The hereinafter described area situate in the County of Butte, State of California, shall be and it is hereby coned as an "S-2" (Suburban--Residential) District and such area shall be subject to the restrictions and restricted uses and regulations hereinafter specified and provided. Being located near IIurham, California, described as: Parcel 1 - Beginning at the intersection of Lott Ft and Durham-Oroville Hwy.; thence West 187.9 ft. to the SW corner of "Lot P", Durham State Land Settlement", Map of Record -- Bk. 8 Pg. 16; thence IdWLY along "Lot P" & "Lot 0" to a point 435.5 ft. West of Lott Rd.; said point also in the West line of "Lot O", said sub; thence North along Said West line of "Lots O, N, M, L, ~C, J, I, H, G, F, E, D, C, B & A" to the NW corner of said "Lot A" thence west to anoint located 443.4 ft. Parcel 3 ~- An area generally described as located between Midway and Franklin Ave., South of the Easterly prolongation of Serviss St.; particularly described as "Lots 15, 17 & 18" of "Franklin Sub.", per map recorded in Map I3k , 2 on Page 1~ 3 , ton-- taining 2$ acres, more or less. SECTION 2. Regulations for an "S-2" District. The following regulations shall apply in an "S-2" District: 2.1 USES PERMITTED; a. Single-family dwellings, not including tents or mabile homes. b. Accessory buildings pertinent to the permitted uses. 2:2 Agricultural uses, except livestock, subject to the following requirements: a. Far each horse or head of cattle over one year of kage, eight thousand one hundred twenty-five (8,125) square feet. b. For each head of sheep or goats, two thousand (2,000} square feet. 2.3 LOT AREA: Minimum required area of a lot per dwellinc unit shall be not less than one {1} acre. 2.4 L4T WIDTH: Minimum lot width shall be not less than one hundred thirty (13 0 ) feet . 2.5 FRONT YARD: Minimum front yard shall be fifty (50) feet from the centerline of the road except where the road is classified by the County as a Federal Aid Secondary Road, the minimum building setback requirement shall be fifty-five (55) feet from the centerline of said road. 2.6 SIDE .YARD: Minimum side yard shall be not less than ten'!:(10) feet. SECTION 3. The following uses subject to securing a Use Permit in each case: a. Public and quasi-public uses, including churches. b. Hospitals, parks and playgrounds, schools and public utility buildings. SECT TON 4. All uses of land within the district not specifically authorized and permitted in Sections 2 and 3 are prohibited. SECTION 5. Tn compliance with the pravisions of said Zoning Enabling Ordinance, the same is hereby amended by adding this Ordinance in full. SECTION 6. The penalties for the violation of the Zoning ', hereby ir-posed within the district shall be as provided in the --3 - 1 2 3 4 5 6 7. 8 9 10 11 12 13 14 15 16 17 18 19 20 21 22 23 24. 23 26 Zoning Enabling ordinance, Tn compliance with the Provisions of Ithe Coning Enabling Ordinance, this Ordinance shall from and after its effective date become a supplement to and part of the Zoning Enabling Ordinance. SECTION 7. This Ordinance shall be azzd it is hereby de- Glared to be in full force and effect from and after. thirty (30) days after the date of its passage; and before the expiration of fifteen (15) days after its passage this Ordinance shall be published once with the names of the nembers of the Board voting for and against it in the Chico Ehterprise a newspaper published in the County of Butte, State of California.
