The Board of Supervisors of the County of Butte, State of
California under and pursuant to Ordinance No. 475, as amended,
and declaring an emergency, DO ORDAIN, as follows.
SECTION 1. The. hereinafter described area situated in the
County of Butte, State of California, shall be and it is hereby
`zoned as an "S-2° (Suburban Residential) District for a neriorl of

~' Said area so zoned being located northeast of Chico and

Beginning at a point in ~~anzanita Ave . , said point
located 300 ft, east of the centerline intersection
of Longfellow Ave. and Manzanita Ave,; thence
easterly along Manzanita Ave, to a point located
29.92 ft. west of the southeast corner of Lot ll,
"Bidwell 18th Sub" per map of record in Map Book
7 on Page 26; thence north parallel T~rith the east
line of said Lot 11, 421 ft.; thence east along
the north line of said Lot 11, 250.44 ft. to the
.. northeast corner of said Lot 11; thence south along
the east line of said Lot ll to Manzanita Ave.;
thence easterly along Manzanita Ave. to Cactus Ave.;
thence north along Cactus Ave. to a paint located
660 ft. north of the centerline of East Ave.;
thence west, parallel with and 660 ft. north of
East Ave. to Floral Ave.; thence north on Floral

SECTION 2 . ,Regulations for an " 5--2 " Dis trio . The
following regulations shall apply in an "S-2" District;
2 . l USES PER*RITTED
a. Single-~farnily dwellings, not includ~.ng tente or
mobile homes.
3~. Accessory buildings pertinent to the permitted asps.
2.2 Agricultural uses, except livestock, subject to the
following requirements:
a. For each horse or head of cattle over ane year of
age, eight thousand one hundred twenty-five (8,125)
~. square feet.
b. For each head of swine over ten (10) weeks of age,
eight thousand one hundred twenty-five (8,125}
square feet.
c. For each head of sheep or goats, two thousand
(2,00(3) square feet.
2.3 LOT AREA:
Minimum required area of a lot ner dwelling unit
shall not be less than one (1) acre .
2.4 LOT WIDTH;
Minimum lot .width shall be not less than one hundred
thirty (130) feet.

Minimum front yard shall be fifty (50} feet from the
centerline of the road except where the road is clas-
sified by the County as a Federal Aid Secondary Road,
the minimum building setback requirement sha11 be
fifty-five C55} feet from the centerline of the road.
2.6 SIDE YARD:
Minimum side yard shall be not less than ten Elo}
feet.
SECTION 3. The followina uses subiect to securing a Use
`Permit in each case:
a. Public and quasi-public uses, including churches.
b. Hospitals, parks and playgrounds, schools and public
utility buildings.
SECTION ~. All uses of land within the district not
;specifically authorized and permitted in Sections 2 and 3 are
prohibited.
SECTION 5. In compliance with the provisions of said
Zoning Enabling Ordinance, the same is hereby amended by adding
this Ordinance in full.
SECTION 6. The penalties for the violation of the zoning
hereby imposed within the district shall be as provided in the
Zoning Enabling Ordinance. In compliance with the provisions of
`the Zoning Enabling Ordinance, tizis Ordinance shall from and
after its effective date become a supplement to and part of the
Zoning Enabling Ordinance.
SECTION 7, This urgency ordinance shall take effect

~I immediately upon its passage, and before the expiration of fifteen
x(15) days after its passage shall be published once with the
'names of all members of the Board of Supervisors voting for and
against the same in the Chico Ente rise-Record , a newspaper
in general circulation in the County of Butte, State of California
The facts constituting the urgency on which this ordinance is
based are:
1. To allow time for completion of the comprehensive
zoning study for the area which is in progress.
2. The Planning Commission is considering rezoning of
the subject area into zoning districts more restrictive than the
existing district.
3. This urgency ordinance is necessary to preserve the
public health, safety and welfare in the subject area until said
rezoning to "5 --2 " is decided .
PASSED AND ADOPTED by the Board of Su~~~visor of the
County of Butte, State of California, on the lgth day of
Ilecemher 19 7 3 by the following vote :
