center of East Avenue on the south line
of said Lot 10, from which point the southwest corner of said Lot
10 bears west 193.0 ft; Thence north 420 ft; thence east parallel
with the East Avenue, 363 ft; Thence south 420 ft, to the south line of
said Lat 10; Thence wee,t along the south line of said Lot 10, 356.84
ft. to the point of beginning containing 3.5 acres more or less.
SECTION 2. REGULATIONS FOR "C-C" DISTRICTS. The following regulations
shall apply in all "C-C" Districts;
2.1 Uses permitted subject to plan approved by Planning Commission.
(a) riultiple dwellings and dwelling groups, subject to the height
limit,,building site area, average lot width and yard requirements
specified for "R--3" Districts.
(b) Hotels, clubs and lodge halls, hospitals, sanitariums and clinics.
(c) Retail Stores and shops of a light commercial character and conduct
ed within a building including appliance stores, banks, barber
I shops, beauty parlors, book stores, cleaner or laundry agents and

', stores, millinery shops, professional offices, restaurants, refresY

studios and tailor shops, public utility commercial offices, and
other uses which are of similar character to those enumerated and
which Zsill not be detrimental or obnoxious to the neighborhood in
which they are to be located.
(d) The following uses subject to securing a Use Permit in each case:
1) All uses permitted in "R-1" and "R-2" Districts.
2) Mobile Home Parks.
3) Public and quasi-public uses.
!i) Animal hospitals, auto sales, dancing academies or halls, open
:>: , '_ar retail sales; theaters, pet shops, wholesale stores or
storage, undertaking establishments, used car sales, used or
second hand goods, and other uses which are of similar charact~
er.
2.2 Building Height Limit: Forty-five(45) feet.
2.3 Minimum Lot Ulidth required: Torenty-five (25) feet.
2./~ Front Yard Required: None, except where frontage in a bloxic is
partially in an "R° District, in which case the front yard shall be one-half
that required in such "R" district.
2.5 Side Xard Required: None, except where the side of a lot abuts
upon the side of a lot in an "R" District, in which case the abutting side yard
shall be not less than five (5) feet, and except where the side yard on the streei
side of a corner lot abuts on an "R" District, in which case the side yard on the
street side shall be one-half the corresponding front yard required in such "R"
District.
2.6 Rear Yard Required: Twelve (12) feet, or five (5) feet adjacent

2.7 Offstreet parking: Off-street parking area shall be approved in
sdvance and as required by the Planning commission.
2.8 Fences, screen plantings, etc; Fences, screen plantings and other
obstructions sha11 not exceed three (3) feet in height in front yards, nor six
(6) feet in height in any required rear or side yards. In the case of corner lot ,
fences, shrubs, screen plantings or similar obstructions shall not exceed three
(3) feet in height within the sight distance area.
SECTION 3. All uses of land within the District not specifically
authorized and permitted under Section 2 are prohibited.
SECTION 4. Penalties for any violation of the zoning hereby imposed ~:
within the District shall be aspprovided in the Zoning Ordinance:, In compliance
with the provisions of the Zoning Enabling Ordinance, this Ordinance shall from
and after its effective date become a supplement to and part of the Zoning
Enabling Ordinance.
SECTION 5. This Ordinance shall be and it is hereby declared to be in .::
full force~nd effect from and after thirty (30) days after the date of its passag-,
and before the expiration of fifteen (15) days after its passage, this Ordinance
shall be published once with the names of the members voting for and against it,
in the .Chioo^Errterprls~s:_ ', a nevrspaper published in the County of Butte,
State of California.
