AN ORDINANCE ZONING A PORTION OF THE COUNTY OF
BUTTE, STATE OF CALIFORNIA, AN "AR-MH" {AGRICULTURAL
RESIDENTIAL-MOBILE HOME} DISTRICT, PURSUANT TO
ORDINANCE N0. 475, AS AMENDED
1 The Board of Supervisors of the County of Butte, State of
2 California, under and pursuant to Ordinance No. 475 of said County,
3. being the Zoning Enabling Ordinance of said County, as amended, DO
4; RDATN as follows:
fi SECTION ~.. The hereinafter described area, situated in
e the County of Butte, State of California, shall be and it is hereby
7 coned as an "AR-MH" {Agricultural Residential-Mobile Home) District;
8 and such area shall be subject to the restrictions and restricted
9 uses and regulations hereinafter specified and provided. Said area
10 so zoned being located in the unincorporated area of Butte County,
11 near Oroville, California, more particularly described as follows:

The Southeast quarter of the Southeast quarter and
the South half of the Northeast quarter of the Southeast
quarter of Section 34, T 19N R4E, MDB&M, lying North
of Lower Wyandotte Rd.
Containing 22 acres, more ar less.
SECTION 2. REGULATION FOR AN "AR-MH" DISTRICT:
The fallowing regulations shall apply in an'i'~~<-1~TFi"
2.1. USES PERMITTED
a. Single-family dwellings.
b. Mobile Homes - to house one family, when such
mobile home is the only housing facility located on
the premises, provided the following conditions are
conformed to:
1) The gross area of the mobile home shall not be
less than 500 square feet.

1. 2) All sanitary facilities shall conform to State
21 Statutes and regulations and to local require-
3 meets of the Butte County Health Department.
4 3} All electrical installations shall conform to
fi State Statutes and regulations as administered
8 by the Building Division of the Butte County
7 Public Works~Department.
8 c. Accessory buildings pertinent to the permitted uses.
9 d. Agricultural uses.
14 e. Livestock, subject to requirements as follows:
Y1 1) Minimum lot area to be devoted to residential
~2 ~ use shall be not less than eight thousand,
13 one hundred twenty-five 08,125) square feet.
x4 2) Exclusive of the area devoted to the residential
15 use, the following lot or parcel areas shall be
18 required for each animal raised or kept on the
17 premises:
18 a) For each horse or head of cattle over one
~9 (~} year of age - eight thousand one hundrec
20 twenty-five 08,125) square feet.
21 b) For each head of swine over ten (10) weeks
22 of age - eight thousand, one hundred twenty-
23 five {8,125) square feet.
24 c) For each head of sheep or goats - two
~ ' thousand (2,000) square feet.

2 IN EACH CASE:
3 a. Duplex dwellings and multiple-family dwellings.
4 b. Golf courses, country clubs, ~,f permitted, would
6 permit accessory uses such as driving range, pro
g shop, cocktail bar, restaurant.
7' c. Public and quasi-public uses including churches,
8 firehouses, hospitals, parks and playgrounds,
9 schools and public utility buildings.
10 d. Commercial poultry farming and livestock farming.
I1. e. Veterinary clinics, outpatient.
12 f. Nurseries and plant gardens.
13 2.3 LOT AREA REQUIRED: Minimum required area of lot pex
].4 dwelling unit shall be not less than eight thousand, one hundred
15 twenty-five 18,125) square feet.
16 2.4 LOT WIDTH REQUIRED: Minimum lot width shall be not
17 ,less than sixty-five 165} feet.
18 2.5 FRONT YARD REQUIRED: Minimum front yard shall be
19 fifty C5o) feet from the centerline of the road, except where the
2~ road is classified by the County as a Federal Aid Secondary Road,
21 the minimum building setback requirement shall be fifty-five (55}
22 feet from the centerline of the road.
23 2.6 SIDE YARD REQUIRED: Minimum side yard shall not be
24 less than five (5) feet.
~ SECTION 3. A11 uses of land within the district not
~6 specifically authorized and permitted in Section 2 are prohibited.

i SECTION 4. Tn compliance with the provisions of the
2 Zoning Enabling Ordinance, the same is hereby amended by adding
3 this Ordinance in full.
4 ~~ SECTTON 5. The Penalties for the violation of the zoning
5 hereby imposed within the district shall be as provided in the
6 Zoning Enabling Ordinance. In compliance with the provisions of
7 ..the Zoning Enabling Ordinance, this ordinance shall be from and
$ after its effective date become a supplement to and part of the
9 Zoning Enabling Ordinance.
10 SECTION 6. This ordinance shall be and it is hereby
lI declared to be in full force and effect from and after thirty (30)
12 days after the date of its passage, and before the expiration of
33'',fifteen C15) days after its passage, this ordinance shall be pub-
14 ,fished once with the names of the members of the Board of Super-
15 visors voting for and against it in the Oroyille Mercury ,
1B a newspaper published in the County of Butte, State of California.
