ORDINANCE NO. 1376
AN ORDINANCE ZONING A PORTION OF THE COUNTY OF BUTTE,
STATE OF CALIFORNIA, AN "AR-MH" {AGRICULTURAL RESIDENTIAL-
MOBTLE HOME)~~DISTRICT, PURSUANT TO ORDINANCE NO. 475, AS
AMENDED.

The Board of Supervisors of the County of Butte, State of
;California, under and pursuant to Ordinance No: 475 of said County,
being the Zoning Enabling Ordinance of said County, as amended, DO
ORDAIN as follows:
SECTION ~.. The hereinafter described area, situated in
[the County of Butte, State of California, shall be and it is
hereby zoned as an "AR-MH" (Agricultural Residential - Mobile
Home) District, and such area shall. be subject to the restrictions
and restricted uses and regulations hereinafter specified and
provided. Said area so zoned being located in the unincorporated
area of Butte County, near Oroville, California, more particularly
described as follows:
Being a portion of the northeast quarter of Section 26,
T19N, R4E, MDB&M particularly described as beginning at
the southwest corner of the southeast quarter of the
northeast quarter of said Section 26; thence along the
west line of said southeast quarter of the northeast
quarter, N 0° 15' 29" W, a distance of 813.62 ft.; thence
5 89° 43` 30" E, a distance of 287.66 ft. to the center-
line of a 60 ft. wide road easement; thence S 18° 50' E,
along said 60 ft. road easement 150.56 ft.; thence
S 89° 43` 30" E, 320 ft, more or less to the northeast
corner of the-southwest quarter of the southeast quarter
of the northeast quarter of said Section 26; thence
S 89° 43' 30" E, 658.38 ft.. to the east-west centerline
of said Section 26; thence N 89° 43` 30" W, along said
east-west centerline 660 ft. to the point of beginning
Containing 11 acres, more or less.
SECTION 2. REGULATIONS FOR AN "AR-MH" DISTRICT:
The following regulations shall apply in an "AR-MH"
District:
2.1 USES PERMITTED

a. Single-family dwellings.
b. Mabile Homes - to house one family, when such
mobile home is the only housing facility located
on the premises, provided the fallowing conditions
are conformed to:
1) The gross area of the mobile home shall not be
less than 500 square feet.
2) All sanitary facilities shall conform to State
Statutes and regulations and to local require-
ments of the Butte County Health Department.
3) All electrical installations shall conform to
State Statutes and regulations as administered
by the Building Division of the Butte County
Public Works Department..
c. Accessory buildings pertinent to the permitted uses.
d. Agricultural uses.
e. Livestock, subject to requirements as follows:
~.) Minimum lot area to be devoted to residential
use shall be not less than eight thousand,
one hundred twenty-five (8125) square feet.
2}. Exclusive of the area devoted to the residential
use, the following lot or parcel areas shall be
required far each animal raised ar kept on the
premises:
a) For each horse or head of cattle aver one
(1) year of age - eight thousand one hundred

2 b) For each head of swine-.over ten (10} weeks
~ of age - eight thousand, one hundred twenty~-

~ c) For each head of sheep or goats - two

7 2.2 THE FOLLOWING USES SUBJECT TO SECURING A USE PERMIT
8 IN EACH CASE:
9. a. -Duplex dwellings and multiple-family dwellings.
Z~ b. Golf courses, country clubs, if permitted, would
~-~- ~ permit accessory uses such as driving range, pro
~~ shop, cocktail bar, restautant.
1~ c. Public and quaso-public uses: .including churches,
~4 firehouses, hospitals, parks and playgrounds,
15 schools and public utility buildings.
16 d. Commercial poaltry farming and livestock farming.
17 e. Veterinary clinics, outpatient. .
18 f. Nurseries and plant gardens.
29 2.3 LOT AREA REQUIRED: Minimum required area of lot per
20 `dwelling uni t shall be not less than eight thousand, one hundred
2g twenty-five (8,125) square .feet.
22 2.4 LOT WIDTH REQUIRED: Minimum lot width shall be not
23 ~Iess than si xty--five (65) feet.
24 2.5 FRONT YARD REQUIRED: Minimum-front yard shall be
~ fifty (50) feet from the centerline of the road, exce t

Road, the minimum building setback requirement shall be fifty--five
{55) feet from the. centerline of the road.
2.6 SIDE YARD REQUIRED: Minimum side yard shall not be
less than five {5) feet.
SECTION 3. A11 uses of land within the district not
specifically authorized and permitted in Section 2 are prohibited.
SECTION 4. Tn compliance with the provisions of the
Zoning Enabling Ordinance, the same is hereby amended by adding
this Ordinance in full.
SECTTQN 5. The Penalties for the violation of the zoning
hereby imposed within the district shall be as provided in the
Zoning Enabling Ordinance. In compliance with the provisions. of
.the Zoning Enabling Ordinance, this ordinance ha11 be from and
after its effective date become a supplement to and part of the
Zoning Enabling Ordinance.
SECTION 6. This ordinance shall be and it is hereby
:declared to be in full force and effect from and after thirty {30)
(days after the date of its passage, and before the expiration of
fifteen {Z5) days after its passage, this ordinance shall be pub-
1lished once with the names of the members of the Board of Super-
visors voting for and against it in the `Orov~:lie.~Ni~ercury ,'

PASSED AND ADOPTED by the Board of Supervisors of the
County of Butte,' State of California, this ~ nth day of
