AN ORDINANCE ZONING A PORTION OF T~iE COUNTY OF BUTTE, STATE OF CALIFORNIA, AN "RT-1" (MINIMU%~s- DENSTTY RESIDENTIAL-TRAILER) DISTRICT 1 3 4 5 8 7 8 s 10 3.1 12 13 14 15 1B 3.7 18 19 20 2I 22 23 24 2~ 28 The Board of Supervisors of the County of Butte, State of California, under and pursuant to Ordinance No. 475 of said County, being the Zoning Enabling Ordinance of said County, as amended, DOES ORDAIN as follows: SECTION 1. The hereinafter described area, situated in the County of Butte,State of California, shall be and it is hereby zoned as an "RT-1" (~.inimum-Density Residential--Trailer) District, and such area shall be subject to the restrictions and restricted uses and regulations hereinafter specif ied and pro- ', vided. Said area so zoned being located near Oroville, California moan particularly described as follows: A portion of the W z of Sec 7, T19N R5E IV1DB &~1, more particularly described as failows: PARCEL I Beginning at the point designated as Orv-131 on the easterly line of the parcel shown in that certain Record of Survey recorded February 9, 1970, in Book 33 of Maps, at Page 72, Butte County Official Records; thence leaving said easterly line S 89° 14' Ol" W, 373.85 ft. to the west line of above said Sec 7; thence S 0° 45' 59" E along said line 775.39 ft. to the inl4 corner of said Sec 7; thence S 1° Ol' 04" E along said line 199.23 ft. to the southerly Tine of the above said Record of Survey~;.thence S 7l° l0' 28" E, 114.04 ft.; thence S 75° 51' 28" E, 1.23.78 ft.; thence S 74 ° 38' 2$" E, 135 .68 ft.; thence N 35° 24' 10" E, 372.70 ft .; thence N 2° 4$' 30" E, 410.22 ft.; thence N 32 ° 2$' 44" 6V, 437 .38 ft, to the point of beginning. Containing 4 acres, mare or less. SECTION 2. The following regulations shall apply in an "RT-1" {Minimum--DenSi~ty Residential-Trailer} District: 2.1 USES PERMITTED. a. Single-Family dwellings. b. Mobile Homes to house one family, when such Mobile home is the only housing facility located on the premises, provided the following conditions are conformed to: 1. The floor area within the Mobile Home sha11 not be less than 500 square feet. 2. All sanitary facilities shall conform to the State Statutes and regulations and to local requirements of the Health Department; and 3. Accessory Buildings pertinent to the permitted uses. d. Household pets, but not including livestock, poultry or poisonous reptiles. 2 .2 LOT AREA REQUIRED Minimum lot area of a lot per dwelling unit or a Mobile Home unit shall be no less than eight thousand one hundred and twenty--five (8,125) square feet excepting where public sewage disposal service is provided, a minimum of six thousand five hundred (6,500) square feet may be allowed for inside lots with a minimum of seven thousand, five hundred (7,500) square feet for corner lots. 2.3 LOT WIDTH REQUIRED: Minimum lot width shall not be less than sixty--.five (65) feet. 2.4 FRONT YARD REQUIRED: Minimum front yard shall be fifty (50) feet from the centerline of the road, except where the road is classified by the County as a Federal Aid Secondary Road the minimum building setback requirement shall be fifty-five (55) feat from thy: centerline of the road , 2.5 SIDE YARD REQUIRED: Minimum side yard shall not be less than five (5} feet. --4- 1 2 3 4 5 8' 71 8 9 10 11 12 13 I4 15 16 17 18 19 2v 21 22 23 24 23 2B 2.6 THE FOLLOWING USES SUBJECT TO SECURING A USE PERZdTT IN EACTI CASE ; a. Galf courses and country clubs. b. Public and quasi--public uses ~.ncluding churches, firehouses, hospitals, parks and playgrounds, schools, and public utility buildings. SECTION 3. All uses of land within the district not specif ically authorized and permitted in Section 2 are prohibited. SECTXOiv 4. Tn compliance with the provisions of the Zoning Enabling Ordinance, the same is hereby amended by adding this Ordinance in full. SECTION 5. The penalties for the violation of the Zoning hereby unposed within the district shall be as provided in the Zoning Enabling Ordinance. In compliance with the provisions of i, the Zoning Enabling Ordinance, this Ordinance shall from and after its effective date become a supplement to and part of the Zoning Enabling Ordinance:. SECTION 6. This ordinance shall be and it is hereby declared to be in full force and effect from and after thirty (30) days after the date of its passage, and before the expiration of fifteen {15} days after its passage, this ordinance shall be pub- lished once with the names of the members of the Board of Super- visors voting for and against the same in the Oroville Mercury , a newspaper published in the County of Butte, State of California.
