The Board of Supervisors of the County of Butte, State of 4 California, under and pursuant to Ordinance No. 475 of said County, 5 being the Zoning Enabling Ordinance of said County, as amended, DO g RDAIN as follows: ~ SECTION 1. The hereinafter described area, situate in gj the County of Butte, State of California, shall be and it is hereby g zoned as an "AR-MH" (Agricultural Residential'.-Mobile Home) District 10 and such area shall be subject to the restrictions and restricted 11 uses end regulations hereinafter specified and provided. Said area 12 so zoned being located in the unincorporated area of Butte County, 13 ear Oroville, California, more particularly described as follows: 14 All that part of the West half of the Northwest quarter of Section 14, Township 19 North, Range 4 15 East, Mount Diablo Base and Meridian, lying Northerly of the Oroville and Bidwell Bar County 16 Road, now known as Quincy:"Read. (Assessor's Parcel Number 34-19-59) 17 EXCEPTING THEREFROM however, the following described 18 land: 19 Commencing at a point indicated by an iron stake on the North side of the Oroville and Bidwell Bar Road 20 on the East boundary of the said West half of the Northwest quarter of Section 14, from which a white 21 oak tree 24 inches in diameter marked "BT" bears South 675' West 21 feet distant; thence running 2~ South 63x35' West 300 feet to a stake; thence North 392 feet to a stake; thence East 268 feet 23 to a stake; thence South 258 feet to point of beginning, containing 2 acres, more or less. 24 A portion of the West half of the Northwest quarter 2g of Section 14, Township 19 North, Range 4 East, Mount Diablo Base and Meridian; Beginning at the, 26 point of intersection of the West line of said Section l4 with the centerline of the Oroville- -1- 1 2 3 4 5 6 q'~ 8 9 10 11 12 13 14 15 16 17 18 19 20 21 22 23 24 25 26 Quincy Highway, from which point the West quarter corner of Section I4 bears South 0°10" 15" East 719.74 feet; thence along said highway center line South 78°16~" East 182.5 feet; thence North 0"03' East 337,2 feet; thence North 0°41' West 1637.9 feet to a point in the Northerly line of said Section 14; thence along the Last mentioned line South 89n09' West 168.1 feet more or less to the Northwest earner of said Section I4; thence South 0a15~' East along the West line of said Section 14, a distance of 1935,44 feet to the point of beginning. SECTION 2. REGULATIONS FOR AN "AR-N!H" DISTRICT: The following regulations shall apply i,n an "AR-Mil" DISTRICT: 2.1 USES PERMITTED a, Single-family dwellings. b. Mobile Homes - to house one family, when such ma bile home is the only housing facility located on the premises, provided the following conditions are conformed to I} The gross area of the mobile home shall not be less than 500 square feet. 2) All sanitary facilities shall conform to State Statutes and regulations and to local require- menu of the Butte County Health Department. 3} All electrical installations shall conform to State Statutes and regulations- as administered by the Building Division of the Butte County Public Warks Department. c. Livestock, subject to requirements as follows: 1) Minimum lot area to be devoted to residential use shall be not less than eight thousand, one hundred twenty-five (8,125} square feet. 2) Exclusive of the area devoted to the residential use, the following lot or parcel areas shall be required for each animal raised or kept on the premises: a) For each horse or head of cattle over one (1) year of age - eight thousand one hundred twenty-five (8,125) square feet. b) For each head of swine over ten (10} weeks of age- eight thousand, one hundred twenty-five (5,125) square feet. c) For each head of sheep or goats - two thousand (2,000) square feet. 2.2 THE FOLLOWING USES SUBJECT TO SECURING A USE PERMIT IN EACH CASE: .° a. Auplex dwellings and multiple-family dwellings.. b. Golf courses, country clubs, if permitted, would permit accessory uses such as driving range, pro shop, cocktail bar, restaurant. c. Public and quasi-public uses including churches, fire- houses, hospitals, parks and playgrounds, schools and public utility buildings. d. Commercial poultry farming and livestock farming e. Veterinary clinics, outpatient. -3- 1 f. Nurseries and plant gardens. 2 2.3 LOT AREA REQUIRED: Minimum required area of a lot per 3 dwelling unit shall be not less than eight thousand, one hundred ¢ twenty-five (8,125) square feet. 5 2.4 LOT WIDTH REQUIRED: Minimum lot width shall be not g less than sixty-five (65) feet. 7 2.5 FRONT YARD REQUIRED: Minimum front yard shall be g fifty (50} feet from the centerline of the road, except where the g road is classified by the County as a Federal Aid Secondary Road, 10 the minimum building setback requirement shall be fifty-five (55) 11 feet from the centerline of the road. 12 2.6 SIDE YARD REQUIRED: Minimum side yard shall nat be l3 less than five (5) feet. 1¢ SECTION 3. All uses of land within the district not 15 specifically authorized and permitted in Section 2 are prohibited. 16 SECTION 4. In compliance with the provisions of the 17 Zoning Enabling Ordinance, the same is hereby amended by adding lg this Ordinance in full. lg SECTION 5. The Penalties for the violation of the zoning ~0 hereby imposed within the district shall be as provided in the 2l Zoning Enabling Ordinance. In compliance with the provisions of 22 the Zoning Enabling Ordinance, this ordinance shall be from and g~ after its effective date become a supplement to and part of the 2¢ Zoning Enabling Ordinance, 2g SECTION 6.
