The Board of Sux~ervisors of the County of 3utte, State of
California, under and pursuant to Ordinance Na, 475 of said County,
being the honing Enabling Ordinance of said County, as amended,
DO OP,DAIN as follows:
SECTION 1. The hereinafter described area, situated in
the County of Butte, State of California, shall be and it is
hereby zoned as an °AR-_r.~tH" (Agricultural Residential-P'Tobi le Flome)
District, and such area..shall be subject to the restrictions and
restricted uses and regulations hereinafter specified and provided,
Said area sa zoned being located in t?~e unincorporated area of
Butte County, near Oraville, California, more particularly des-
cribed as follows:
Being a portion of the northeast quarter of Section
2$, T19N, RQE, r,7DB&M, particularly, described as
commencing at the center of said Section 28, thence
N 89° 30' E, 941.39 ft,, to the true point of_
beginning; thence continuing N 89° 30' E, 783.61
ft.; thence N 00° 23' T-~, 125b,8 ft. to the south
boundary of "~Iilla ~7'erona Sub . " ; thence S 89 ° 30 ' I~J,
10&7.0& ft.f thence S OO~a 23' E, 212.38 ft,; thence
rT 89° 30' E, 60 ft., more or less, to the east

approx. 100 .ft. to a point located at right angles

more or less to the point of beginning,
Containing 26 acres, more or less.
SECTION 2. REGULATIONS FOR AN "AL~.--?~~i" DISTRICT:
1 The following regulatians shall apply in an "AR-]+tI~I"
2 District:
3 2 . ~. USES PERMITTED
4 a. Single-family dwellings.
~ b. Mpbi~.e Bomes - to house one family, wi~.en such
6 mobile home is.~the only housing facility located on
7 the premises, provided the following conditions are
$ ~ conformed to:
9 l~ The gross area of the mobile home shall not be
10 less than 500 square feet.
11 2) All sanitary facilities shah. conform to State
12 Statutes and regulations and to local rectuire-
13 meats of the Butte County Health Department.
14 3) All electrical installations shall conform to
15 State Statutes and regulatians as administered
16 by the Building Division of the Butte County
17 Public G7orks Department.
18 c. Accessory buildings pertinent to the permitted uses.
19 d. Agricultural uses.
20 e. Livestock, subject to requirements as follows:
2I 1) Minimum lot area to be devoted to residential
22 use shall be not less than ei ght thousand,
23 one hundred twenty-five (8,125) square feet.
24 2) Exclusive of the area devoted to the residential

14 2.2 THE FOLLOWING USES SUBJECT TO SECURING A USE PERMIT

I4 permit accessary uses such as driving raxzge, nxo
15 shop, cocktail bar, restaurant.

17 firehouses, hospitals, parks and playgrounds,
18 schools a.nd public utility buildings.
19 d. Commercial poultry farming and. livestock farming.
20 e. ~leterinary clinics, outvatient.

22 2.3 LOT AREA P,EQUIZ`tED: r~inimum required area of lot per

2.5 FRONT YARD REQUIRED: Minimum front yard shall be
fifty (5fl} feet from the centerline of the road, except tahere the
road is classified by the County as a Federal Aid Secondary ~'.oad,
the minimum building setback requirement shall be fifty-five {55}
feet from the centerline of the road.
SECTION 3. All uses of land within the district not
specifically authorized and permitted in Section 2 are prohibited.
SECTION ~. Tn compliance with the provisions of_ the
Zoning Enabling Ordinance, the same is hereby amended by adding
this Ordinance in full.
SECTION 5. The Penalties for the violation of the zoning
hereby imposed within the district shall be as provided in the
Zoning Enabling Ordinance. Tn compliance with the provisions of
the Zoning Enabling Ordinance, this ordinance shall be from and
',after its effective date become a supplement to and Dart of the
Zoning Enabling Ordinance.
SECTION 6. This ordinance shall be and it is hereby
declared to be in full force and effect from and after thirty (3a}
days after the date of its passage, and before the expiration of
fifteen (15) days after its passage, this ordinance shall be nub=
fished once with the names of the members of the Berard of Super--
visors voting for and against it in the
a newspaper published in the County of Butte, State of California.
PASSED AND ADOPTED by the Board of Suraervisors of the
County of T3utte, State of California, this 7th day, ofgti~z~,st
