The Board of Supervisors of the County of Butte,, State of
.California under and pursuant to Ordinance No. 475, as amended,
and declar~.ng an emergency, DO ORDAIN, as follows:
SECTION 1. The hereinafter described area situated in the
County of Butte, State of California, shall be and it is hereby
zoned as an "S-2" (Suburban Residential) District for a period
of 120 days, and such area shall be subject to the
.restrictions and restricted uses and regulations hereinafter
specified and provided. Said area so zoned being located north=.
east of Chico and described as follows:
Beginning at a point in Manzanita Ave., said point
located 300 ft. east of the centerline intersection
of Longfellow Ave. and Manzanita Ave.; thence
easterly along Manzanita Ave. to a paint located
289.92 ft. west of the southeast corner of Lot 11,
"Bidwell 18th Sub" per map of record in Map Book
7 on Page 26; thence north parallel with the east
line of said Lot 11, 421 ft.; thence east along
the north line of said Lot 11., 250.44 ft. to the
northeast corner of said Lot 11; thence south along
the east line of said Lot 11 to Manzanita Ave.;
thence easterly along Manzanita Ave. to Cactus Ave.;
thence north along Cactus Ave. to a point located
650 ft. north of the centerline of East Ave.;
thence west, parallel with and 650 ft, north of
East Ave. to Floral Ave.; thence north on F T~oral
Ave. to Lupin Ave.; thence west on Lupin Ave. to
the southeast corner of Lot 17 of "Bidwell 17th
Sub" per map of record in Map Book 7 on Page 57;
thence narth to the northeast corner of said Lot
17; thence west along the north line of Lot 17 &
Lot 16 to the southeast corner of Lot 2 of said
"Bidwell 17th-Sub".,'thence north to the northeast
corner of said Lot 2; thence west along the north
line of sa~d:~~Lot 2 to Cohasset Rd. ; thence north
along Cohasset Rd. to Sycamore Creek~ythence east-
erly along Sycamore Creek to Sycamore Creek
Diversion Channel; thence southeasterly along
Sycamore Diversion Channel to Wildwood Drive;
thence westerly along Wildwood Drive to East Ave.;
thence easterly along East Ave. to Lindo Channel;

300 ft. east of Longfellow Ave. thence North

3. Containing 1160 acres, mere or less.
4 SECTION 2. Regulations .far an "S--2." District. The
5"following regulations shall. apply in an "S-2" District:
6 2.1 USES PERMITTED:
7 a. Single-f amity dwellings, not includ~.ng tents or
8 mobile homes.
9 b. Accessory buildings pertinent to the permitted uses.
10 2.2 Agricultural uses, except livestock, subject to the
II following requirements;
12 a. For each horse or head of cattle over one year of
13' age, eight thousand one hundred twenty-five (8,125}
34 square feet.
15 b. For each head of swine over ten (10) weeks of age,
16 eight thousand one hundred twenty--five (8,1.25)
17 square feet.
18 c. For each head of sheep or goats, two thousand
19 (2,,000} square feet.
20 2,.3 LOT AREA:
2Z ~. Minimum required area of a lot per dwelling unit
22 shall not be less than one (1} acre;.
23 2.4 LOT WIDTH:
~ Minimum lot width shall be not less than one hundred
~ thirty (130) feet.
26 2.5 FRONT YARD:

Minimum front yard shall be fifty (50? feet from
the centerline of the road except where the road is classified
by the County as a Federal Aid Secondary Rvad, the mznimum
.building setback requirement shall be fifty-five [55} feet from
the centerline of said road.
2.6 SIDE YARD:
Minimum side yard shall be not less than ten (14)
feet ,
SECTION 3. The following uses subject to securing a Use
Permit in each cases
a. Public and quasi-public uses; including churches.
b. Hospitals, parks and playgrounds, schools and public
utility buildings.
SECTION ~. All uses of land within the district not
specifically authorized and permitted in Sections 2 and 3 are
jprohibited.
SECTION 5. In compliance with the provisions of said
Zoning Enabling Ordinance, the same is hereby amended by adding
this Ordinance in full.
SECTTON.6. The penalties for the violation of the zoning
hereby imposed within the district shall be as provided in the
Zoning Enabling Ordinance. Tn compliance with the provisions of
the Zoning Enabling Ordinance, this Ordinance sha11 from and
after its effective date become a supplement to and part of the
Zoning Enabling Ordinance.
SECTION 7. This urgency ordinance shall take effect

immediately upon its:p~~sage, and before the expiration of fifteen
(i5) clays after its passage sha11 be published once with the
names of all members of the Board of Supervisors voting for and
against the same in the Chico Enterprise -- -._-' a newspaper
in general circulat~.on in the County of Butte, State of California.
The facts constituting the urgency on which this Ordinance is
based area:
1. To a11ow time for completion of the comprehensive
(zoning study for the area ,which is in progress.
2, The Planning Commission is considering rezoning o~
the subject area into zoning districts more restrictive than the
!existing district.
3. This urgency ordinance is necessary to preserve the
.public health, safety and welfare in the subject area until said
;rezoning to "S-2" xs de tided.
PA55ED AND ADOPTED by the Board of Supervisors of the
County of Butte. State of California`, on the 28th day of
August, 1973, by the following vote:
