The hereinafter described area situate in the !County of Butte, State of California, shall be and it is hereby zoned an "A-SR" (Agricultural-Suburban Residential) District and such area shall be subject to the restrictions and restricted uses and regulations hereinafter specified and provided, said area so zoned being located near Chico.;:- California and particularly described as: Beginning at a paint in the intersection of Eaton ~, Road and Hicks Lane said point being the center of '~, Section 9, T22N R1E, MDB&M; thence earth to the i, northwest earner of the southwest quarter of the northeast quarter said Section 9; thence east to the northeast corner of the southwest quarter of the northeast quarter, said Section 9; thence easterly '~ along Sycamore Creek to the northwest corner of Lot ]. of "Sycamore Sub," per map of record in the Office of Butte County Recorder; in map book 32 on pages 23 and 24; thence south to the southwest corner of ~~ ~~ Lot 1 of said Sycamore Sub. also bein the north g right of way line of Eaton Road; thence west along Eaton Road to the northwest corner of Lot 8 of "Hobart Sub.", permap of record in the Office of Butte County Recorder, in map bank 4 on Page 24; thence southeasterly-along the west line of Lot 8 and Lot 7 of said "Hobart Sub," to the south west corner of said Lot 7; thence southwesterly parallel with the south line of said~Lot 7 to~State Highway 99E; thence northwesterly along the easterly right of way line of State Highway 99E to a line located 1320 feet northwesterly of and parallel to the westerly prolongation of the south line of Lot 7 of said "Hob art Sub."; thence northeasterly along said line 800 feet; thence northwesterly 295 feet to Eaton Road; thence west along Eaton Road to the point of beginning. REGULATIONS FOR AN AGRICULTURAL SUBURBAN- RESIDENTIAL DISTRICT"' ("A=SR") The following regulations shall apply to an Agricultural Surburban .Residential District (."AYS~") 2.1 USES PERMITTED: . a. Single-family dwellings, not including tents or mobile homes. b. Accessory buildings pertinent to the permitted uses. 2.2 AGRICULTURAL USES, EXCEPT LTVESTOCF~ SUBJECT T4 THE FOLLOWING REQUIREMENTS: a. For each horse or head of cattle over one (1) ~-year of age one half acre, 21,780 sq. ft. b. For each head of swine over ten (10) weeks of age, one half acre, 21,780 sq. ft. c. For each head of sheep or goats, one quarter acre, 10,890 sq. ft. 2.3 LOT AREA: Minimum required area of lot per dwelling unit shall be not less than 8,125 sq. ft. 2.4 LOT WIDTH: ' Minimum lot width shall be not less than sixty-five feet. 2 .5 FRONT YARD Minimum front yard sha11 be fifty (50) feet from the cente line of the road except where the road is classified by the County of Butte as a Federal Aid Secondary Road, the minimum building setback requirement shall be £ifty~-five (55) feet from the center- -2 - 1 z 3 4 5 6 7 8 5 lp 11 12 ].3 14 15 I6 17 18 19 20 21 22 23 24 23 28 .line of said road. 2.6 SIDE YARD: Minimum side yard shall be not less than five (5) feet. SECTION 3. The following uses subject to securing a Use Permit in each case: a. Public and quasi-public uses, including churches. b. Hospitals, parks and playgrounds, schools and public 'utility buildings. SECTION 4. All uses of land within the district not ~ispecifically authorized and permitted in Sections 2 and 3 are prohibited. SECTION 5. Far the immediate preservation of the public 'peace, health and safety of the area hereinabove described, and the residents and inhabitants thereof, it is necessary that this .ordinance take effect immediately. A declaration of the facts constituting the necessity therefore is as follows: The adoption of such Interim Zoning Plan is necessary in the public interest, to maintain the status cluo in such district ,pending the determination of the application for such permanent detail zoning. SECTION 6.
