AN INTERIM ORDINANCE ZONING A PORTION OF THE COUNTY
OF BUTTE AN "S-2" (SUBURBAN RESIDENTIAL) DISTRICT
1~ The Board of Supervisors of the County of Butte, State of
2 California under and pursuant to Ordinance No, 475, as amended,
3 and declaring an emergency, DO ORDAxN, as follows:
4 SECTION 1. The hereinafter described area situated in the
5 County of Butte, State of California, shall be and it is hereby
6 zoned as an "S-2" (Suburban Residential) District for a period
7 of 120 days, and such area shall be subsject to the restrictions
8 and restricted uses and regulations hereinafter specified and
9 provided. Said area so zoned being Located west' of::Chco-:a.nd
10 described as:
11 Beginning at the SW corner of Lot 1 of"Oak Manor
Sub" as recorded in map of record in Book 35 on
12 Page 45 in the Off ice of the Butte County Recorder;
thence north along the westerly Tine of said Lot 1
13 to the NW corner of said Lvt 1, also being on the
centerline of Big Chico Creek; thence westerly along
14 the centerline of Big Chico Greek to the NW corner of
Lot 26 of the!'Morehead Ranch Sub? ~~9.2" as recorded in
15 map of record Book 10, Pages 8 & 9, in the Office of
the Butte County Recorder; thence south along the
16 west line o~ said Lot 26 to the SW corner of said
Lot 26, also being oa'`the~:north. right-of.=way line
17 of Oak Park Ave.; thence easterly along said right-
of -way line to the point of beginning. Containing
18 92 acres, more or less.
19 SECTION 2. Regulations for an "S-2" District: The
20 fol~.owing regulations shall apply in an "S-2" District:
21 2 . ]. USES PERMITTED :
22 a. Single-family dwellings, not including tents or
23 mobile homes.
24 b. Accessory buildings pertinent to the permitted uses.
~ 2.2 Agricultural uses, except livestock, subject to the
28 fallowing requirements:
1 a. For each horse or head of cattle over one year of
2 age, eight thousand one hundred twenty--five (8,125)
3. square feet.
4 b. For each head of swine over ten (10) weeks of age,
5 eight thousand one hundred twenty-five (8,125)
B square feet.
7 c. For each head of sheep or goats, two thousand
8 (2,004) square feet.
9 2 .3 LOT AREA
14 Minimum required area of a lot per dwelling unit
I1 shall not be less than one (1} acre.
12 2.4 LOT WIDTH:
13 Minimum lot width shall be not ~.ess than one hundred
34 thirty (130} feet.
35 2 .5 FRONT YARD
18 Minimum front yard sha11 be fifty (50} feet frown the
17 centerline of the road except where the road is
18 classified by the County as a Federal Aid Secondary
I9 Road, the minimum building setback requirement shall
20 be fifty-five (55} feet from the centerline of said
2I road.
2'~ 2.6 SIDE YARD:
23 Minimum side yard shall be not less than ten (l0}
24 feet. .
~ SECTION 3. The following uses subject to securing a Use
26 Permit in each case:

1 a. Public and quasi-public uses, including churches.
2 ~ b. Hospitals, parks and playgrounds, schools and public
3 utility buildings.
4 SECTION 4. All uses of land within the district not
6 specifically authorized and permitted in Sections 2 and ~ are
8 prohibited.
7 SECTION 5. Tn compliance with the provisions of said
8 Zoning Enabling Ordinance, the same is hereby amended by adding
9 this Ordinance in full.
1Q SECTION 6. The penalties for the violation of the zoning
~.~. hereby imposed within the district shah be as provided in the
12 Zoning Enabling Ordinance. In compliance with the provisions of
13 the Zoning Enabling Ordinance, this Ordinance shall from and
14 after its effective date become a supplement to and part of the
15 Zoning Enabling Ordinance.
16 SECTION 7. This urgency ordinance sha11 take effect
17 immediately upon its passage, and before- the expiration of fifteen
18 t15) days after its passage shall be published once with the
19 names of all members of the Board of Supervisors voting for and

22 The facts constituting-the urgency on which this Ordinance is
23 .based are:
24 1. To allow time for completion of a comprehensive
~ zoning study for the west Chico area.

PASSED AND ADOPTED by the Board of Supervisors of the
County of Butte, State of California, on the 18th day of
September, 1973, by the following vote:
AYES: Supervisors Cameron, Gilman, Ladd Madigan and Chairman McKi=
NOES: None
ABSENT: None ~
