AN ORDINANCE ZONING A PORTION OF THE COUNTY OF
BUTTE AN "N-C" (NEIGHBORHOOD-COMMERCIAL) DISTRICT,
AND ESTABLISHING REGULATIONS FOR THE USE OF LAND
AND THE CONSTRUCTION OF BUILDINGS

The Board of Supervisors of the County of Butte, State of
.California, under and pursuant to Ordinance No. 47'5 of said County
being the Zoning Enabling Ordinance as amended, DO ORDAIN as
..follows:
SECTION 1. The hereinafter described area situate in the
County of Butte, State of California, sha11 be and it is hereby
zoned as an "N-C" (Neighborhood-Commercial) District and such area
:shall be subject to the restrictions and restricted uses and
regulations hereinafter specified and provided.
A portion of the south half of Sec. 19, T22N, R4E,
MDB&M, described as:
Beginning at the intersection of Pentz-Magalia Hwy.
and the north right-of-way line of Stearns Rd.;
thence west along said north right-of-way line 284.83
ft.; thence north, 399.06 ft.; thence east to Pentz-
Magalia Hwy. centerline; thence south, 3.46 ft.;
thence east, 406.42 ft.; thence south 385.6 ft.
to the north right-of-way line of Stearns Rd.; thence
west, 352.35 ft. along said north right-of-way
line to the point of beginning.
A portion of the north. half of Sec. 30, T221~, R4E,
MDB &M, described as beginnf.rig_at.the intersection
of the south right-of-way. 3.ine _=°of ~ s~earns Rd, with
the east rightrof-way lime of Pentz-Magalia Hwy.;
thence east 317'.26 ft.; thence S 15° 42' S6" E,
220 ft. ; thence S (9+9° ~.2' 35" -E, - 204 .04 ft. ; thence
S 89° 15' W, 360.2, ft. tv the east right-of-way
line of Pentz-Magalia Hwy.; thence west to the
west right-of-w2Ey line of Pentz-Magalia Hwy.., thence
N 05° 08' W along said west right-of-way to a point
located 230 ft. south of the south right-of-way of
Stearns Rd.; thence N 88° 45:'.35": W, 162.02 ft.;
thence N 08° 11' 10" E, 221.99.ft. to Stearns Rd.;
thence .east along the south right-of way of Stearns
Rd. to .the paint of beginning:

SECTION 2. The following regulations shall apply in an
"N--C" (Neighborhood-Commercial) Dastriet:
2.1 USES PERMITTED SHALL BE LIMITED TO THE FOLLOWING:
a. Food stores, drug store, hardware stores, variety
stores, jewelry stores, book stores, ~.auadry services,
and sim~.lar personal services.
b. Professional offices.
2.2 OFF STREET PARKING REQUIREMENTS;
The area for off-street parking shall be not less
than two (2) square feet for each square foot of
gross floor space.
2.3 OTHER REQUIREMENTS:
a. Copies of the site plan for the development shall
be submitted and approved by the Public Works
Department, Health Department, and the Planning
Comm~.s si on .
b. On any boundary line which is a common property line
with property classified far uses in the "R" cote -
gory, a wall or view-obscuring fence not less than
five (5) feet or more than six (b) feet in height
shall be installed and maintained for screen pur-
poses and controlling trespass; except where the
wall of a building is vn such common property line,
no separate wall or fence need be installed along
the portion of the property line occupied by the
wall or the building.

street, except where the road is classified by
the County as a Federal. Aid Secondary Road the

SECTION 3. All uses of land within the District not
specifically authorized and permitted under Section 2, are
~ prohibited ,
SECTION 4 . Ins. compliance with the provisions of the Zon-
'ing Enabling Ordinance the same is hereby amended by adding this
'ordinance in full,
SECTION 5. The penalties for the violation of the zoning
~hex~eby imposed within the district shall be as provided in the
'honing Enabling Ordinance,
SECTION ~. This Ordinance shall be and it is hereby de-
clared to be in full force and effect from and after thirty {30)
days after the date of its passage; and before the expiration
of fifteen {15) days after its passage this Ordinance shall. be
published once with the names of the members of the Board voting
for and against it in the Paradzse Post , a newspaper
published in the County of Butte, State of California.
