COUNTY OF BU'T'TE fi.Td "S--R" (SUI3URF3AN P.ESTDENTTAL) DTSTRTCT. i The Board of Supervisors of the County of Butte, State of California under and pursuant to Ordinance No: 475, as amended, and declaring an emergency, DO ORDATDI, as follows: SECTION 1. The hereinafter described. area situate in the County of Butte, State of California, shall be and it is here- by zoned as an "5-R" (Suburban Residential} District for a period _{ of 30 days, and. Such area shall be subject to the restrictions and restricted uses and regulations hereinafter specified and provided. Said area so zoned being located in the unincorporatec~ area of Butte County near Chico, California, more particularly described as follows Parcel Beginning at the intersection of Glenwood Road and the 1 southwesterly line of Lot 2 of "Bidwell 2nd Sub."; per map recorded in map book 5 on page 27; thence southeasterly along the southwesterly ~.ine of Lots 72, 73, 74, 75 and 76 to Oak L~Tay; thence westerly along Oak Way to Glenwood Avenue; thence north along Glenwood Avenue to the point of beginning. Containing 39 acres, more, or less. No. 1"; per map recorded in map book 9 an page 14; said point 30Q .ft. nest of the northeast corner of said Lot 9; thence continuing south parallel with the fast line of said Lot 9 to the south line of said Lot 9; thence east along the south line of Lat 9 to the south east corner of said Lot 9; thence southerly along the east line of Lot l2 and Lot 19 to the north line of Lot 21, said "Morehead Ranch Sub. I", thence continuing south on the southerly prolongation of said Lot 19 to Chico River Raad; thence west along Chico. River Road to the existing "A-3" (Agricultural) District; thence nortFierly and westerly along the existing "A-3" (Agricultural) District boundary to Eig Chico Creek; thence easterly along Big Chico Creek to the point of beginning. Containing 33p acres, more or less. Excepting therefrom Assessor's parcel numbers 43--26-03 and 43-29-72 (existing PA~-C done} and AP 42-19--19 (Friel}, as shown on maps.on file and of record in the office of the Butte County Assessor on the first Monday of March, 1972, also excepting therefrom any area within the incorporated City of Chico. SECTION ~. REGULATIONS I'QR A SUBURBAN RESIDENTIAL DISTRICT (S--R) The following regulations shall apply to a Suburban Residential District (S-R) 2.1 USES PERMITED: a. Single-family dwellings, not including tents or mobile homes. b. For each horse or head of cattle over ane year of age, one half acre, 21,780 sq. f't. b. For each head of swine over ten {l0) weeks of age qne half acre, 21,780 sq. ft. c. .For each head of sheep or goats, ane quarter acre, 10,$90 sq. ft. 2.3 LOT AREA: ~•~inimum required area of lot per dwelling unit shall be not less than 8,125 sq. ft. 2.4 LOT WIDTH: 1~linimum lot caidth shall be not less than sixty-five feet. 2.5 FRONT YARD: Minimum front yard shall be fifty {5fl) feet from the centerline of the road except where the road is classified by the County of Butte as a Federal Aid Secondary Road, the minimum building setback requirement shall be fifty--five {55) feet from the centerline of said road. 2.6 SIDE YARD: Minimum side yard shall be not less than five {5} feet, SECTION 3. The following uses subject to securing a Use Permit in each case; a. SECTION 4. All uses of land within the district not specifically authorized and permitted in Sections 2 and 3 are prohibited. SECTION 5. The penalties for the violation of the zoning hereby imposed within the district shall. be as provided in Section 15 of Ordinance No. 475. Tn compliance with the provisions of the Zoning Enabling Ordinance, this ordinance shall from and after its effective date become a supplement to and part of the Zoning ~ Enabling Ordinance. SECTION 6. This urgency ordinance shall take effect immediately upon its passage, and before the expiration of fifteen) (15) days after its passage shall be published once caith the names of all members of the Board of Supervisors voting for and against the sane in the Chico Enterprise , a newspaper in general circulation in the County of Butte, State of California, The facts constituting the urgency on which this ordinance is base are 'l. The existing A-2 Zone permits uses which may be i:ncoznpatible with the developed single family dwelling nature of the subject area. 2. The Planning Commission will soon be considering a petition requesting rezoning of the subject area into zoning districts more restrictive than the existing districts. 3.
