X75, as amended, ~ DO ORDAIN as follows: SECTION 1. The hereinafter described area situate in the County of Sutte, State of California, shall be and it is hereby zoned as an "AR-~IH-3" (Agricultural Residential - Mobile Home) District and such area shall be subject to the restrictions and restricted uses and regulations hereinafter spec3.fied and provided, Said area so zoned being located in the unincorporated area of Butte County: Being 1o~cated near the Butte~:College site ar1d. described as located in T211V, R3~ and being: all of Sec. 15 excepting the ref ram beginning at a. point locarted on the west ~ir~e of said Sec. 15 and 26C ft. north of the south- west corner of said Sec '~5, thence continuing north aiflng said west line 1$5.31 f~.; thence east, para11e1;with the south 1 ine of said Sec. 15~ to :the west .line.: a.f. Mobile Homes - to house one family, when;such Mobile Home is the only housing facility located on the premises, prov9.ded the following conditions arE con- formed to: 1. The gross area of tip Mobile Home shall not be less than 506 square feet. 2. All sanitary facilities shall conform to State Statutes and regulations and tQ local require- . ~ments of the Butte County Health Department. 3. All electrical installations shall conform to State Statutes and regulations as administered by the Building Div~~ion>of the Butte County Public Works Department.. c. Accessory builda.ngs pertinent to the permitted uses, d. Agricultural uses. . e. Livestock, sub3ect to.requirements as follows: 1. For each horse or head of cattle over one ( ~. ) year of age -eight thousand, one hundred twenty- f ive (8 , l2 S ) square feet . 2. For each head of swine over ten (10} weeks of age - eight thousand one hundred twenty--five {8,125} square feet. 3. Golf courses, country clubs, if permitted, would I permit accessory uses such as driving range, pro. __ ~ _ . shop, cocktail bar, restauriant. b. Public and quasi ,public uses inc3,uding churches, firehouse, hospitals, parks and playgrounds, schools and public utility buildings. c. Livestock farming. d. Veterinary clinics, outpatient. e. ~turseries and plant gardens. 2.3 ~,OT AREA REQUIRED:. Minimum required area of a lot per dwelling unit shall be not less than three (3) acres . 2.4 LOT WIDTH REQUIRED: Minimum ].ot width shall be not less than one hundred thirty (130) feet. 2.5 FRONT YARD REQUIREDe Minimum front yard shall be fifty {50) feet from the centerline of,the road, except where the road is classified by the County as a Federal Aid Secondary Road, the minimum building setback requirement shall be fifty-five {55} feet from the centerline of the road. 2.5 SIDE YARD REQUIRED: Minimum side yard shall not be less than ten (10) feet. SECTION 3. ORDINANCE ADDED TO ZONING ENABLING ORDINANCE. In compliance with the provisions of the Zoning Enabling Ordia~z~ce, th-is. Ordinance .shall from and. after its effective date become a supplement to and part of the Zoning Enabl:~ng OrdinancE SECTION 5. PENALTIES. The penalties for the violation of the Zoning hereby impaled within the distrzct shall be as provided in the Zoning Enabling Ordinance. - SECTION~6.
