STATE OE' CALII'ORA12A, AN "P_-R" (AGRICULTURAL-RESIDENTIAL)
DISTRICT, A,'~D ESTABLISHING REGULATIONS FOR THE USE d~"
LAND AND TIDE CONSTRUCTION OF 13UILDTD?GS .
The Board of Supervisors of the County of Butte, State of
California, under and pursuant to Ordinance P7o. 475., of said
County, being the Zoning Enabling Ordinance, as amended, DO 0
as follows:
SECTIOIQ 1. The hereinbelow described area situate in the
County of Butte, State of California, shall be and it is hereby
zoned as an "A-R" (Agricultural-Residential) District and such
area shall be subject to the restrictions and restricted uses and
i regulations hereinafter specified and provided. Said area so
zoned being located near Chico, California, more particularly
~ described as follows:
A part of Lot 14 of the Sixth Subdivision of the
Sohn Bidwell Rancho, according to the Official ~1ap
thereof, filed in the office of the Recorder of
the County of Butte, State of California, in Look
5 of IRaps, at page 30, described as follows:
COP~L~IENCING at the Southeast corner of said Lot and
running thence North along the East line of said
Lot, 1081_.6 feet; thence Vest and parallel with
the South line of said Lot 243 feet to the true
point of beginning of the parcel of land herein
described; thence from said true point of beginning
West and parallel with the South line of said Lot,
1$2,5 feet; thence North and ~arallei with the East
line of said Lot, 277 feet, more or less, to the
Southwesterly line of the State Highway 32 known as
Clii:co~Oriand Highway; thence Southeasterly along
said Southwesterly line, 209.07 feet to intersection
with a line drawn North, parallel with the East
line of said Lot from the true point of beginning;
thence-~ South and parallel with the East line of
said Lot 175 feet, more or less, to the true point
of beginning, Containing 1.02 acres, more or less.
SECTION 2. REGULATIONS FOR AN "A-R" DISTRICT:

1 The following regulations shall apply in an "A-R" District
2 2.1 USES PERMITTED:
3 a. Single-family dwellings, not including tents or
4 trailers.
8 b. Accessary buildings pertinent to the permitted uses.
8 c, Agricultural uses.
7 ~ c. Livestock, subject to requirements as follows:
8 1. Minimum lot area to be devoted to residential
9 use shall be not less than eight thousand one
10 hundred twenty-five (8,125) square feet.
11 2. Exclusive of the area devoted to the residential
12 use, the following lot or parcel areas shall be
13' required for each animal raised or kept on the
14 premises:
18 (a) For each horse or head of cattle over one
18' (1) year of age -- eight thousand one hundre
17 twenty-five (8,125) square feet.
18 (b) For each head of swine over ten {LO} weeks
19: of age --- eight thousand one hundred traenty-
20 five (8,125) square feet,
Q1 (c) For each head of sheep or goats -- two
22' thousand (2,000) square feet.
23 2.2 The following uses subject to securing a use permit
~ in each case :
~ a. Duplex dwellings and multiple-family dwellings.
28 b. Golf courses, country clubs, if permitted, would

1 permit accesso r~r uses such as driving range, pro
2 shop, cocktail bar, restaurant.
3 c. Public and quasi-public uses including churches,
tl firehouses, hospitals, parks and playgrounds,
5 schools and public utility buildings.
8 d. Commercial poultry farming and livestock farming.
q e. Veterinary clinics, outpatient.
8 f. Nurseries and plant gardens.
9 2.3 LOT AREA REQUIRED: Minimum required area of a lot
lp ,per dwelling unit shall be not less than eight thousand one
11 hundred twenty-five (8,125) square feet.
12; 2.~' LOT N72DTH REQUIRED: Minimum lot width shall not he
13 less than sixty-five (65} feet.
14 2.5 FRONT YARD REQUIRED: Minimum front yard shall be
15 fifty (50) feet from the centerline of the road, except where the
18 road is classified by the County as a Federal Aid Secondary Road,
17 the minimum building setback requirement shall be fifty-five (55)
18''feet from the centerline of road.
19 2.6 SIDE YARD REQCJIREMEATT: rrtinimum side yard. shall not
20 be less than five (5} feet.
21 SECTION 3. In compliance with the provisions of the
22 'Zoning Enabling Ordinance, the same is hereby amended by adding
23 -this Ordinance in full.
24 SECTION 4. The penalties for the violation of the zoning
~ hereby imposed within the district shall be as provided in the
28 Zoning Enabling Ordinance. In compliance urith the provisions of

1 the Zoning Enabling Ordinance, this Ordinance shall from and after
2 its effective date become a supplement to and part of the Zoning
3 Enabling Ordinance.
4 SECTION 5. This Ordinance shall be and it is hereby de-
s Glared to be in full force and effect from and after thirty (30)
8 days after the date of its passage; and before the expiration of
7 fifteen (15) days after the date of its passage this Ordinance
8 shall be published once with the names of the members of the Board
9 voting for and against it in the Chico Enterprise
10 a newspaper in general circulation
11 in the County of Butte, State of California.
12 PASSED AND ADOPTED by the Board of Supervisors of the
13 County of Butte, State of California, on the 9th day of
14 January' 1973, by the following vote:
