AN INTERIPn ORDINANCE ZONING P. PORTION OE' fiT-TE
COUNTY OF BUTTE AN "S-R" (SUBURBAN RESIDENTIAL)
DISTRICT.
1 The Board of Supervisors of the County of Butte, State
2 of California under and pursuant to Ordinance No. 475, as amended,
3'' and declaring an emergency, DO ORDAIN, as follows:
4 SECTION 1. The hereinafter described area situate in
5 the County of Butte, State of California, shall be and it is here-
8 by zoned as an "S-R" (9uburban-Residential) district for a period
7 of 90 days, and such area shall be subject to the restrictions and
8 restricted uses and regulations hereinafter specified and provided,
9 Said area so zoned being located in the unincorporated area of
10 Butte County near Chico, California, more particularly described
11 as follows:
12 Parcel 1.Beginning at the intersection of Glenwood Road and the
southwesterly line of Lot 2 of "Bidwell 2nd Sub.";
13 per map recorded in map book 5 on page 27; thence
southeasterly along the southwesterly line of
14 Lots 72, 73, 74,..75 and 76 to Oak Way; thence
westerly along Oak Way to Glenwood Avenue; thence
15 north along Glenwood Avenue to the point of
beginning. Containing 39 acres, more or less.

Parcel Beginning at the northwest corner of Lot 15, of
17 2 "Oak Lawn Manor Sub."; per map recorded in map
book 17 on page 37; said corner being in Oak Lawn
18 Avenue, approximately 330 ft. south of Sacramento
Avenue; thence east along the north line of said
19 "Oak Lawn Manor Sub." to the west line of Lot 8
of "Bidwell 2nd Sub.", per map recorded in map
20 book 5 on page 27; thence south along the west
line of said Lot 8 to the southwest corner of
21 said Lot 8; also being the northwest corner of
22 ? Lot 9, said "Bidwell 2nd Sub."; thence east to
the northeast corner of said Lot 9; thence south
2S 503 ft; thence west 92.5 ft; thence south 209 ft;
thence east, 78.5 ft; thence south 274.9 ft. to Stewart
24 avenue; thence south along Stewart Avenue and the
southerly prolongation of Stewart Avenue to Big

to the intersection of the southerly prolongation
28 of Oak Lawn Avenue and Big Chico Creek; thence
north along Oak Lawn Avenue to the point of

beginning. Containing 17 acres, more or less.
Parcel Beginning at the intersection of the southerly
3 prolongation of Stewart Avenue with Big Chico
Creek; thence easterly along Big Chico Creek
to the northwest corner of Lot 1, "Oak Manor",
per map recorded in map book 34 on page 45;
thence south to the southwest corner of said
Lot 1; thence continuing south across Oak Parlc
Avenue to a point in the north line of Lot 9
of "Morehead Ranch Sub. No. 1!'; per map recorded
in map book 9 on page 14; said point 300 ft. west
of the northeast corner of said Lot 9; thence
continuing south parallel with the east line of
said Lot 9 to the south line of said Lot 9; thence
east along the south line of Lot 9 to the south
east corner of said Lot 9; thence southerly along
the east line of Lot 12 and Lat 19 to the north
line of Lot 21, said "Morehead Ranch Sub. 1"; thence
continuing south on the southerly prolongation of
said Lot 19 to Chico River Road; thence west along
Chico River Road to the existing "A-3" (Agricultu-
ral) District; thence northerly and *aesterly along
the existing "A-3" (Agricultural) District. boundary
to Big Chico Creek; thence easterly along Big
Chico Creek to the point of beginning. Containing
330 acres, more or less.
Excepting therefrom Assessor's parcel numbers
43-26-03 and 43-29-72 (existing PA-C Zone) and
AP 42-19-19 (Priel), as shown on maps on file
and of record in the office of the Butte County
Assessor on the first Monday of March 1972, also
excepting therefrom any area within the incorpo-
rated City of Chico.
SECTION 2. REGULATIONS FOR A: SUBURBAN RESIDENTIAL
DISTRICT (S-R):
The following regulations shall apply to air Suburban Residential
~. District (S-R)
2.1 USES PERMITTED:
a. Single--family dwellings, not including tents or
mobile homes.
b. Accessory buildings pertinent to the permitted us

2.2 AGRICULTUP.AL USES, EYCEPT LIVESTOCK SUBJECT TO THE
FOLLOWING REQUIREMENTS:
a. For each horse or head of cattle over one year of
age, one half acre, 21,780 sq. ft.
b. For each head of swine over ten (10) weeks of age,
one half acre, 21,780 sq. ft.
c. For each head of sheep or goats, one quarter acre,

2.3 LOT AREA:
NJi.nimuim required area of lot per dwelling unit shall be
not less than 8,125 sq. ft.
2.4 LOT WIDTII:
Minimum lot width shall be not less than sixty--five
feet.
2.5 FRONT YARD:
Minimum front yard shall be fifty (50) feet from the
centerline of the road except where the road is classified by the
County of Butte as a Federal Aid Secondary Road, the minimum
building setback requirement shall be fifty-five (55) feet from
~~ the centerline of said road.
2.6 SIDE YARD:
Minimum side yard shall be not less than five (5) feet.
SECTION 3. The following uses subject to securing a
Use Permit in each case:
a. Public and quasi-public uses, including churches.
b. Hospitals, parks and playgrounds, schools and

',public utility buildings.
SECTION 4. A11 uses of land within the district not
specifically authorized and permitted in Sections 2 and 3 are
prohibited.
SECTION 5. The penalties for the violation of the zonin
hereby imposed within the district shall be as provided in Section
l5 of Ordinance No. 475. In compliance with the provisions of the
Zoning Enabling Ordinance, this ordinance shall from and after its
effective date become a supplement to and part of the Zoning
Enabling Ordinance.
SECTION 6. This urgency ordinance shall take effect
immediately upon its passage, and before the expiration of fifteen
(15} days after its passage shall be published once with the names
of all members of the Board of Supervisors voting for and against
the same in the Chico Enterprise a newspaper in general
circulation in the County of Butte, State of California, The fact
constituting the urgency on which this ordinance is based are:
-1. The existing A-2 Zone permits uses which may be im-
compatible with the developed single family dwelling nature of the
subject area.
2. The Planning Commission will soon be considering a
petition requesting rezoning of the subject area into zoning
'districts more restrictive than the existing districts.
3. This urgency ordinance is necessary to preserve the
public health, safety and welfare in the subject area until said
rezoning to "S-R" is decided.

August 1972, by the following vote:
